Flats in Sector 65 Gurgaon are priced at about Rs 18,500 to Rs 26,000 per sq ft on one portal's 2026 reading, with an average near Rs 20,000. The sector sits on Golf Course Extension Road and its housing is mostly M3M and Emaar: M3M Skycity, M3M Heights and the M3M Golf Estate, Emaar's Emerald Floors Premier and Emerald Estate, and two registered projects still under construction.

The project decides the price more than the sector does. A 2 BHK in M3M Skycity starts at about Rs 2.33 crore, a 3 BHK in Emerald Floors Premier at about Rs 3.1 crore, and the Golf Estate at about Rs 5.31 crore.

The readings agree on a middle of about Rs 19,750 to Rs 20,100 a foot. This site's own pages, priced between 26 and 30 September, quoted the sector at Rs 19,900 to Rs 22,200 depending on the portal, which is the same picture. The first portal also prints a society table with M3M Golf Estate at Rs 25,000, Emerald Floors Premier at Rs 19,100 and Emerald Estate at Rs 18,600; those three figures are where this page's old numbers came from, and the listings below test each of them.

Projects in Sector 65 Gurgaon, project by project

M3M Skycity, Sector 65, has 59-plus flats for resale on one portal. Its project page starts 2 BHKs at Rs 2.33 crore to Rs 2.42 crore and 3 BHKs at Rs 3.38 crore to Rs 3.80 crore, and one 2 BHK resale asks about Rs 2.55 crore. If the 2 BHK is the 1,358 sq ft plan on this site's M3M Skycity page, the opening ask is about Rs 17,160 a foot.

M3M Heights, Sector 65 Gurgaon, is priced on our M3M Heights page at about Rs 2.34 crore to Rs 3.79 crore on resale, near Rs 18,590 a foot, with a 1,828 sq ft 3 BHK at Rs 3.4 crore. The old figure this page gave for Skycity and Heights together, a band starting above Rs 4 crore, was not found in any listing and has gone.

Emaar Emerald Floors Premier is a low-rise floors product that the portals list as flats. It has 207-plus resale listings: a 1,600 sq ft 3 BHK at Rs 3.10 crore (Rs 19,375 a foot) and Rs 3.26 crore (Rs 20,375), a 1,650 sq ft unit at Rs 3.15 crore (Rs 19,091), furnished units from Rs 3.05 crore, and a project range of Rs 3.10 crore to Rs 3.83 crore. Emaar Emerald Estate sits at a median of about Rs 18,600 a foot against the sector's Rs 20,100 on one portal. On the 1,350 to 1,395 sq ft 3 BHKs listed on our Emerald Estate page, that median is about Rs 2.51 crore to Rs 2.59 crore. A listing site's Rs 2.25 crore to Rs 2.55 crore for 2 and 3 BHKs fits the same range. One older ask of Rs 1.25 crore for 1,350 sq ft, about Rs 9,259 a foot, still turns up in searches; it is half the median and should be treated as stale.

M3M Golf Estate, Sector 65 Gurgaon, is priced in full on our M3M Golf Estate page, which on 26 September worked from a resale average of about Rs 23,450 a foot and an entry ask of Rs 5.31 crore. A portal read on 1 October puts the estate's median at about Rs 25,000, with 3 BHKs near Rs 22,971 and 4 BHKs near Rs 29,459 a foot, and one review gives resales of Rs 5.58 crore to Rs 22 crore and more. The estate is several separately branded towers, so the rate depends on which one; our Golf Estate resale page sorts them.

Two projects are still being built. M3M Altitude, inside the Golf Estate, is registered as GGM/821/553/2024/48 and starts at Rs 8 crore, with standard suites at about Rs 24,000 to Rs 27,000 a foot. Prime Residences by Country Side Properties, registered as GGM/900/632/2025/03 and due in December 2029, sells 1,740 sq ft 3 BHK floors at Rs 2.90 crore to Rs 3.29 crore, about Rs 16,700 to Rs 18,900 a foot.

Emerald Hills and Trump Towers: two names without a fresh price

Emaar Emerald Hills, Sector 65 Gurgaon, is one of the names autocomplete offers for the sector. Our Emerald Hills page holds four old resale listings, two of them 5 BHK builder floors quoting Rs 3.54 crore for 4,000 and 4,600 sq ft, under Rs 9,000 a foot. That is less than half the floor band above, so read those as stale; no fresh Emerald Hills ask came back on 1 October.

