About Emaar Palm Drive Sector 66 Gurgaon
Emaar Palm Drive is a finished estate of about 37.8 acres at Sector 66, just off the Golf Course Extension Road, and it is really four products under one gate: tower apartments in blocks called Premier Terraces and Sky Terraces, penthouses on top of them, two-bedroom flats in the Palm Studios block, and a villa enclave. It was launched in November 2007 with completion promised for 2009 and 2010, the first occupation certificate came in April 2015, and a second phase was handed over from 2018. This page used to print a card price of about Rs 2.45 crore to Rs 8 crore, a villa rate of Rs 20,400 per sq ft against the sector's Rs 19,900, and a warning that a Rs 10,020 per sq ft figure also circulates. The outline was fair. The price floor was high, the ceiling low, and the Rs 10,020 figure deserves a plainer answer than the page gave it.
Read on 26 September 2026, the resale asks for Emaar Palm Drive Sector 66 Gurgaon run from about Rs 2.25 crore for a Palm Studios 2 BHK to Rs 8.5 crore for a 3,800 sq ft penthouse. Divide the apartment asks by their areas and they sit between Rs 18,300 and Rs 22,400 per sq ft, with most of them at Rs 20,400 to Rs 22,100. One portal's average for the Premier Terraces rose from Rs 21,250 to Rs 22,050 per sq ft across the second quarter of 2026, 3.8 per cent in three months, and puts Sky Terraces at Rs 20,400. The sector's flats average Rs 18,650 on one tracker and Rs 19,200 to Rs 19,900 on another, so Palm Drive trades 5 to 15 per cent above Sector 66 depending on block and tracker.
Four products, four price lists
The portals list Palm Drive as separate sub-projects, and a buyer who quotes one block's average to a seller in another will be corrected quickly. The asks found, each divided by its area:
| Block and plan | Super area | Ask | Rate per sq ft |
|---|---|---|---|
| Premier Terraces, 3 BHK, semi-furnished | 1,950 sq ft | Rs 4.15 Cr | Rs 21,300 |
| Premier Terraces, 3 BHK plus study, 7th floor | 1,950 sq ft | Rs 4.30 Cr | Rs 22,100 |
| Premier Terraces, 3 BHK plus study, 10th floor | 2,200 sq ft | Rs 4.50 Cr | Rs 20,500 |
| Premier Terraces, 3 BHK, semi-furnished | 2,200 sq ft | Rs 4.65 Cr | Rs 21,100 |
| Sky Terraces, 4 BHK with pooja room | 2,100 sq ft | Rs 4.30 Cr | Rs 20,500 |
| 4 BHK | 2,410 sq ft | Rs 4.40 Cr | Rs 18,300 |
| 4 BHK, semi-furnished | 3,800 sq ft | Rs 7.60 Cr | Rs 20,000 |
| Sky Terraces penthouse, 4 BHK with servant, study and extra room | 3,800 sq ft | Rs 8.50 Cr | Rs 22,400 |
| Sky Terraces penthouse, 4 BHK with servant and study | 4,125 sq ft | Rs 7.75 Cr | Rs 18,800 |
Two readings follow. The ordinary 3 BHK in the Premier Terraces is the most liquid product here and trades in a tight band of Rs 20,500 to Rs 22,100, so a 1,950 sq ft flat is a Rs 4.15 to 4.3 crore purchase and a 2,200 sq ft one Rs 4.5 to 4.65 crore. The penthouses are where the arithmetic comes apart: Rs 8.5 crore on 3,800 sq ft and Rs 7.75 crore on 4,125 sq ft cannot both be market prices for the same kind of flat, and the likelier explanation is that the terrace is counted in one area and not the other. The penthouse to argue from is the one whose deed separates covered area from terrace.
