Listings describe about 200 units on 4.3 acres, with shops and restaurants on the ground and first floors and offices above. The offices were sold to individual owners, so the market here is resale: suites of roughly 560 to 2,250 sq ft, priced one at a time by whoever owns them.

The row this page replaces printed about Rs 9,000 to Rs 12,000 per sq ft. As a range of asking prices that holds up: the six office asks read on 30 September 2026 run from Rs 8,070 to Rs 12,750 per sq ft. What the row left out is that the offices let for Rs 38 to Rs 50 a month in most listings, and at that rent an office is worth about Rs 7,700 to Rs 8,600 a foot at a 7 per cent return. Each value is the monthly rent per foot times 12, divided by 0.07. Rs 48.89 is Rs 586.68 a year, and Rs 586.68 over 0.07 is Rs 8,381. One of the 1,150 sq ft listings prints its rate as Rs 60 a foot, but Rs 45,000 divided by 1,150 is Rs 39.13; the Rs 60 only works on a carpet area of 750 sq ft. That gap between super and carpet area is exactly what a buyer has to pin down on any unit here. A 130 sq ft cabin let at Rs 16,000, about Rs 123 a foot, is left out of the range: it is a single furnished room, not an office floor. One of the portal's listings files the building under Tikri rather than Sector 47, another reason to confirm the unit's address on the deed.

These rents sit at the low end of the road. This site's ILD Trade Centre rent page put the office rate at about Rs 50 a month when it was checked on 22 September, before maintenance.

The old band's floor of Rs 9,000 needs a rent of Rs 52.50 for 7 per cent, and its top of Rs 12,000 needs Rs 70. Only the 560 sq ft office, at Rs 62.50, lets near that. On the evidence, a fair price is:

  • Vacant office, bare or lightly furnished: about Rs 7,700 to Rs 8,600 a foot, on a Rs 45 to Rs 50 rent.
  • Office let at Rs 55 to Rs 60 on a registered lease: about Rs 9,400 to Rs 10,300 at 7 per cent.
  • Above Rs 11,000: a return under 5.5 per cent on any rent found for an office here.

Retail below, offices above

The ground and first floors are shops and food outlets, and the offices take the floors above. One guide says the offices run from the second floor to the ninth; the developer's own page speaks of offices on floors 3 to 9. That split matters for a buyer because the two uses are separate markets under one roof. A leasing site offers a furnished 1,200 sq ft unit on the third floor as a shop at Rs 50 a foot, which is an office rent whatever the unit is called. At the other end, a broker page that this site read on 22 September quoted a pre-leased unit here at Rs 155 a month, three times the office rate: that is shop or restaurant rent at street level, or an old lease that has escalated for years. Do not let a shop's yield set the price of an office on the fifth floor, and do not buy a unit sold as a shop above the first floor at a shop's price.

How big is it? The sources do not agree

  • Floor area. One listing puts the whole complex at over 3,00,000 sq ft of shops and offices; the developer's description speaks of over 5.5 lakh sq ft of offices alone. The approved building plan settles it.
  • Floors. Listings give 10 floors, or three basements, a ground floor and nine above; the developer's page describes two levels of basement parking.
  • Completion. Operating since 2007 on the developer's account, completed in 2009 on one listing, April 2011 on a portal. The occupation certificate carries the date.

The sources read also carried no directory of the companies in ILD Trade Centre; they name a gym, a play area and an ATM along with the shops and food outlets. None of this changes the price arithmetic, which rests on unit asks and unit rents, but a buyer should not repeat any of these figures to a lender or a tenant without the document behind it.

In Sector 48, JMD Megapolis asks Rs 10,100 to Rs 12,000 and its let units yield about 7 per cent, and Iris Tech Park asks Rs 8,200 to Rs 10,250 on furnished rents of Rs 55 to Rs 62. Read as ILD Trade Centre vs JMD Megapolis, the asks overlap but ILD's rents run Rs 5 to Rs 15 lower, so the same price buys less income here. There is no metro on Sohna Road. The complex is at the northern end of the road, a few minutes from Rajiv Chowk and the highway on the developer's account, and this site's Spaze Edge page puts the Malibu Town block about 6.9 km from Millennium City Centre station.

A buyer's order of questions

  1. Floor and use. Office or shop, which floor, and whether the frontage faces Sohna Road or an inner corridor.
  2. Super and carpet area in writing; the Rs 60 listing shows how far apart they can be.
  3. The lease, if let: tenant, rent per sq ft, lock-in, escalation and deposit, and whether the rent quoted is before or after maintenance.
  4. Maintenance: the rate, what it covers and what the lifts and air conditioning of a building this age will need soon. No listing read publishes the rate.
  5. Documents: the occupation certificate and the seller's conveyance deed, with a no-dues letter from the maintenance agency.
  6. Parking: basement bays allotted to the unit.
  7. A site visit: photos of ILD Trade Centre cannot show how a building of this age has been kept up, so look at the lifts, washrooms and corridors on the unit's own floor.
