About M3M Golf Estate Gurgaon
M3M Golf Estate is a finished 56-acre scheme at Sector 65 on the Golf Course Extension Road: 25 towers, about 870 flats and a nine-hole executive course in the middle, launched in March 2011 and handed over between March 2017 and August 2018. This page used to describe it with one number, "about Rs 25,000 per sq ft", and build everything else on that number. The rate was a single portal's table, the smallest flat it assumed does not exist, and the rental yield it printed was worked from the wrong rents. Here is the estate re-checked against the listings on 26 September 2026.
The estate trades at about Rs 23,450 per sq ft on resale. That is the average across the resale listings on one portal; a second portal's rate table still prints Rs 25,000, and the individual asks, divided by their areas, run from Rs 20,900 to Rs 27,800. The cheapest flat on offer asks Rs 5.31 crore. A 3 BHK plus den of about 3,000 sq ft starts near Rs 7 crore, a 4 BHK of 4,010 to 4,785 sq ft asks Rs 10 crore to Rs 12 crore, and the penthouses run to Rs 33.38 crore. Nothing here is a new launch and nothing is sold by the developer: every sale is between owners.

What the old version of this page got wrong
Four things, and each of them moved the answer a buyer would take away.
- The rate. Rs 25,000 per sq ft is one table's figure. The wider set of listings averages Rs 23,450, which on a 4,785 sq ft 4 BHK is a difference of about Rs 74 lakh. Printing the higher figure as the price flattered every seller and cost every buyer who used it as a starting point.
- The smallest flat. The old card priced the estate from 2,500 sq ft at Rs 25,000, which is where its Rs 6.25 crore floor came from. The smallest plan the developer and the old unit pages name is 2,850 sq ft, and the real floor of the market is the Rs 5.31 crore ask, below the old floor rather than above it.
- The premium. The page said the estate sat 21 per cent above its sector. At Rs 23,450 against a Sector 65 average that one portal puts near Rs 20,100 and another near Rs 22,200, the premium is 6 to 17 per cent, not 21.
- The yield. The page quoted 1.4 per cent gross, dividing corridor-wide 3 BHK rents of well under a lakh a month into a Rs 7.5 crore price. The estate's own flats let for Rs 1.8 lakh to Rs 2.5 lakh a month, and the yield is 2.7 to 3 per cent. The first figure described a different building.
Where the estate sits on the Extension Road
The honest way to read a premium is in rupees on one flat. Take a 3,000 sq ft home, about the size of the estate's 3 BHK plus den, and price it at each of the rates the corridor offers:
| Where | Rate per sq ft | 3,000 sq ft at that rate |
|---|---|---|
| M3M Golf Estate, resale average | About Rs 23,450 | Rs 7.04 Cr |
| M3M Heights, across Sector 65 | About Rs 21,200 | Rs 6.36 Cr |
| Sector 65 average, one portal | About Rs 20,100 | Rs 6.03 Cr |
| Golf Course Extension Road average | About Rs 18,900 | Rs 5.67 Cr |
| Emaar Emerald Estate, Sector 65 | About Rs 18,600 | Rs 5.58 Cr |
| Sector 67 average | About Rs 16,300 | Rs 4.89 Cr |
The gap between the top and bottom rows is Rs 2.15 crore on the same size of home, four kilometres apart on the same road. The gap to Emerald Estate, in the same sector, is Rs 1.46 crore. That money buys three things a buyer can name: the course and about 45 acres of open ground inside the gate, flat sizes nobody else on the road builds, and the depth of a market with well over 170 flats for sale and more than 210 to let at any one time, which is what makes a flat here quick to sell or let. It does not buy a metro station, because the corridor has none; the nearest rail is the Rapid Metro at Sector 55-56, a drive from every sector on the road.
The comparison with M3M Heights is the one most buyers make, because the developer built both in the same sector. Heights sells 2 and 3 BHK flats under 2,050 sq ft at about Rs 21,200 per sq ft, so it enters near Rs 2 crore. The estate starts where Heights stops. The rest of the sector's stock is on the Sector 65 flats page, and the cheaper end of the road on the Sector 67 page.
The ladder inside the estate
An average across 25 towers hides a lot. The blocks run from stilt plus six floors to stilt plus forty, the course is visible from some flats and not from others, and the portals split the estate into Fairway East and Fairway West, which were delivered about a year and a half apart. One portal's median for the West side, which carries most of the listings, is near Rs 24,200 per sq ft, and its two East-side listings sit near Rs 26,600. The lowest rate in the set was an unfurnished 4,785 sq ft 4 BHK at Rs 10 crore; the same size, semi-furnished and facing the course, was asking Rs 11.96 crore. That Rs 1.96 crore is the view and the furniture, and it is why a buyer should compare flats rather than compare the estate with its neighbours.
One more trap in the listings: a portal range for the estate starts at 2,124 sq ft. No live listing we read was that small, the developer's own range starts at about 2,850 sq ft, and a figure that low probably comes from a carpet area or another building entered under the estate's name. Price nothing on it.