Palm Studios is its own market. Its flats are 2 BHK of about 1,125 to 1,200 sq ft, one listing asks Rs 2.25 crore, and one portal says the block's average jumped from Rs 20,250 to Rs 24,500 per sq ft during the last quarter of 2025, a rise of 21 per cent. That second number would put a 1,200 sq ft flat at Rs 2.94 crore, and no ask this page found comes near it; Rs 2.25 crore on 1,200 sq ft is Rs 18,750. Treat the quarterly jump as a thin-sample artefact until a registered sale says otherwise.
The villas are the product this page can say least about. The developer described the scheme as towers and villas, and one portal files a villa sub-project of 3,850 to 5,250 sq ft with 46 listings at a median of Rs 20,400 per sq ft. The only villa price in circulation is Rs 4.5 crore to Rs 6.13 crore, which is a sale-period list: Rs 4.5 crore on 3,850 sq ft is Rs 11,700 per sq ft, about half what anything else in the estate asks. No villa resale ask came back in this pass, so the page does not print a villa price. The old page's claim that the villas carry only a 3 per cent premium rested on a median that the same portal appears to have drawn from the whole estate's listings.
The six one-unit pages, and what their sizes imply
This site carried six separate pages for Palm Drive resale flats, filed under the estate's old name, Emaar MGF Palm Drive. Each printed the area times Rs 15,000 and then that figure times 1.30. They now fold into this page. Here are the sizes they named, what each printed, and what each size implies at the Sky Terraces average of Rs 20,400 and the Premier Terraces average of Rs 22,050.
| Configuration | Super area | What the old row printed | At Rs 20,400 per sq ft | At Rs 22,050 per sq ft |
|---|---|---|---|---|
| 3 BHK | 1,950 sq ft | Rs 2.93 Cr to Rs 3.80 Cr (est.) | Rs 3.98 Cr | Rs 4.30 Cr |
| 3 BHK | 1,999 sq ft | Rs 3.00 Cr to Rs 3.90 Cr (est.) | Rs 4.08 Cr | Rs 4.41 Cr |
| 4 BHK | 2,100 sq ft | Rs 3.15 Cr to Rs 4.10 Cr (est.) | Rs 4.28 Cr | Rs 4.63 Cr |
| 3 BHK | 2,200 sq ft (two pages) | Rs 3.30 Cr to Rs 4.29 Cr (est.) | Rs 4.49 Cr | Rs 4.85 Cr |
| 4 BHK | 3,800 sq ft | Rs 5.70 Cr to Rs 7.41 Cr (est.) | Rs 7.75 Cr | Rs 8.38 Cr |
Every old ceiling sits below what the listings ask. The 1,950 sq ft 3 BHK that the old page topped out at Rs 3.8 crore asks Rs 4.15 to 4.3 crore; the 2,200 sq ft flat it capped at Rs 4.29 crore asks Rs 4.5 to 4.65 crore; the 3,800 sq ft flat it capped at Rs 7.41 crore asks Rs 7.6 to 8.5 crore. No listing this pass printed 1,999 sq ft, and it is probably a rounding of a 2,000 sq ft plan; the table keeps it because a page for it existed.
What Rs 10,020 per sq ft is
A trade-directory card still prices a Palm Drive 3 BHK at Rs 10,020 per sq ft. On a 1,950 sq ft flat that is Rs 1.95 crore, less than half of either live ask for that plan. It is a price from the years when the towers were still being finished, left online by a broker who never took it down. It does not describe a different product, and it does not describe the market. Any quote under Rs 17,000 per sq ft for an apartment here should be read as stale or as a carpet-area confusion until the seller shows the deed.
The rent, and the yield it produces
Palm Drive lets steadily. One portal had 27 or more 4 BHK flats to let and another 37 in Palm Studios alone. The working figures:
- A Palm Studios 2 BHK at Rs 44,000 to Rs 53,000 a month, with the block's band printed as Rs 50,000 to Rs 1 lakh.
- A 3 BHK in the Premier Terraces at Rs 75,000 to Rs 80,000, semi-furnished, against a Sector 66 average of about Rs 73,000 for three bedrooms.
