DLF Aureva is DLF's first dedicated senior-living address in Gurugram — a single tower of 172 residences inside the DLF Arbour campus in Sector 63, on Golf Course Extension Road, sold only to buyers of 55 and above, with an on-site medical centre run in partnership with Medanta.

If you searched "DLF senior living", this is the project
The name is new, so most people looking for it type something else. DLF senior living Gurgaon, DLF senior living Sector 63, DLF Arbour senior living and luxury retirement homes in Gurgaon all lead to the same single tower: DLF Aureva. Three things are worth clearing up before anything else on this page.
Sector 63 or Sector 63A? Both appear in listings. The HARERA filing puts the land in the revenue estate of village Maidawas, Sector 63, on the Golf Course Extension Road stretch where DLF's Arbour campus stands. If an agent sends you a "Sector 63A" link for this project, it is the same tower.
It is not DLF Arbour, and not Arbour Phase 2. Some sites file it under those names because it sits inside the same campus. Arbour is DLF's ordinary 4 BHK development with no age rule on it; Aureva is the separate senior-living tower, with its own HARERA registration.
A senior living apartment is not an old age home and not an assisted-living facility. You buy this one and own it, the way you own any flat. An old age home or an assisted-living facility is a monthly fee for a room and care, which Gurugram has several of — we price those against this project further down, because for many families they are the better answer.
The 55+ rule is the purchase, not a footnote
A senior-living apartment is a normal freehold home with a covenant on top: the buyer, and usually at least one resident, has to be above a stated age. Every source that names an age for Aureva says 55. Three consequences follow, and none of them appear on a brochure.
Your resale market is a fraction of the sector's. A Rs 12 crore flat on Golf Course Extension Road normally competes for every high-end buyer in Gurugram. This one competes for high-end buyers over 55. That is a real discount on liquidity, and it is the price of everything else the project offers.
Leasing may be restricted too. Some senior communities allow rental only to eligible tenants; others allow it freely. This changes the yield case completely. Ask in writing.
Inheritance is usually fine, occupation may not be. Children can normally inherit; whether they can live there before turning 55 is a separate clause. Read it.
If those three answers come back well, the covenant is what keeps the building quiet, level-floored and staffed. If they come back badly, you are paying a Golf Course Extension Road rate for a smaller exit.
The price, and what is actually published
DLF has not put a price list in public. What is circulating is a rate and a headline figure:

The arithmetic holds together, which is a good sign. At 4,200 sq ft: 4,200 × 28,000 = Rs 11.76 crore and 4,200 × 32,000 = Rs 13.44 crore. So "from Rs 12 crore" is the bottom of that band rounded, and the Rs 13 - 15 crore figure is the same flat with GST, preferred-location charge, parking, club membership and IFMS loaded on. Nothing here contradicts anything else — unusual for a Gurugram pre-launch, and worth saying plainly.
What that does not tell you is the area basis. Rs 28,000 - 32,000 is being applied to a 4,200 sq ft number that reads as super area. Carpet on a four-per-core layout of this kind typically lands far below it. Ask for a cost sheet that prints carpet, built-up and super area on one page with the rate against each, and every charge listed separately. A per-sq-ft figure means nothing until you know which area it multiplies.
What it actually costs to own, not to book
The Rs 13 to 15 crore "all-in" figure channel partners quote covers GST, the preferred-location charge, parking, club membership and IFMS. It usually leaves out the largest single charge after the flat itself, because that one is paid years later at conveyance: stamp duty.

