About Jumeirah Asora Bay La Mer Dubai

Jumeirah Asora Bay is a beachfront collection of 25 to 29 residences at La Mer, on the Jumeirah coast of Dubai, by Meraas: 4 and 5 bedroom simplex apartments, 6 bedroom villas and one 7 bedroom duplex penthouse. The source listing shows it from AED 45.0 M, about Rs 115.88 crore at Rs 25.75 per dirham, for a 4 bedroom apartment, with handover in December 2026.

This is the most expensive page in this batch by a wide margin, and the numbers behave differently at this level. The entry unit is 7,768 sq ft; the penthouse is 47,726 sq ft and is quoted around AED 500 million. The handover date is printed three ways, from December 2026 to March 2029. And no resident Indian can buy here under the Liberalised Remittance Scheme, which caps a person at about AED 918,000 a year; buyers at Asora Bay are non-resident Indians or families with wealth already outside India.

One portal prints an average of AED 9,684 per sq ft across the project, which fits the 5 bedroom and penthouse figures but not the entry apartment. The 4 bedroom at about AED 5,790 per sq ft is the value unit in this building, if that phrase applies to AED 45 million. For comparison, Palm Jumeirah prime apartments transact at about AED 2,800 to 4,500 per sq ft in 2026, so Asora Bay is priced at one and a half to three times the Palm on rate. The premium is for a private beach on the mainland Jumeirah coast inside a completed Meraas district, with under 30 neighbours.

All figures are asking prices from the launch and from brokers. Meraas releases at this level are sold by allocation, so the price on your offer may differ from any of these. There is no resale evidence yet.

Payment plan and total cost

Meraas offers 20 per cent on booking, 40 per cent during construction and 40 per cent on handover. Worked on the entry 4 bedroom:

Service charges are not published. Branded and luxury beachfront residences in Dubai run about AED 20 to 30 per sq ft a year on 2026 guides, and some reach AED 45; on 7,768 sq ft that is roughly AED 155,000 to 235,000 a year (Rs 40 to 60 lakh) before any private-beach or concierge levy. Ask Meraas for the projected budget. Final plan and fees as per the SPA.

Location and connectivity

La Mer is a completed Meraas beachfront district on the Jumeirah 1 coast, with its open-air retail and beach already operating since 2017. Asora Bay sits on the bay side of it. Downtown Dubai and DIFC are about 10 to 15 minutes' drive, Dubai International Airport about 20 minutes, and Dubai Marina 25 to 30 minutes. There is no metro near Jumeirah beach; residents at this level are driven.

The location's value is that it is not the Palm and not Bluewaters: it is the original Jumeirah shoreline, walkable to La Mer's restaurants and a short drive to Jumeira Bay and the Bulgari resort, which Meraas also built. What is still to come around it is Meraas's own later phases, so ask which plots adjoin the site.

Amenities and specifications

The penthouse is described with its own recreation floor; the residences share a private beach, pools, gym and concierge, with each home fitted to a specification that is not published in detail in the sources we saw. At this price the finish schedule, appliance brands and parking count belong in the SPA annex, and you should read it before signing. Final specification as per the SPA.

About the developer

Meraas is a Dubai Holding company, backed by a land bank of over 752 million sq ft, and has delivered Bluewaters Island with Ain Dubai, La Mer itself, Jumeira Bay with the Bulgari Resort and Residences, City Walk in Al Wasl and The Beach at JBR. Recent handovers include the Bulgari Ocean Mansions and City Walk Central Park, and portal reviews describe a consistent on-time record. This is as strong a developer name as Dubai has for beachfront residential.

The caution is timing rather than delivery: with three handover dates in print, take the SPA date as the only one that binds.

For overseas buyers

Buying from abroad. On the AED 45.00 million entry price the 4% Dubai Land Department transfer fee is about AED 1.80 million (USD 490,100), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. Most overseas buyers pay through the developer's plan rather than a UAE mortgage. The ownership rules, fees and non-resident lending for every passport are in our Dubai buying guide; the notes below work the numbers for an Indian buyer.

Ownership. La Mer is a designated freehold area; a foreign national holds the title deed outright.

Remittance. This purchase cannot be funded under LRS. The limit is USD 250,000 per person per financial year, about AED 918,000, and the entry unit needs about AED 46.8 million: roughly 51 years of one person's limit. Buyers here are non-resident Indians paying from overseas income, families with assets already abroad, or those using an overseas company structure. Take Indian tax advice before the booking payment, because the Income Tax Act's rules on foreign assets and the Black Money Act apply to how the funds got there.

Golden Visa. Any unit here is more than 20 times the AED 2 million threshold. The 10-year visa follows the title deed.

Yield and tax. No property or rental income tax in Dubai. Yields at this level are low: Palm Jumeirah apartments return 4.5 to 6.8 per cent gross in 2026 guides, and a trophy beachfront home at AED 45 million will do less, typically 2 to 3 per cent, because the tenant pool for a AED 1 million-plus annual rent is tiny. Buy it to use or to hold, not to let. If you are tax resident in India, rent is taxable there after the 30 per cent standard deduction, and the asset itself must be disclosed in Schedule FA of your return.

Exit. Under 30 units on a private beach from Meraas is the kind of scarcity that has held value on Jumeira Bay and Bluewaters. It is also illiquid: a resale at this level can take a year to find its buyer. Plan a ten-year hold.

