It may be two brokers quoting the owner at different times, or two units of one size; only the unit number on the sale deed and the lease settles which. On the lower price the office returns 5.5 per cent; on the higher, 5.2 per cent. A buyer offered the Rs 22,500 version should know the Rs 9.85 crore one exists.
Printed returns that fail the arithmetic
Brokers print the return as ROI. It is only the yearly rent divided by the price, before maintenance, vacancy or tax, and three of the offers here are worth dividing again.
- The 500 sq ft office prints a 6.47 per cent yield. Rs 40,000 a month is Rs 4,80,000 a year; on Rs 84 lakh that is 5.71 per cent. To return 6.47 per cent, the price would have to be Rs 4,80,000 divided by 0.0647, about Rs 74.2 lakh.
- The 3,565 sq ft office prints 4.50 per cent. 3,565 times Rs 82 is Rs 2,92,330 a month, Rs 35,07,960 a year; on Rs 7.99 crore that is 4.39 per cent. At 4.50 per cent the price would be about Rs 7.80 crore.
- The pre-leased pair of 2,662 and 2,975 sq ft is offered "from Rs 7.5 crore" at 5.75 per cent. That return is correct for the 2,662 sq ft unit alone: 2,662 times Rs 135 is Rs 3,59,370 a month, Rs 43,12,440 a year, 5.75 per cent of Rs 7.5 crore. Both units together earn Rs 91,31,940 a year and at 5.75 per cent would cost about Rs 15.9 crore.
The leases behind the prices

The good side: when the lease steps up or renews, the rent has room to rise. The 3,565 sq ft lease carries a 15 per cent step-up after three years, and so does the fourth-floor lease. If Rs 82 rises by 15 per cent it becomes Rs 94.30, and the return on Rs 7.99 crore rises from 4.39 to 5.05 per cent. The other side: a tenant paying Rs 80 to Rs 97 in a building where the asking rent is Rs 105 or more may leave at the end of the lock-in, and the unit then sits empty while a new tenant is found. The one pair paying Rs 135 is above today's asks, which suggests it was let with furniture or has already stepped up. A lease above the market is the one most likely to be renegotiated down.

The developer's own page gives the office area as 15,794 square metres, the same 1,70,000 sq ft the listings print, credits the design to Studio u+a of New York, and names a cafeteria, restaurants and a health club inside. A full floor is about 15,000 sq ft super area and 9,750 sq ft carpet, so carpet is about 65 per cent of what is sold. A 4,689 sq ft office is therefore about 3,050 sq ft of usable floor, and Rs 21,005 per super foot is about Rs 32,300 per carpet foot. No source read for this page published a floor plan, so ask the seller for the measured plan of the office on offer: it is what settles the carpet area the price is buying.
No RERA number applies: the building was finished long before Haryana's regulator began registering projects.
