Floor Plan, Master Plan & Brochure
About IREO Grand Arch Sector 58 Gurgaon
IREO Grand Arch is the curved, arch-shaped cluster of towers on the Golf Course Extension Road at Sector 58, inside the developer's IREO City township. It is about 20 acres with 1,061 flats in towers of mixed height, four of G+7, four of G+29 and one of G+22 on the builder's plan, built by L&T with shear walls rather than brick infill. Handover was scheduled for March 2016, began with four towers in a first phase, and ran through 2017. This page used to print a card price of about Rs 3.2 crore to Rs 7.5 crore, a rate of Rs 24,300 per sq ft, and a claim that rates inside the society run from Rs 20,000 to Rs 25,000, a 25 per cent spread. The average was close. The spread was not, and the yield was worked on a pairing of rent and price that no listing supports.
Read on 26 September 2026, the resale asks for IREO Grand Arch Sector 58 Gurgaon run from Rs 2.96 crore for a 2 BHK to Rs 8.5 crore for a 2,857 sq ft 4 BHK. Divide the 3 BHK asks by their area and they sit in a tight band of Rs 22,200 to Rs 24,000 per sq ft, an 8 per cent spread, not 25. One portal puts the society's average at about Rs 24,500, and the same family of trackers puts Sector 58 flats at Rs 23,200. Grand Arch therefore trades at its sector or a few per cent over it, which is what the sector's own legacy resale stock does.
What is for sale, and what each ask works out to
Every sale is a resale; the developer has no inventory here. One portal shows 87 flats for resale and a second 62. The 3 BHK with a servant room, at 2,164 sq ft, is the plan that trades most often, and it gives the cleanest reading of the rate:
| Listing | Super area | Ask | Rate per sq ft |
|---|---|---|---|
| 2 BHK, cheapest on the listings | 1,375 sq ft plan | Rs 2.96 Cr | Rs 21,500 |
| 2 BHK, dearest on the listings | 1,636 sq ft plan | Rs 3.44 Cr | Rs 21,000 |
| 3 BHK with servant room | 2,164 sq ft | Rs 4.80 Cr | Rs 22,200 |
| 3 BHK, furnished | 2,164 sq ft | Rs 5.05 Cr | Rs 23,300 |
| 3 BHK, furnished, 11th floor | 2,164 sq ft | Rs 5.15 Cr | Rs 23,800 |
| 3 BHK, semi-furnished | 2,164 sq ft | Rs 5.20 Cr | Rs 24,000 |
| 4 BHK with servant room | 2,857 sq ft | Rs 8.50 Cr | Rs 29,800 |
The 2 BHK rows pair the cheapest and dearest 2 BHK asks, Rs 2.96 crore and Rs 3.44 crore, with the smallest and largest 2 BHK plans. The listings do not print both figures on one card, so treat those two rates as an honest estimate rather than a division of one listing; either way, the two-bedroom flats trade a little under the three-bedroom ones per foot, as they do in most Extension Road towers.
The 4 BHK is where the listings stop agreeing. One seller asks Rs 8.5 crore for a 2,857 sq ft flat, which is Rs 29,800 per sq ft and 20 per cent above anything else in the building. Two broker cards price the 2,857 and 2,882 sq ft plans at Rs 6.86 crore and Rs 6.92 crore, which is exactly Rs 24,000 per sq ft on each, so those are a rate card applied to an area, not asks. The honest 4 BHK figure sits between them: at the portal average of Rs 24,500, a 2,857 sq ft flat is about Rs 7 crore, and the Rs 8.5 crore ask is an opening number waiting to be argued down. One portal's upper figure of Rs 10.93 crore belongs to the largest plans, which run to about 5,085 sq ft; no listing for one came back in this pass.
The six one-unit pages, and what their sizes imply
This site carried six separate pages for Grand Arch resale flats, one per size, each printing the area times Rs 15,000 and then times 1.30. They now fold into this page. Here are the sizes they named, what each printed, and what each size implies at Rs 21,500, the rate the cheaper 2 BHK asks imply, and at the portal average of Rs 24,500.
| Configuration | Super area | What the old row printed | At Rs 21,500 per sq ft | At Rs 24,500 per sq ft |
|---|---|---|---|---|
| 2 BHK | 1,375 sq ft | Rs 2.06 Cr to Rs 2.68 Cr (est.) | Rs 2.96 Cr | Rs 3.37 Cr |
| 2 BHK | 1,632 sq ft | Rs 2.45 Cr to Rs 3.18 Cr (est.) | Rs 3.51 Cr | Rs 4.00 Cr |
| 3 BHK with servant room | 2,164 sq ft (two pages) | Rs 3.25 Cr to Rs 4.22 Cr (est.) | Rs 4.65 Cr | Rs 5.30 Cr |
| 4 BHK with servant room | 2,857 sq ft | Rs 4.29 Cr to Rs 5.57 Cr (est.) | Rs 6.14 Cr | Rs 7.00 Cr |
| 4 BHK | 2,882 sq ft | Rs 4.32 Cr to Rs 5.62 Cr (est.) | Rs 6.20 Cr | Rs 7.06 Cr |
The 1,632 sq ft plan is printed as 1,625 and 1,636 on other listings; it is one plan, and the deed will carry one figure. One of the two 2,164 sq ft pages did not name a configuration; the size is the 3 BHK with servant room. Every old ceiling sat below the market. The 2,164 sq ft flat the old page capped at Rs 4.22 crore asks Rs 4.8 to 5.2 crore; the 4 BHK it capped at Rs 5.57 crore is a Rs 6.9 to 7 crore flat on any fair reading.
