Six to twenty people. A small private office from about ₹17,500-60,000 a month usually beats the equivalent seats.
Twenty to five hundred, on a short horizon. A managed office gives you a private floor with no capital fit-out on a one-to-three year contract.
Fifty plus, on a long horizon. Lease and fit out. Over five years or more, bare shell plus your own fit-out costs materially less than any of the above.
Fit-out cost scales with the same number
Square footage does not only set your rent. On a bare shell, fit-out runs roughly ₹1,500 to ₹3,500 per sq ft, so the sizing decision moves your capital budget as much as your monthly one.

The 30-person team sized to headcount rather than attendance therefore pays roughly ₹29 lakh to ₹68 lakh more in fit-out alone, before a rupee of extra rent. That is the strongest argument for getting the sizing right first.

How many parking bays will you need
Parking is allocated per bay and charged separately, and it is the constraint that catches teams out after they have signed.
Work from your peak-day headcount, not your total. A 30-person team with 60% attendance needs bays for about 18 people, less whatever share travels by metro, cab or company transport. In Udyog Vihar and around HUDA City Centre, where parking is the belt's weakest point, that number decides whether a building works for you at all.
Get the allocated bay count and the visitor arrangement written into the lease. On corridors like the Southern Peripheral Road, where buildings were designed after Gurgaon's parking problems were understood, this is far less of a fight.
Five sizing mistakes that cost money
- Sizing to headcount instead of peak occupancy. If 60% of your team is in on the busiest day, you are paying for 40% empty space every month for nine years.
- Forgetting the difference between carpet and super area. A 3,300 sq ft requirement on carpet is roughly 4,200-4,500 sq ft on super area, and landlords quote both.
- Not counting meeting rooms and the pantry. They are part of the per-person figure only if your benchmark says so — check what the number includes.
- Planning for the headcount you hope for. Take space for today with an expansion option in the lease, rather than paying for a forecast.