Trump Tower in Sector 65 Gurgaon is another search that lands here. None of the searches for this page returned a price, a size or a registration for it, so this page gives none; ask the seller for the tower's occupation certificate and recent registered deeds before taking any figure on trust.

Flats for rent in Sector 65 Gurgaon, and the yield

M3M Skycity rents run about Rs 62,100 to Rs 85,000 a month: 2 BHKs at Rs 59,000 to Rs 60,000, a furnished 3 BHK on the 22nd floor at Rs 83,000, and a 3 BHK at Rs 85,000 plus about Rs 7,000 maintenance. An M3M Heights 2 BHK expects about Rs 65,000 plus Rs 5,500 maintenance. One portal lists 265-plus 2 BHK flats for rent in the sector. In the Golf Estate, rents run Rs 1.8 lakh to Rs 2.5 lakh a month on this site's page.

• A Skycity 2 BHK at Rs 2.33 crore, let at Rs 60,000: Rs 7.2 lakh a year, or 3.09% gross.
• A Skycity 3 BHK at Rs 3.38 crore, let at Rs 85,000: Rs 10.2 lakh a year, or 3.02%.
• A Golf Estate 4 BHK at Rs 11.22 crore, let at Rs 2.5 lakh: Rs 30 lakh a year, or about 2.7%.

Sector 65 Gurgaon nearest metro station, and the line that is only planned

There is no metro on Golf Course Extension Road today. The nearest station is Sector 55-56 on the Rapid Metro, about 4.12 km away on one transit guide and 7.3 km on another, depending on where in the sector you start. A Sector 56 to Pachgaon line along Golf Course Extension Road has a finalised project report from the Haryana Mass Rapid Transport Corporation: 35.2 km and 28 stations, at an estimated Rs 10,428 crore on one report and Rs 8,500 crore on another. It still needs the state's approval and clearances, and no source gives a Sector 65 station or an opening date, so do not price a flat on it yet.

Sector 65 is several markets on one road. A ready 2 BHK in M3M Skycity or M3M Heights costs about Rs 2.33 crore to Rs 2.42 crore, a 3 BHK in Emerald Floors Premier about Rs 3.1 crore, and the Golf Estate starts near Rs 5.31 crore, which is why one portal's band runs from Rs 18,500 to Rs 26,000 a foot. Skycity rents return about 3% gross, above the 1.9% to 2.8% worked out on this site's Sector 56 and 57 pages. The weak point is transport: the metro line is a project report, not a construction site.

In short: Branded ready flats from about Rs 2.33 crore. Price the project's own resale listings, not the sector average, and do not pay for the metro yet.

Duty on three Sector 65 tickets, and the collector rate

Haryana's stamp duty is 7% in a man's name, 5% in a woman's and 6% jointly, plus a registration fee capped at Rs 50,000 from Rs 90 lakh up:

• An M3M Skycity 2 BHK at Rs 2.33 crore. Duty is Rs 16.31 lakh for a man, Rs 11.65 lakh for a woman, or Rs 13.98 lakh jointly.
• An Emerald Floors Premier 3 BHK of 1,600 sq ft at Rs 3.10 crore. Duty is Rs 21.7 lakh, Rs 15.5 lakh or Rs 18.6 lakh.
• An M3M Golf Estate flat at Rs 5.31 crore. Duty is Rs 37.17 lakh, Rs 26.55 lakh or Rs 31.86 lakh, a Rs 10.62 lakh gap between a man's name and a woman's.
• What the rate becomes on carpet. If the 1,600 sq ft is super area with a 30% loading, it is about 1,231 sq ft of carpet, and Rs 3.10 crore is about Rs 25,190 per sq ft of floor you can stand on.

Duty is charged on the higher of the deed value and the collector rate, so a lower figure in the deed saves nothing. Collector-rate pages list Rs 6,950 per sq ft for flats in group housing colonies in Sectors 62, 65, 66, 69, 70, 70A, 71 and 72 for 2026-27, up 10% from Rs 6,300. One page calls the figure proposed and another says the revised rates took effect on 1 April 2026, so confirm it against the final schedule on this site's 2026-27 collector rates page before you agree a number. On a 1,358 sq ft M3M Skycity 2 BHK that rate gives about Rs 94 lakh, against asks from Rs 2.33 crore, so duty falls on the deal price.