- A 5 BHK of 4,600 sq ft at Rs 2.5 lakh, the top of the estate.
Divide the rent by the price. A 1,950 sq ft 3 BHK bought at Rs 4.15 crore and let at Rs 80,000 earns Rs 9.6 lakh a year, which is 2.3 per cent gross. A 2,200 sq ft flat bought at Rs 4.5 crore and let at Rs 78,000 earns Rs 9.36 lakh, 2.1 per cent. A Palm Studios 2 BHK bought at Rs 2.25 crore and let at Rs 50,000 earns Rs 6 lakh, 2.7 per cent, the best yield in the estate because the smallest flats always let hardest per rupee. One tracker prints a Sector 66 yield of 3 to 5 per cent; nothing on these listings supports it, and after maintenance and an empty month the tower flats here return under 2 per cent.
Registration
The main towers took their occupation certificate in April 2015, before the Haryana authority existed, and need no registration. The later phase did: listings print GGM/408/140/2020/24, dated 10 September 2020, and an earlier certificate numbered 19 of 2018, and the registry's own certificate page is titled for Palm Drive together with Palm Terrace Select, the low-rise floors next door. A second number, GGM/396/128/2020/12, also appears on one listing. The practical reading is that the registrations cover the blocks unfinished in 2017, which the developer said included 378 units in the Premier Terraces, Palm Studios and Palm Terraces. For a flat in those blocks, check on the authority's website which registration names the tower; for any flat, ask for the occupation certificate and the seller's conveyance deed. The authority's scope is on the Haryana RERA guide.
Sector 66 in September 2026
Sector 66 flat rates rose 9.1 per cent in the last year, 66.5 per cent over three years and 111.9 per cent over five on one tracker, with flats trading between Rs 16,400 and Rs 20,450 per sq ft. Palm Drive sits at and above the top of that range, which is what an Emaar estate with a 2015 occupation certificate and a large internal park should do. The sector's other Emaar stock is Marbella Terraces and Marbella Villas, and the wider sector is on the Sector 66 page. The neighbours a buyer will actually compare are Sector 65, where M3M Heights trades at about Rs 21,200 per sq ft in a building finished in 2024, and Sector 67. The corridor as a whole is on the Golf Course Extension Road page, its rentals on the Extension Road rent page, and the developer's other schemes on the Emaar India page. The budget bands this estate spans are Rs 2 to 3 crore for Palm Studios and Rs 4 to 5 crore for the 3 BHK towers.
Who this suits, and who should look elsewhere
It suits a family that wants a finished Emaar estate on the Extension Road with a big internal park, and is choosing a 1,950 sq ft 3 BHK at Rs 4.15 to 4.3 crore over a newer tower in Sector 65 at a similar rate. It suits a small-flat buyer who wants the address for Rs 2.25 crore and would accept a 2.7 per cent yield on a Palm Studios 2 BHK. It suits a penthouse buyer who is willing to argue the terrace out of the area before agreeing a rate.
It does not suit an income investor; the tower flats yield 2.1 to 2.3 per cent before costs. It does not suit a villa buyer who wants a defended price, because the villa market here is too thin to price from listings. And it does not suit anyone who expects the next year to look like the last five, when the sector more than doubled.
Before you pay anything
- Which block. Premier Terraces, Sky Terraces, Palm Studios and the villas carry different rates; get the ask as a rate on the deed's super area.
- The occupation certificate for the tower, and for a later-phase flat the registration that covers it.
- For a penthouse, the covered area and the terrace separately. A single figure that includes the terrace flatters the rate.
- The transfer charge the developer's facility company levies on a resale, in writing, before the token.
- Maintenance and arrears from the facility company, and the rent the flat earned if it was let, from a bank statement.
Frequently asked questions
What is the price of a flat in Emaar Palm Drive Sector 66 Gurgaon?