Two things fall out of that table and both are worth acting on.
Registering in a woman's name saves about Rs 23 lakh here — the 5 per cent rate against 7. On a flat this size the concession is worth more than most people's stamp duty on a whole house, and it is decided by whose name goes on the deed, not by anything the developer controls.
Budget the duty separately from the booking. It is paid at conveyance, which on this project is years away, and a family that has planned only to the all-in number finds a Rs 60 to 82 lakh bill waiting at the end of a seven-year plan.
Then there is the monthly cost, which nobody has published. It will run above a normal tower's, because staffing, a 29,000 sq ft club and an 8,500 sq ft medical centre are carried by 172 homes rather than the 500 a standard high-rise spreads them across. Ask for the maintenance rate per sq ft in writing, what it covers, and what the medical desk bills per use.
What you get for it
The specification reads like a hotel floor converted into homes, which is the intent: four residences per core, two-side-open layouts, dual master bedrooms so a couple and a visiting family member each get a suite, 3.4 metre floor-to-floor height, 10 x 6 ft deck balconies, a staff room, Italian marble, VRV air-conditioning, and barrier-free circulation throughout — grab bars, handrails, wheelchair-width doors and washrooms, emergency call systems, filtered air handling.
The shared side is a 29,000 sq ft club — temperature-controlled pool, spa, yoga and Pilates studios, library, indoor lounges, banquet space, badminton and pickleball, a walking trail of about 1.5 km — plus concierge and round-the-clock security. The piece that separates this from a normal luxury tower is the 8,500 sq ft medical and wellness centre operated with Medanta, on the premises, staffed. Some listings describe it as a 22-bed facility; the 8,500 sq ft figure is the one repeated most consistently. Both cannot be checked from outside, so get the operating agreement's headline terms: hours, staffing, what is included in maintenance and what is billed per use.
Location — Sector 63, and why DLF put it here
Sector 63 sits on Golf Course Extension Road, in the stretch from Sector 58 to 63 that has become the corridor's most expensive pocket. Aureva is inside the DLF Arbour campus, DLF's own 4 BHK development in the same sector, which means shared campus infrastructure and a neighbour who is already building here rather than an isolated plot.
For a senior buyer the practical reading of the location is short: Medanta at Sector 38 and Artemis at Sector 51 are close, the Extension Road connects to Golf Course Road and to Sohna Road without crossing the city, and the sector already has the retail and services that a frontier sector does not. The registration, and the number to ask for
The registration exists and it has a number: RC/REP/HARERA/GGM/1092/824/2026/64, dated 16 September 2026, issued by Haryana RERA in Gurugram to DLF Home Developers Ltd. DLF prints it on its own project communication, and it can be checked at haryanarera.gov.in.
Worth knowing because nearly every listing has it wrong: the strings circulating online — RERA-GRG-2265-2026 and RERA-GRG-PROI-2265-2026 — are references from the application stage, when HARERA had granted approval (10 August 2026) but the certificate had not been issued. They are not the registration, and a buyer who searches the portal for them will not find the project. Quote the RC/REP number instead.
Two more things on the file are worth writing down before you meet a sales team. The promoter of record is DLF Home Developers Ltd, a group company, not "DLF Limited" as the marketing reads — that is the entity your agreement will be with, and the name on the allotment letter should match the name on the certificate. And the land sits in the revenue estate of village Maidawas, inside a colony licensed as licence 123 of 2012 of about 25 acres, of which this project takes roughly 4.16875 acres. Ask for the certificate as a document and check the registration number, the sanctioned unit count, the tower height, the project area and the completion date on it against what you were shown.
The possession date on the file is 2033, not 2030
This is the one number where the paperwork and the pitch part company, and it is worth more than anything else on this page.