What "M3M Golf Estate" covers, and what this page covers. The name is used as an umbrella. Listings file seven separately branded developments under it: Fairway West, St Andrews, Altitude, Latitude, Polo Suites, SkySuites and Panorama Suites. Across all of them, flats run from about Rs 2.98 crore to about Rs 18.28 crore, and floor areas from about 1,395 to 3,747 sq ft. The figures on this page describe the original Fairway towers, which is where most of the resale listings sit. If a listing carries the estate's name and a size or price outside the ladder above, it is probably one of the other six. Start at the resale page for the estate, which sets out the components, and name yours before you discuss price.
The rent, and what is left of it
The estate lets for the highest rents in Sector 65. A 3 BHK was listed at Rs 1.8 lakh to Rs 2.45 lakh a month and a semi-furnished 4,785 sq ft 4 BHK at Rs 2.5 lakh. Against the price, the 4 BHK earns Rs 30 lakh a year on about Rs 11.22 crore, a 2.7 per cent gross yield; a 3,112 sq ft 3 BHK asking Rs 7.99 crore and let at Rs 2 lakh earns Rs 24 lakh, or 3 per cent.
Now take the costs out. Maintenance in the estate is quoted at Rs 4.5 to Rs 5 per sq ft a month, which on 4,785 sq ft is about Rs 21,500 to Rs 23,900 a month, or Rs 2.6 lakh to Rs 2.9 lakh a year if the owner pays it. Allow one month empty between tenants, another Rs 2.5 lakh. What is left is about Rs 24.6 lakh on Rs 11.22 crore, or 2.2 per cent. That is better than most finished towers on the road, and it is still a home rather than an income. The corridor's wider rental picture is on the Extension Road rent page.
What owning at M3M Golf Estate Gurgaon costs beyond the price
At these tickets the one-off costs are large enough to change the decision, so work them out before the offer.
- Stamp duty. Haryana charges 7 per cent for a male buyer inside municipal limits, 5 per cent for a female buyer and 6 per cent jointly, plus a registration fee capped at Rs 50,000. On a Rs 7.04 crore 3 BHK that is Rs 49.3 lakh in a man's name and Rs 35.2 lakh in a woman's. On a Rs 11.22 crore 4 BHK it is Rs 78.5 lakh against Rs 56.1 lakh, a Rs 22.4 lakh difference for the name on the deed. The detail is on the registration charges page.
- The transfer charge. The developer or its maintenance company levies a transfer charge when a flat changes hands in the estate. No listing we read printed the current figure, which is exactly why it has to be asked for in writing before the token, along with who pays it.
- Maintenance arrears. On a 4,000 sq ft flat a year of unpaid maintenance is over Rs 2 lakh, and it follows the flat. Get a no-dues letter from the society.
- The carpet rate. Rs 23,450 is quoted on super area. If the carpet is about 70 per cent of the super area, you are paying about Rs 33,500 for each sq ft you can stand on. Ask for the carpet figure and divide it yourself before comparing two towers.
- No GST on a completed flat with its occupation certificate, and 1 per cent TDS on anything above Rs 50 lakh, which is every flat here.
What the developer publishes
M3M's own page describes the estate as a golf-resort scheme of 56 acres with about 45 acres open, high-rise and mid-rise towers designed by ARCOP around a nine-hole executive course, and a clubhouse of about 1.2 lakh sq ft. One listing credits the course design to Golf Plan, a US firm. The developer calls the estate ready to move and prints no price. The "from Rs 4.19 crore" that several channel-partner pages carry is a launch-era figure; at today's rate it buys about 1,790 sq ft, and nothing in the estate is that small.
The registration printed on the listings is HRERA 660/2017/307. One portal attaches it to Fairway West, another to Phase 1, and both fit a scheme launched in 2011 whose later towers were still being finished when the Haryana authority opened in 2017. One channel-partner page prints GGM/688/420/2023/32, which is the number printed for M3M Heights; treat that as a paste error. For a flat eight years past possession the occupation certificate for the tower and the seller's conveyance deed matter more than either number, and the rules are on the Haryana RERA guide.
Who this suits, and who it does not
It suits a family that wants a 3,000 to 5,000 sq ft flat with open ground and a course at the door, in a society that has run for eight years, and has Rs 7 crore to Rs 12 crore for it. It suits a buyer who expects to sell inside ten years, because the resale market here is the deepest in the sector. It does not suit anyone shopping on the old card's figures, and it does not suit an investor: 2.2 per cent after costs, in a sector whose rates moved about 1.5 per cent in the past year after doubling in five, is a slow way to hold Rs 11 crore. A buyer who wants the same developer's golf address at a lower ticket should read the M3M Golf Hills resale page for Sector 79, which is a different project despite once sharing the name.
Before you pay anything
- Which tower and which side. Fairway East or Fairway West, six floors or forty, course view or road view. The ladder runs from Rs 20,900 to Rs 27,800 per sq ft and the tower explains most of it.
- The transfer charge and the no-dues letter, both in writing, with who pays the charge named in the agreement.
- The occupation certificate for that tower and the seller's conveyance deed.