On the listings read on 26 September 2026, a 1,950 sq ft 3 BHK in the Premier Terraces asks Rs 4.15 to 4.3 crore, a 2,200 sq ft 3 BHK Rs 4.5 to 4.65 crore, a 2,100 to 2,410 sq ft 4 BHK Rs 4.3 to 4.4 crore, and the 3,800 to 4,125 sq ft penthouses Rs 7.6 to 8.5 crore. A Palm Studios 2 BHK starts at about Rs 2.25 crore. Every sale is a resale.
What is the rate per sq ft at Emaar Palm Drive?
One portal averages the Premier Terraces at Rs 22,050 per sq ft, up from Rs 21,250 during the second quarter of 2026, and Sky Terraces at Rs 20,400. The listed asks divided by their areas run from Rs 18,300 to Rs 22,400, with the ordinary 3 BHK flats between Rs 20,500 and Rs 22,100. Against a Sector 66 flat average of Rs 18,650 to Rs 19,900, that is 5 to 15 per cent above the sector.
What is the rent in Emaar Palm Drive?
A Palm Studios 2 BHK lets for about Rs 44,000 to Rs 53,000 a month, a Premier Terraces 3 BHK for Rs 75,000 to Rs 80,000 semi-furnished, and a 4,600 sq ft 5 BHK at the top of the estate for Rs 2.5 lakh. Several dozen flats were to let across the portals when this was read, so a landlord competes with neighbours in the same block.
What is the rental yield at Emaar Palm Drive?
About 2.1 to 2.3 per cent gross on the tower flats: a 1,950 sq ft 3 BHK at Rs 4.15 crore letting for Rs 80,000 earns Rs 9.6 lakh a year, and a 2,200 sq ft flat at Rs 4.5 crore letting for Rs 78,000 earns Rs 9.36 lakh. A Palm Studios 2 BHK at Rs 2.25 crore and Rs 50,000 a month does better, at 2.7 per cent. The 3 to 5 per cent some trackers print is not what these listings show.
What is the RERA number of Emaar Palm Drive?
Listings print GGM/408/140/2020/24, dated 10 September 2020, and an earlier certificate numbered 19 of 2018; one also prints GGM/396/128/2020/12. The main towers received their occupation certificate in April 2015, before the authority began, so the registrations cover the later phase and the Palm Terrace Select floors. Check which number names your tower on the Haryana authority's website, and ask for the occupation certificate either way.
Is Emaar Palm Drive ready to move in?
Yes. Palm Drive was launched in November 2007, with completion then promised for 2009 and 2010. The first occupation certificate came in April 2015, and the later blocks were handed over from 2018. Every block is occupied and there is no developer inventory, so the risk a buyer carries now is paperwork and maintenance, not construction.
Why does one listing price Emaar Palm Drive at Rs 10,020 per sq ft?
Because it is a stale broker card from the years before handover. Rs 10,020 on a 1,950 sq ft 3 BHK is Rs 1.95 crore, less than half the Rs 4.15 to 4.3 crore that flat asks today. It does not describe a cheaper product inside the estate. Read any apartment quote under Rs 17,000 per sq ft here as old, or as a carpet area confusion, until the seller's deed says otherwise.
What does a villa cost in Emaar Palm Drive?
This page does not print a villa price, because none came back that holds up. The only figure in circulation, Rs 4.5 to 6.13 crore for 3,850 to 5,250 sq ft, divides to about Rs 11,700 per sq ft, roughly half what the estate's flats ask, which marks it as a sale-period list. A villa buyer here should ask for the last registered sale in the enclave before making an offer.

💬 Our View
The old page had the shape right, three or four products under one name, and the numbers loose at both ends. The corrected picture is a finished Emaar estate whose ordinary 3 BHK trades at Rs 20,500 to 22,100 per sq ft, 5 to 15 per cent over its sector, asks Rs 2.25 crore to Rs 8.5 crore across its blocks, and yields 2.1 to 2.3 per cent. That is a good home on the Extension Road at a fair premium. The Rs 10,020 quote is stale, the villa figure is a sale-period list, and the penthouse asks need the terrace argued out before any of them is a price.