The rent, and a yield that is better than its neighbours'
Grand Arch lets steadily: 67 flats to let on one portal and 64 on another when this was read, with rents printed from about Rs 79,000 to Rs 1.3 lakh a month across 2, 3 and 4 BHK, and a wider Rs 65,000 to Rs 1.5 lakh on a third page that counts unfurnished and fully furnished flats together. The working figures:
- A 2 BHK from about Rs 72,000 to Rs 79,000 a month.
- A furnished 2,164 sq ft 3 BHK with four bathrooms and two covered parking bays at Rs 1.35 lakh.
- Older cards offering the same 3 BHK at Rs 40,000 to Rs 55,000 plus maintenance are years out of date and should be ignored.
Divide the rent by the price. The furnished 2,164 sq ft 3 BHK at Rs 1.35 lakh earns Rs 16.2 lakh a year; against the Rs 5.05 crore that a furnished flat of that plan asks, that is 3.2 per cent gross. A 2 BHK bought at Rs 3.2 crore and let at Rs 75,000 earns Rs 9 lakh, or 2.8 per cent. The sector's published average yield is 3 per cent. That is well ahead of the 2 to 2.5 per cent a finished tower on Golf Course Road or the Southern Peripheral Road returns, because Grand Arch's rate per foot is lower and its tenants are the offices of the Extension Road and Sohna Road. It is still not an income property after maintenance and a vacant month, but it is the closest thing to one on this stretch.
Registration
One listing prints HRERA 660/2017/307, which reads as registration number 307 of 2017, the form the Haryana authority used in its first year; others print none. That fits the timeline: the first four towers were handed over before the authority began registering projects in 2017, and the second-phase towers were still being finished, so the registration covers the second phase only. For a flat in a first-phase tower, the occupation certificate and the seller's conveyance deed are the documents; for a second-phase flat, confirm on the authority's website that the registration names the tower. The authority's scope is on the Haryana RERA guide.
What the developer publishes, and the township question
The developer's own handover release describes the arch-shaped towers that give the scheme its name, flats open on four sides, extra-high ceilings and a 30,000 sq ft two-storey club called Le Club, with the handover split into two phases and the first covering four towers. The listings add a 700-acre IREO City around the site and shear-wall construction by L&T. The project-named domains that rank for Grand Arch are channel partners, not the developer, and one of them still describes it as in Sector 67. It is in Sector 58.
The township matters in two ways. The upside is the planned internal roads and the commercial plots around the towers, which is part of why the tenant base is strong. The cost is that IREO City has built out slowly, and plots near the towers are still changing hands and being built on; the newer Sector 58 launches, such as Oberoi 360 North, sit in the sector's upper price layers and are still being built. A buyer should ask what is licensed and unbuilt on the plots facing the flat, because that decides whether the view survives.
Sector 58 in September 2026
Sector 58 flat rates rose 4.3 per cent in the last year, 52.1 per cent over three years and 132 per cent over five on one tracker. The sector now has three layers: legacy resale stock like Grand Arch at Rs 21,000 to Rs 24,000 per sq ft, newer premium launches above Rs 25,000, and a top layer well beyond that. Grand Arch sits at the top of the first layer, which is a sensible place for a 2017 building with a strong letting record. The sector next door is on the Sector 57 page, and the developer's other large estate on the Extension Road, IREO Victory Valley in Sector 67, trades at about Rs 20,100 per sq ft. For the same money on the same road, Emaar Palm Drive in Sector 66 asks a similar rate with a lower yield. The corridor is on the Golf Course Extension Road page, its rentals on the Extension Road rent page, and the developer's other schemes on the IREO page. The budget bands this building spans are Rs 2 to 3 crore, Rs 3 to 4 crore and Rs 5 to 6 crore.
Who this suits, and who should look elsewhere
It suits a buyer who wants a finished flat on the Extension Road and cares about yield more than most: at 2.8 to 3.2 per cent gross, Grand Arch pays better than its neighbours on Golf Course Road. It suits a family choosing a 2,164 sq ft 3 BHK at Rs 4.8 to 5.2 crore in a 2017 building over an off-plan booking in the same sector at a higher rate. It suits a first-time buyer on the road who can reach Rs 3 crore for a 2 BHK.
It does not suit a buyer who wants the building to be new; the first towers are nearly ten years old. It does not suit anyone who cannot live with township building work nearby for some years yet. And it does not suit a 4 BHK buyer who takes the Rs 8.5 crore ask at face value, when the same plan is a Rs 7 crore flat at the building's average.
Before you pay anything
- Which tower and which phase. The G+7 towers and the G+29 towers are different products, and the phase decides whether a registration applies.