Pros

  • Meraas and Dubai Holding behind it, with La Mer, Bluewaters and Jumeira Bay delivered
  • Under 30 residences on a private beach on the original Jumeirah coast
  • The 4 BHK at about AED 5,790 per sq ft is the cheapest rate in the building by a wide margin
  • 60/40 plan with only 20 per cent at booking
  • Golden Visa is automatic at this price

Cons

  • Handover printed as December 2026, Q4 2027 and March 2029
  • Priced at one and a half to three times Palm Jumeirah prime rates per sq ft
  • Rental yield likely 2 to 3 per cent gross; this is not an income asset
  • Cannot be funded under LRS by a resident Indian
  • Service charges not published and likely above AED 150,000 a year on the entry unit

Who this is for

  • Non-resident Indian families who want a primary or second home on a Dubai beach, not a rental
  • Buyers who value a Meraas title on the mainland coast over the Palm
  • Long-term holders with a ten-year view

Who should look elsewhere

  • Any buyer funding from India under LRS
  • Investors who need a rental yield above 4 per cent
  • Anyone who needs keys on a fixed date before 2028

Our verdict

Asora Bay is a trophy purchase from the best-placed beachfront developer in Dubai, and the 4 bedroom is the sensible unit if you are buying at all. Treat the AED 45 million as the start of a negotiation by allocation, get the handover date and the service charge budget in the SPA, and take Indian tax advice on the source of funds first. Two other ultra-prime pages in this batch, District One Mansions and Nineteen Riviera Lagoon, are lagoon rather than beach alternatives at a third of the price; see them and everything else on our Dubai section and the full projects list.

FAQs

What is the price of Jumeirah Asora Bay?

The source listing shows it from AED 45.0 M, about Rs 115.88 crore, for a 4 bedroom of 7,768 sq ft. 5 bedrooms start around AED 100 million, 6 bedroom villas from AED 350 million and the penthouse about AED 500 million.

What is the payment plan?

20 per cent on booking, 40 per cent during construction, 40 per cent on handover. Add the 4 per cent DLD fee, about AED 1.8 million on the entry unit. Final as per the SPA.

When is handover?

The source listing says December 2026; most brokers say Q4 2027; one says March 2029. The SPA date is the one that binds.

Is Asora Bay registered with the DLD?

Meraas sells under DLD registration and escrow. The project number is not printed by the sources we checked; verify on the Dubai REST app.

Does it qualify for the Golden Visa?

Yes. Every unit is far above the AED 2 million threshold.

What are the service charges?

Not published. Luxury beachfront residences in Dubai run about AED 20 to 30 per sq ft a year, so budget AED 155,000 to 235,000 a year on the 4 bedroom.

What rental yield can I expect?

Low. Palm Jumeirah apartments return 4.5 to 6.8 per cent gross; a AED 45 million beachfront home will typically do 2 to 3 per cent because the tenant pool is so small.

Can a foreign national buy, and how do Indian buyers fund it?

Not in practice. LRS (the Reserve Bank of India's Liberalised Remittance Scheme) allows USD 250,000 per person per year, about AED 918,000, against a total cost near AED 46.8 million. Buyers are NRIs or families with funds already abroad. Buyers of any other nationality can own on the same terms: Dubai's designated freehold areas are open to all nationalities, there is no residency requirement and no local partner, and the Land Department issues the title deed in your own name.

What has Meraas delivered?

Bluewaters Island, La Mer, Jumeira Bay with the Bulgari Resort and Residences, City Walk and The Beach at JBR, with recent handovers of the Bulgari Ocean Mansions and City Walk Central Park.

Nearby Landmarks & Connectivity

Drive times From La Mer, Jumeirah, drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. Dubai International Airport (DXB) sits on the same spine, and Al Maktoum International (DWC) serves the south of the city.
Peak-hour traffic Sheikh Zayed Road and the Al Khail and Hessa Street interchanges run slower from about 7 to 9.30 in the morning and 5 to 8 in the evening. Keep an extra 15 to 20 minutes in hand on a working day, and count the Salik toll gates on your route - each crossing is AED 4 off-peak and AED 6 at peak.
Metro & rapid transit The Dubai Metro Red Line runs the length of Sheikh Zayed Road and the Green Line through Deira and Bur Dubai; a community away from the lines relies on RTA buses, taxis and its own cars. The Blue Line, due in 2029, adds Dubai Creek Harbour, Mirdif, Silicon Oasis, International City and Academic City.
Future infrastructure The Metro Blue Line, the widening of Hessa Street and Umm Suqeim Street, the Al Khail Road improvement works and the expansion of Al Maktoum airport are the projects that should cut travel times in the outer communities over the next few years.
Daily commute For a working family, school runs, the office and the weekend stay within a manageable radius: most communities have schools and a mall or retail strip inside or beside them, which is a large part of why they hold rental demand.

Connectivity is indicative. Ask us for exact distances and drive times.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — handover printed as December 2026, Q4 2027 and March 2029. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, La Mer, Jumeirah has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits long-term buyers and investors who are fine waiting for handover in exchange for lower entry pricing, and anyone who wants a home from a trusted builder in La Mer, Jumeirah.

Is it worth the price?

At around AED 45.0 M (about Rs 115.88 Cr) to start, it is priced in line with the La Mer, Jumeirah market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

💬 Our View

Asora Bay is a trophy purchase from the best-placed beachfront developer in Dubai, and the 4 BHK at about AED 5,790 per sq ft is the sensible unit if you are buying at all; the 5 BHK and penthouse are priced at AED 8,800 to 10,500 per sq ft. The developer record is as good as it gets, so the real questions are the handover date, printed three ways, the unpublished service charge, and for an Indian buyer the source of funds, since LRS cannot reach this price. Treat AED 45 million as the start of an allocation conversation, not a list price.

Final Verdict

For an NRI family buying a beachfront home to use and hold for ten years, this is one of the few sub-30-unit Meraas releases on the Jumeirah coast and worth pursuing at the 4 BHK. Not for yield, not for LRS-funded buyers, and not for anyone who needs a fixed handover before 2028.
