About Godrej Meridien Resale Flats Sector 106 Gurgaon

Godrej Meridien is not coming soon. It came. Seven towers of 34 floors on 14.8 acres in Sector 106, off the Dwarka Expressway, launched in June 2018, with the occupation certificate for the first phase issued on 31 March 2023 and the second phase handed over from January 2025. This page used to carry the label Coming Soon and a single line, "Rs 1.95 Cr onwards", and the sixteen one-unit pages hanging off it printed the area times Rs 13,000 and then times 1.42, marked "(est.)". None of that described a building with more than 360 flats on the resale listings and over 60 to let.

What the listings say, read on 26 September 2026: Godrej Meridien trades at about Rs 15,700 per sq ft on the resale market, a little above the Sector 106 average, which the two main portals put at Rs 15,100 and Rs 16,000. A 2 BHK of 1,366 sq ft asks Rs 2.04 crore to Rs 2.52 crore. A 3 BHK of 1,855 sq ft asks Rs 2.68 crore to Rs 3.39 crore. A 4 BHK of 2,720 sq ft asks Rs 4.25 crore to Rs 4.8 crore. The same flats let for about Rs 40,000 to Rs 75,000 a month. Those two columns, the ask and the rent, decide what this flat is for, and the answer is a home rather than an income.

Read the old column against the new one and the formula misses in two directions at once. Its floor of Rs 13,000 per sq ft sits below every real ask in the building, so a seller reading it was told too little. Its ceiling of Rs 18,460 sits above almost all of them, so a buyer reading it was told to expect Rs 5 crore for a 4 BHK the listings price at Rs 4.25 to 4.8 crore. The carpet-area rows were worse: a 2 BHK priced from Rs 1.33 crore is a flat that has not been offered at that number since the towers were a site. The 1,108 and 1,120 sq ft rows match no plan the developer publishes, in carpet or super, and are not priced here.

The rate ladder, divided out

Rs 15,700 is an average across the listings. Divide each ask by its own area and the working spread appears. The cheapest 1,366 sq ft 2 BHK, at Rs 2.04 crore, is Rs 14,900 per sq ft; the dearest, at Rs 2.52 crore, is Rs 18,400. The 1,855 sq ft 3 BHKs run from Rs 14,400 (Rs 2.68 crore) to Rs 18,300 (Rs 3.39 crore). The 2,720 sq ft 4 BHKs run from Rs 15,600 (Rs 4.25 crore) to Rs 17,600 (Rs 4.8 crore). So the building sits between about Rs 14,400 and Rs 18,400 per sq ft, and a flat is worth where it falls in that band because of its tower, its floor, whether it faces the central greens and whether anyone has lived in it.

One portal prints a headline band of Rs 3.75 crore to Rs 6.92 crore for the whole project. It carries no area against either end. On a 1,855 sq ft 3 BHK, Rs 3.75 crore would be Rs 20,200 per sq ft, and Rs 6.92 crore on a 2,720 sq ft 4 BHK would be Rs 25,400, both far above any individual ask with an area attached. The unit listings, each with its size, are the document that settles it, and this page prices off those. A seller quoting from the headline band is quoting a hope.

The rent, and what it does to the price

The letting market is younger than the resale one, because most of the second phase only got keys in 2025, but it is already over 60 flats deep on one portal and 40 on another. The averages are about Rs 40,800 a month for a 2 BHK and Rs 59,900 for a 3 BHK, inside an overall range of Rs 39,500 to Rs 75,000. Individual 1,855 sq ft 3 BHKs were offered at Rs 50,000 unfurnished and Rs 67,000 with a study, and an owner-posted furnished 3 BHK was at Rs 60,000.

  • A 1,366 sq ft 2 BHK at Rs 15,700 costs about Rs 2.14 crore. At Rs 40,800 a month it earns Rs 4.9 lakh a year: 2.3 per cent gross.
  • A 1,855 sq ft 3 BHK at Rs 2.91 crore letting for Rs 60,000 earns Rs 7.2 lakh: 2.5 per cent.
  • A 2,720 sq ft 4 BHK at Rs 4.27 crore letting for Rs 75,000, the top of the market, earns Rs 9 lakh: 2.1 per cent.

Take out maintenance and a vacant month and every one of those is nearer 2 per cent, which is also the sector average one portal publishes. The yield is the same story as the rest of the Expressway: nobody should buy a flat here for its rent.

What took four years: one buyer's file

The clearest record of how this project was delivered is an order from the Gurugram bench of the state's real estate authority in December 2025. A couple booked a second-floor flat in Tower 2 of the first phase for about Rs 1.75 crore on a construction-linked plan. Their agreement was signed on 27 September 2019 and promised possession by 30 September 2020. The occupation certificate for the phase came on 31 March 2023. The offer of possession followed in May 2024, the keys on 27 November 2024, with the conveyance deed the same month. The authority ordered the developer to pay interest at 10.8 per cent a year for the delay.

Two things follow for a buyer today. First, the flat that cost Rs 1.75 crore in 2019 is now a Rs 2 to 3 crore flat on the resale market, so the early buyers who waited are sitting on a real gain and price accordingly. Second, a gap of fourteen months between the occupation certificate and the offer of possession is the kind of detail a resale buyer should check in the seller's own file: the date of the offer, the date of the conveyance deed, and whether any delay interest has been paid or is still owed to the seller. None of that transfers to you unless the agreement says so.

What the developer publishes

The developer's own page describes 2, 3 and 4 BHK homes in seven towers, about 754 flats, most of them corner units open on three sides with deep deck balconies, and a large central green that the developer puts at well over half the site. A clubhouse, pool, gym and sports courts are in the common areas. The page still carries a launch-era starting price of Rs 1.62 crore; if that was the 1,366 sq ft 2 BHK, the launch rate was about Rs 11,900 per sq ft, which puts the resale rate a third higher eight years on. That is the gain, and it is already in the ask.

Registration: two numbers

The project's first registration is number 05 of 2018, dated 18 May 2018, and appears on the listings as GGM/273/2018/05 or in its long form as RC/REP/HARERA/GGM/2018/05. A second number, GGM/2020/09 of February 2020, is printed on other listings and most likely covers the later phase. For a delivered flat the occupation certificate for the tower matters more than either, but the sale deed should cite the registration that covers that tower, and the state authority's project page answers the question in a minute.

Where it sits

Sector 106 is on the Delhi side of the Dwarka Expressway, where the road's opening in 2024 did most of its work on prices. The sector's flat rates moved about 101 per cent over three years and 176 per cent over five, and about 2.2 per cent in the past year. The last figure is what a buyer in 2026 is paying into: the run is over and the market is resting. Who this suits, and who should look elsewhere

A family that wants a finished Godrej flat on the Expressway with a society already living in it, and a buyer who would rather pay Rs 15,700 for a delivered tower than a similar number for a launch that will not be ready until 2029 or later. Most of the 2 and 3 BHK asks sit in the Rs 2 to 3 crore band. It does not suit an investor counting on rent, at 2.1 to 2.5 per cent gross, or anyone who reads the sector's three-year doubling as a promise about the next three.

The old row called a delivered society Coming Soon and priced it with a formula that missed the market at both ends. The corrected picture is a building that trades at about Rs 15,700 per sq ft, lets for Rs 40,000 to Rs 75,000 and so yields a little over 2 per cent. That is a home, and a reasonable one: a Godrej society with mostly corner flats, finished and lived in, at close to the sector's own average. The reasons for care are all paperwork. The listings mix carpet and super areas, there are two registration numbers, and the first phase was years late, so the seller's possession file is worth reading line by line.
