About Shapoorji Pallonji Joyville Sector 102 Gurgaon Resale
Joyville Gurugram is most of the way to being a finished address. Thirteen towers on 18 acres in Sector 102, 300 metres off the Dwarka Expressway, registered in 2018, built in phases from January 2019, with the first towers occupied by 2023 and the bulk of the estate handed over through 2024 and 2025. This page used to call it New Launch and print "Rs 1.4 Cr onwards", and both lines were stale before they were published. A building with 270 flats on the resale listings and over 200 to let is not launching anything. The old price was a formula, not a listing: every one-unit page for this project multiplied the area by Rs 13,000, then by 1.42, and printed the two results as a range marked "(est.)". Nobody divided a real ask by a real area.
What the listings say, read on 26 September 2026, is this. Joyville trades at about Rs 15,350 per sq ft on the resale market, roughly 15 per cent above the Sector 102 average of about Rs 13,400. A 2 BHK of 1,215 sq ft is asking Rs 1.7 crore to Rs 1.95 crore. A 3 BHK of 1,692 to 1,905 sq ft is asking Rs 2.48 crore to Rs 3 crore. A 4 BHK of 2,162 sq ft is asking Rs 3.4 crore, and the whole building runs from about Rs 1.48 crore to Rs 3.52 crore. The same flats let for Rs 37,000 to Rs 61,000 a month, and that pair of numbers, the ask and the rent, is what the rest of this page is built on.

Read the old columns against the new one and the formula fails in both directions. Its floor, Rs 13,000 per sq ft, was below the market on every size, so a seller reading the low end was told too little. Its ceiling, Rs 13,000 times 1.42, or Rs 18,460 per sq ft, was above anything the building has ever traded at, so a buyer reading the high end was told to expect Rs 4 crore for a 4 BHK that the listings price at Rs 3.4 crore. A range that wide is not a price. It is an admission that nobody looked.
The 1,358 sq ft 3 BHK is worth a note. The developer's own compact 3 BHK has a carpet area of about 1,200 sq ft, which puts its super area nearer 1,650 sq ft, so a 3 BHK at 1,358 sq ft is either a very tight plan or a 2 BHK mislabelled on the old page. Ask which before pricing it.
The rate ladder, and the asks that do not survive division
Rs 15,350 is an average. Divide the published asks by their areas and the true spread appears. The cheaper of the two 1,215 sq ft 2 BHKs, at Rs 1.7 crore, is Rs 13,990 per sq ft. The dearer, at Rs 1.95 crore, is Rs 16,050 per sq ft. The 3 BHK asks of Rs 2.48 crore on 1,692 sq ft and Rs 3 crore on 1,905 sq ft are Rs 14,660 and Rs 15,750. The 4 BHK at Rs 3.4 crore on 2,162 sq ft is Rs 15,730. So the working range is about Rs 14,000 to Rs 16,000 per sq ft, with floor, tower and whether the flat has ever been lived in explaining the gap. The average for the later phase is a little lower, about Rs 14,850, because its towers were handed over more recently and more of the stock is unfinished inside.
Two asks in the listings do not survive the arithmetic. One portal shows a 4 BHK of 2,162 sq ft at Rs 1.59 crore, which is Rs 7,350 per sq ft, less than half the building's rate; that is a stale listing or a typo, not a bargain, and a call will confirm it. The 3 BHK band on another portal starts at Rs 1.41 crore, which on the smallest 3 BHK plan would be under Rs 10,400 per sq ft. Treat anything below Rs 13,500 per sq ft here as a listing to check rather than a price to pay.
The rent, and what it does to the price
Joyville has one of the deepest letting markets on the Expressway, because 1,500-odd flats arrived within three years of each other and a large share went to investors. There were over 200 rental listings on one portal and about 95 on another when this page was checked. The rents sit in a narrow band:
- A 2 BHK at about Rs 37,000 to Rs 42,000 a month, unfurnished or semi-furnished.