That is a gap of three and a half years on a seven-year build. Neither side is necessarily lying: a promoter files the outer date it is willing to be held to, and sales quotes the date it hopes to hit. But only one of them can be enforced. The completion date carried against the registration is what a delayed-possession claim is measured against, and it is the date the regulator reads when a buyer asks for interest.
So buy against 31 October 2033, and treat 2030 as an estimate until DLF writes it into the builder-buyer agreement with a grace period and a delayed-possession interest rate beside it. Three practical consequences of a 2033 date: your money sits in a construction-linked plan for seven years rather than four, so insist the plan is construction-linked and not time-linked; a home bought for a parent who needs care now is the wrong purchase at this address; and if you are planning the cash flow around a rental or a sale of your current home, plan it around the file, not the brochure.
Common concerns, answered
These are the questions families actually ask in the second meeting, once the brochure is out of the way. None of them has a comfortable answer, so here they are with the uncomfortable parts left in.
"Rs 12 crore for a home my parents may use for ten or fifteen years."
That is the right way to think about it, and it is also the argument against buying this as an investment. Treat the money as bought time in a building designed for the years when stairs, distance from a hospital and a lift that fails at 8.30 pm stop being small problems. The alternative most Gurugram families end up with is a staffed 4 BHK in an ordinary tower plus private nursing, which costs less to buy and more to run, and still leaves someone managing it from another city. What you should not do is pay this price expecting the flat to behave like the rest of Golf Course Extension Road when you sell — the covenant below is why.
"If only people over 55 can buy it, who will I sell it to?"
Somebody over 55, or their children buying for them — and that is a smaller pool than the sector's. Two things soften it and neither is a promise. Gurugram has almost no senior housing at any price, so the buyers who want this have very little else to look at, and DLF's name carries resale in this city better than most. Still, price the exit honestly: assume it takes longer to sell than a normal 4 BHK nearby, and do not count on the premium a scarce category earns until somebody has actually resold one here. Nobody has yet.
"2033 is seven years away. What do we do until then?"
Nothing about this project helps a parent who needs care now, and that is the honest answer. A seven-year build suits a family planning ahead — buying at 58 for the years after 65 — not one solving this year's problem. If the need is immediate, look at a ready flat near a hospital with home care arranged, and keep this as a separate decision. If you do buy, keep the payment plan construction-linked so your money moves as the building does, and get the possession date and the delayed-possession interest rate into the agreement rather than the brochure.
"DLF builds towers. Has it ever run a senior-living community?"
No. This is its first, and it is the part of the project with no track record behind it. The construction is familiar ground — DLF has delivered more of Gurugram than anyone. The operating side is not: who staffs the medical desk, under what contract, what happens when the Medanta arrangement comes up for renewal, who decides house rules, and what the residents' say in that is. Ask for those answers in writing before booking, and ask what happens to them if the operator changes. A senior-living building is a service as much as a structure, and the service is the half that is new here.
"What will the monthly cost be?"
Not published yet, and it will be higher than a normal tower's, because staffing, a 29,000 sq ft club and an 8,500 sq ft medical centre have to be paid for by 172 homes rather than 500. Get the maintenance rate per sq ft in writing, and get the split: what maintenance covers, what the medical centre bills per use, and what a resident pays for help that comes to the flat. Ask how the rate may be revised and by whom. A family that budgets only the purchase price is the family that gets surprised in year three.
"Can my children inherit it? Can we rent it out meanwhile?"
Inheritance is normally allowed in schemes like this; whether an heir below the eligible age can live there usually is not, and leasing is often restricted to tenants who themselves qualify. Those two clauses decide whether the flat is an asset your family can use flexibly or a home with conditions attached. DLF has not published them. Ask for the draft allotment letter and read the eligibility, transfer and leasing clauses before any money moves — not after, when the booking amount is already with the developer.
"The listings all say 2030 and the file says 2033. Who is lying?"
Probably neither. A promoter files the outer date it is willing to be held to, and sales quotes the date it hopes to hit; the gap between them is normal and this one is unusually wide. The point is not who is right, it is which date you can enforce — and that is the one on the registration. Ask DLF to write the date it is selling you into the agreement, with the grace period and the interest rate that apply if it slips. A developer confident of 2030 has no reason to refuse.

Almost nobody buys a senior-living flat without first considering the alternatives, so here they are side by side. The prices are as published or reported in September 2026, and they answer different questions — which is the point.

Read down the last column and the decision gets simpler. If a parent needs supervision this year, the monthly options are the honest answer and no purchase is — Aureva hands over in 2033. If the plan is for the years after 65 and the family wants an asset rather than a bill, then it is a purchase, and the question becomes which one: Aureva buys a bigger home, a better address and DLF's build record; Antara buys an operator that has actually run this kind of community, for roughly half the money on a different road.

Who this suits
It suits a Gurugram family already living on these corridors whose parents want to stay in the same city, in their own home, with medical help downstairs and no stairs to climb — and who can treat Rs 12 crore-plus as a lifestyle purchase rather than an appreciation bet. It suits an NRI child buying for parents who need staffed care in India without moving them to an assisted-living facility.
It does not suit a buyer whose main aim is capital gain or rental yield: the age covenant narrows the resale pool and may narrow the tenant pool as well. It does not suit anyone under 55 buying for themselves, and it does not suit a buyer who needs possession soon — the file carries 31 October 2033.
Our view
There is nothing else quite like this on Golf Course Extension Road. Gurugram's luxury market has produced dozens of towers at Rs 25,000 - 35,000 per sq ft and almost no senior housing at any price, so a DLF-built, Medanta-served, 172-home tower inside an existing DLF campus has a genuine market to itself — and the numbers published for it, unusually, agree with each other.
The honest counterweight is that the same covenant that makes the building work makes the flat harder to sell. Price it as a home you intend to use for fifteen years, not as an asset you will trade in five. Get the age clause, the leasing clause and the HARERA certificate in writing before you pay, and the rest of the decision is about whether the product suits your parents — which is a question you can answer better than any listing can.