- The occupation certificate for the tower and the seller's conveyance deed with its super area.
- What is licensed and unbuilt on the plots facing the flat. Ask the developer's office or the town planning department, not the broker.
- The transfer charge the developer's facility company levies on a resale, in writing, before the token.
- Maintenance, arrears and the rent the flat actually earned, from a bank statement if it was let.
Frequently asked questions
What is the price of a flat in IREO Grand Arch Sector 58 Gurgaon?
On the listings read on 26 September 2026, a 2 BHK asks Rs 2.96 crore to Rs 3.44 crore, the 2,164 sq ft 3 BHK with servant room Rs 4.8 crore to Rs 5.2 crore, and the 4 BHK of about 2,857 sq ft about Rs 7 crore at the building's average rate, with one seller asking Rs 8.5 crore. Every sale is a resale, and there is no developer inventory left in the towers.
What is the rate per sq ft in IREO Grand Arch?
The 2,164 sq ft 3 BHK asks divide to Rs 22,200 to Rs 24,000 per sq ft, and one portal puts the society's average near Rs 24,500. The 2 BHK flats trade a little lower, around Rs 21,000 to Rs 21,500. Sector 58 flats average Rs 23,200, so Grand Arch sits at or a few per cent above its sector. The 25 per cent internal spread printed elsewhere is not what the listings show.
What is the rent in IREO Grand Arch?
A 2 BHK lets from about Rs 72,000 to Rs 79,000 a month, and a furnished 2,164 sq ft 3 BHK with two covered parking bays was offered at Rs 1.35 lakh. The listings print a band of about Rs 79,000 to Rs 1.3 lakh across all sizes. Cards offering a 3 BHK here at Rs 40,000 to Rs 55,000 are years old and do not describe the market.
What is the rental yield at IREO Grand Arch?
About 2.8 to 3.2 per cent gross. A furnished 2,164 sq ft 3 BHK asking Rs 5.05 crore and letting at Rs 1.35 lakh earns Rs 16.2 lakh a year, 3.2 per cent; a 2 BHK bought at Rs 3.2 crore and let at Rs 75,000 earns Rs 9 lakh, 2.8 per cent. That matches the sector's published 3 per cent and beats most finished towers on Golf Course Road.
What is the RERA number of IREO Grand Arch?
One listing prints HRERA 660/2017/307, which reads as registration 307 of 2017; others print none. The first four towers were handed over before registration began, so the number can only cover the second-phase towers. For a first-phase flat ask for the occupation certificate and the conveyance deed; for a second-phase flat, check on the Haryana authority's website that the registration names your tower.
Is IREO Grand Arch ready to move in?
Yes. Handover was scheduled for March 2016, began with four towers in a first phase, and the remaining towers followed through 2017; one portal records possession as December 2017. A possession date of May 2023 on another portal is a template default, not a later phase. The towers are occupied, with 60 or more flats to let at any time.
Why do some pages price a 4 BHK in IREO Grand Arch at Rs 6.86 crore and others at Rs 8.5 crore?
Because one is a rate card and the other an opening ask. Rs 6.86 crore on 2,857 sq ft and Rs 6.92 crore on 2,882 sq ft are both exactly Rs 24,000 per sq ft, a broker's price list applied to the plan sizes. Rs 8.5 crore on 2,857 sq ft is Rs 29,800, a fifth above anything else in the building. At the portal average of Rs 24,500 the flat is about Rs 7 crore.
How does IREO Grand Arch compare with IREO Victory Valley?
Both are finished IREO estates on the Extension Road, but Grand Arch in Sector 58 trades at about Rs 22,200 to Rs 24,500 per sq ft on smaller flats of 1,375 to 2,882 sq ft, while Victory Valley in Sector 67 trades nearer Rs 20,100 on larger ones. Grand Arch is the better letting building with the lower entry ticket; Victory Valley gives more floor area for each rupee.

Price Analysis
The starting price of about Rs 2.96 Cr to 8.5 Cr resale, Rs 22,200 to 24,500 per sq ft is in line with what Sector 58, IREO City, Golf Course Extension Road, Gurugram asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Sector 58, IREO City, Golf Course Extension Road, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Sector 58, IREO City, Golf Course Extension Road, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Possession Risks
As a ready or near-ready project, possession risk here is low — what you see is largely what you get.
Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.
Bank Loan Availability
Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates

💬 Our View
The old page had the average about right and the spread badly wrong: the 3 BHK asks cluster between Rs 22,200 and Rs 24,000 per sq ft, an 8 per cent band, not 25. The corrected picture is a finished IREO estate trading at or a few per cent above Sector 58, asking Rs 2.96 crore to Rs 8.5 crore and letting well enough to return 2.8 to 3.2 per cent gross, the best of the finished towers on this road. That makes it the Extension Road flat to look at first for a buyer who cares about the rent. Argue the 4 BHK down to its average, and ask what is being built opposite.
We track Gurugram closely, and IREO Grand Arch Sector 58 Gurgaon is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. We are not here to push one project — we help you compare and pick what fits your budget and plan. For the live price and a clear comparison, just reach out.