- A 3 BHK at Rs 48,000 to Rs 57,000; the later-phase towers cluster at the lower end.
- A 4 BHK or a furnished large 3 BHK at up to Rs 61,000, the top of what was on offer.
Divide the rent by the price. A 1,215 sq ft 2 BHK at Rs 15,350 per sq ft costs about Rs 1.87 crore and lets for Rs 40,000, which is Rs 4.8 lakh a year, or 2.6 per cent gross. A 1,822 sq ft 3 BHK at Rs 2.8 crore letting for Rs 55,000 is Rs 6.6 lakh a year, or 2.4 per cent. A 2,162 sq ft 4 BHK at Rs 3.32 crore letting for Rs 61,000 is Rs 7.3 lakh a year, or 2.2 per cent. The bigger the flat, the worse the yield, which is the usual shape on the Expressway. Take out maintenance, which residents complain is high, and a month's vacancy, and every one of those numbers is nearer 2 per cent. Anyone buying here is buying for the address and for capital growth, not for income.
What the developer publishes
The developer's own project page describes 2, 3 and 4 BHK homes across 13 towers, 75 per cent of the 18 acres left open, a 24,000 sq ft clubhouse, a 1 Gbps fibre connection to every flat and air purifiers in the common areas. The plan names are worth learning because the listings use them: the 2 BHK Luxury has a carpet area of about 962 sq ft, the 3 BHK Grande about 1,200 sq ft and the 3 BHK Luxury 1,320 to 1,388 sq ft. Super areas run from about 915 sq ft to 2,180 sq ft on the developer's figures, with a 2,400 sq ft plan appearing on the listings for the largest 4 BHK. Each tower is 26 floors.
The developer's page still lists launch-era starting prices for the 2 BHK Luxury, 3 BHK Grande and 3 BHK Luxury of Rs 1.6 crore, Rs 1.94 crore and Rs 2.14 crore. Those are close to where the resale market now sits for the same plans, which tells you the primary price has largely converged with the secondary one. There is no discount for buying from the developer any more, and on most towers there is nothing left to buy from the developer at all.
Possession, phase by phase
The estate was registered with the Haryana authority in 2018 and construction started in January 2019. The first three towers had their occupation certificates by 2023 and were handed over then. A further tower followed in late 2023, and the listings describe possession beginning in earnest from December 2024, with the remaining towers of the later phases completing between then and early 2026. One portal still prints June 2026 for the last phase. So the honest status is delivered for most of the estate, with one or two towers of the final phase still being handed over as this is written. Which tower a flat is in decides whether you are buying a lived-in home or a bare shell with a fresh occupation certificate, and the price should follow.
Residents' complaints, where they appear, are about two things: the finishing at the time of handover and the maintenance charge. Neither is unusual on a 1,500-flat estate, and both are checkable. Ask the seller for the snag list at handover and the last two maintenance bills.

Because the project was built in phases, three registration numbers circulate. The original is RC/REP/HARERA/GGM/2018/27. A second, GGM/336/68/2019/30 dated 24 May 2019, covers a later phase; the authority's own order for that number calls it Phase IV. A third, GGM/434/166/2021/02 dated 8 January 2021, covers the last towers. None of these is wrong; each covers different towers. The sale deed should cite the one that covers the tower you are buying in, and for a tower that is already occupied the occupation certificate for that tower matters more than any of them. Where it sits on the Expressway
Sector 102 is the Gurugram end of the Dwarka Expressway, closer to the old city and the railway station than the Sector 106 to 113 stretch. The Sector 102 flats page has the sector's wider stock, which runs from about Rs 11,800 to Rs 15,400 per sq ft, and Joyville sits at the top of that band with the Emaar and BPTP schemes. AIPL Lake City in Sector 103 and ATS Triumph in Sector 104 are the two neighbours a buyer at this budget usually compares, and Sobha Strada in Sector 106 is what the same money buys further along the road.
