The developer's launch release, as reported, does not give prices. Two-bedroom listings on the largest portal start at AED 1,500,000, and the second release is published from AED 1.4 M on slightly larger units of 1,058 sq ft upwards.

Read the two releases carefully. The launch reports say Beachfront Gates is two towers, and that Tower 2 was offered first with 157 units. Portals split it into "Beachfront Gates 1" and "Beachfront Gates 2", with different starts, size ranges and plans. The unit's tower, and the price sheet for that release, decide which figures apply; the DLD transaction record for the project settles what units have actually sold for.

On the 5/55/40 reading the first two lines merge: AED 600,000 in all before handover. A broker adds 2% plus VAT, about AED 21,000.

Buying now. With handover due in Q4 2026, most of the construction instalments will already have been paid on any unit a first buyer resells. You repay the seller what they have paid plus their premium, and take over the handover and post-handover payments; the 4% DLD fee is charged on the resale price. Location and connectivity

Beachfront Gates is in the Dubai South Residential District, beside The Pulse Beachfront, whose lagoon the towers face. Expo City Dubai, with the Expo 2020 metro station on the Route 2020 branch of the Red Line, is about five minutes by car; Al Maktoum International Airport (DWC) is about 10 minutes and Downtown Dubai about 30. Sheikh Mohammed Bin Zayed Road and Emirates Road connect the district to the rest of the city.

Dubai South is a planned district built around DWC and its logistics zone. The Residential District already has people living in it: The Pulse's apartments and townhouses, The Pulse Beachfront's first villas and South Bay coming through. That makes it more lived-in than much of the new supply in the south of the city, but it is still thin on shops and schools compared with older suburbs.

Amenities and specifications

The developer's launch release describes family-sized apartments with living rooms, en-suite bathrooms, closed kitchens - still unusual in new Dubai apartments, and useful for cooking-heavy households - and large balconies and windows. A limited number of podium units come with large terraces.

The podium decks carry the shared facilities: separate swimming pools for adults and children, children's play areas, entertainment zones and a range of sports and recreational facilities. The view across The Pulse Beachfront lagoon, with its man-made beach, is the rest of the offer.

Sizes run from about 832 sq ft for the smallest first-release unit to about 3,217 sq ft for the largest podium homes, and 1,058 to 1,951 sq ft in the second release. About the developer

Dubai South Properties is the residential arm of Dubai South, the government-backed master developer of the district around Al Maktoum International Airport. Its record is local and in sequence. The Pulse, about 1,400 apartments and 240 townhouses, came first, with the townhouses handed over in 2020. The Pulse Beachfront, about 800 homes around the lagoon Beachfront Gates faces, has a completed first phase of 251 villas. South Bay, a lagoon community of about 1,000 homes, sold out between 2022 and June 2024, but its first phases slipped from their original March 2025 target.

Beachfront Gates followed South Living as its next apartment launch, and the developer reported more than 100 units sold on launch day. It is a developer that builds in one district, has delivered there, and has the state behind it; its recent slip on South Bay is the reason to check the build status rather than assume the Q4 2026 date.

For Indian buyers

Ownership. Dubai South is a freehold area for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 40,000 on a AED 1.0 M apartment.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The entry unit with fees is about AED 1.04 M, roughly USD 284,000: just over one person's allowance and well within a couple's USD 500,000. With 40% after handover, one buyer can spread it across two or three financial years. The 20% TCS on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. A AED 1.0 M or AED 1.5 M apartment does not qualify; only the largest units and podium homes are likely to reach it. If the visa is the goal, look at a villa in the same district instead.

Rent and tax. Dubai apartments averaged about 7% gross in 2026, and at about AED 1,200 per sq ft Beachfront Gates is priced near Dubai South's ready average, so a district-average rent is a fair expectation: plan on 6% to 7% gross, about AED 60,000 to 70,000 a year on AED 1.0 M, and 5% to 6% net after service charges and a month's vacancy. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