- The area on the deed, super and carpet, and the rate against each.
- The rent the flat has earned, from a bank statement, if the seller let it.
Frequently asked questions
What is the price of M3M Golf Estate Gurgaon?
About Rs 23,450 per sq ft on the resale listings read on 26 September 2026, with individual asks from Rs 20,900 to Rs 27,800 per sq ft. The cheapest flat on offer asks Rs 5.31 crore, a 3 BHK plus den of about 3,000 sq ft starts near Rs 7 crore, a 4 BHK of 4,010 to 4,785 sq ft asks Rs 10 crore to Rs 12 crore, and the penthouses reach Rs 33.38 crore. Every sale is between owners; the developer has nothing left to sell.
Is Rs 25,000 per sq ft the right rate for M3M Golf Estate?
It is one portal's table, not the market. Across the wider set of resale listings the estate averages about Rs 23,450 per sq ft, and a course-facing flat in a tall tower can still ask Rs 25,000 or more. On a 4,785 sq ft 4 BHK the gap between the two figures is about Rs 74 lakh, so start a negotiation from the average and let the view and the floor argue the seller upwards.
How much more does M3M Golf Estate cost than the rest of Sector 65?
Between 6 and 17 per cent, depending on which portal's sector average you use: Rs 22,200 on one and about Rs 20,100 on another, against Rs 23,450 for the estate. In rupees, a 3,000 sq ft flat costs about Rs 7.04 crore here, Rs 6.36 crore at the M3M Heights rate and Rs 5.58 crore at Emaar Emerald Estate in the same sector. The premium pays for the course, the open ground and flat sizes nobody else on the road builds.
What does it cost to own a flat in M3M Golf Estate beyond the price?
Stamp duty of 7 per cent for a man, 5 per cent for a woman or 6 per cent jointly, plus up to Rs 50,000 registration: on a Rs 11.22 crore 4 BHK that is Rs 78.5 lakh or Rs 56.1 lakh. Add the developer's transfer charge on resale, which you must get in writing, 1 per cent TDS, and maintenance of about Rs 2.6 lakh to Rs 2.9 lakh a year on a flat of that size.
What are the maintenance charges at M3M Golf Estate?
Listings quote Rs 4.5 to Rs 5 per sq ft a month. On a 3,000 sq ft flat that is Rs 13,500 to Rs 15,000 a month; on a 4,785 sq ft 4 BHK it is about Rs 21,500 to Rs 23,900, or up to Rs 2.9 lakh a year. The charge pays for the course, the clubhouse, security and 45 acres of open ground, and unpaid arrears follow the flat, so get a no-dues letter from the society before paying the token.
What rent and rental yield does M3M Golf Estate give?
A 3 BHK lets for Rs 1.8 lakh to Rs 2.45 lakh a month and a 4,785 sq ft 4 BHK for about Rs 2.5 lakh, the highest rents in Sector 65. That gives 2.7 to 3 per cent gross. Take out a year's maintenance, if the owner pays it, and one month empty, and the 4 BHK nets about Rs 24.6 lakh on Rs 11.22 crore, roughly 2.2 per cent. Buy it to live in, not for the income.
Is M3M Golf Estate ready to move in, and what is its RERA number?
Yes. It was launched in March 2011, the first towers were handed over from March 2017 and the rest by August 2018, so every flat is occupied or ready. Listings print HRERA 660/2017/307, attached to Fairway West on one portal and to Phase 1 on another. A 2023-series number on one broker page belongs to M3M Heights. For a delivered flat, the tower's occupation certificate and the seller's deed are the documents to check.
Is M3M Golf Estate the same project as M3M Golf Estate 2 or Golf Hills?
No. M3M Golf Estate is the delivered 56-acre scheme in Sector 65 on the Golf Course Extension Road. The name was reused for a later launch in Sector 79, now sold as M3M Golf Hills, with smaller flats and a lower rate per sq ft. Listings still mix the two, which is how a Sector 79 price ends up quoted for a Sector 65 flat. Check the sector on every listing before comparing prices.

Possession Timeline
Launched in March 2011. The first towers were handed over from March 2017 and the rest by August 2018, so the estate took about seven years from launch to keys and has been occupied for eight. The risk for a buyer now is paperwork, not construction: the tower's occupation certificate, the seller's conveyance deed, the society's no-dues letter and the transfer charge.

💬 Our View
The old page was right about the shape of the estate and wrong about the numbers that decide a purchase: the rate was one table's, the smallest flat did not exist, the premium was overstated and the yield was worked from another building's rents. The estate trades at about Rs 23,450 per sq ft, lets for the highest rents in Sector 65 and nets about 2.2 per cent. That makes it the best large-format home on the Extension Road for a family that will live in it, and a poor place to park Rs 11 crore for income. The costs a buyer forgets here are the stamp duty, the maintenance and the transfer charge, and each of them runs to lakhs.
Final Verdict
Delivered since 2018, about Rs 23,450 per sq ft rather than Rs 25,000, from Rs 5.31 crore, netting about 2.2 per cent: a home for a family, not an income.
