Emaar Urban Oasis is a building site, not a launch. Emaar India registered it with the Haryana authority on 7 August 2023, sold it out at launch, and is now building four to five towers of up to 26 floors on about 9.5 acres in Sector 62, just off the Golf Course Extension Road. The registration promises possession by July 2027. The row this page replaces called it New Launch and priced it at Rs 3.6 crore onwards. That figure has a history: Rs 3.6 crore on the smallest plan, a 3 BHK of about 2,122 sq ft, is about Rs 17,000 per sq ft, which is the rate the flats were sold at in 2023. Nobody can buy one from Emaar at that price today. There is nothing left to buy from Emaar at all.

Every flat now changes hands as a transfer of an allotment, and those resale listings, read on 26 September 2026, put Urban Oasis at about Rs 19,000 per sq ft. One portal gives a median of about Rs 18,850 across its listings, another an average of about Rs 19,100, against a Sector 62 average near Rs 21,100. A 3 BHK of 2,122 sq ft asks from about Rs 4 crore, a 3 BHK of 2,262 sq ft from Rs 4.3 crore, a 3 BHK of 2,410 sq ft from Rs 4.7 crore, and a 4 BHK plus servant room of 3,040 sq ft asks Rs 5.25 crore to Rs 6 crore. The larger duplex units go higher.

The "(est.)" bands are the area multiplied by Rs 15,000, then by 1.30: 2,410 sq ft times Rs 15,000 is Rs 3.62 crore, and that times 1.30 is Rs 4.70 crore. The floors of those bands sit below even the 2023 launch rate. The two "onwards" figures are something else again. Rs 3.6 crore on 2,124 sq ft is the launch rate of about Rs 17,000; Rs 3.17 crore on 2,262 sq ft is Rs 14,000 per sq ft, a rate the project has never been sold at. Six pages, three different methods, and not one of them read a listing.

The rate ladder, and the 4 BHK gap

Dividing the published asks by their areas:

  • A 4 BHK plus servant of 3,040 sq ft at Rs 5.25 crore: Rs 17,270 per sq ft, the bottom, barely above launch.
  • The same plan at Rs 5.3 crore to Rs 5.32 crore: Rs 17,430 to Rs 17,500.
  • A 3 BHK of 2,122 sq ft from Rs 4 crore: Rs 18,850.
  • A 3 BHK of 2,262 sq ft from Rs 4.3 crore: Rs 19,010.
  • A 3 BHK of 2,410 sq ft from Rs 4.7 crore: Rs 19,500.
  • A 4 BHK of 3,040 sq ft at Rs 6 crore: Rs 19,740 per sq ft, the top.

The finding is the 4 BHK. Several owners of the 3,040 sq ft plan are asking Rs 17,300 to Rs 17,500 per sq ft, only 1.6 to 3 per cent over what they paid in 2023, while the 3 BHK owners ask 11 to 15 per cent over. A seller asking launch price three years on usually has a reason: a payment schedule they no longer want to meet, or a lender. That is a buyer's opening. At the 3 BHK rate the 4 BHK would be Rs 5.78 crore, so the cheap listings are about half a crore under it.

Against the launch rate, the building has gained about 12 per cent in three years, roughly 4 per cent a year. That is modest for the Golf Course Extension Road, and it is the honest number to quote to anyone who says Urban Oasis doubled.

What you are actually buying: an allotment, not a flat

A resale here is a transfer. The seller has paid Emaar some share of the price under the payment plan they signed in 2023; the buyer pays the seller that amount plus the premium, takes over the allotment, and pays Emaar the rest as the towers go up. Three things follow. The price you negotiate is split between two parties, and the part owed to Emaar is not negotiable. Emaar must endorse the transfer, and the developer charges for it; get the figure in writing before agreeing a price. And the possession date is the developer's promise, not the seller's. The registration says July 2027. Portals print everything from December 2027 to October 2028. The registration certificate settles which date Emaar is bound to; the others are guesses.

There is no rent to quote, because nobody lives here yet. The nearest guide is Emaar's own finished building in the same sector, Emaar DigiHomes, whose 3 BHK lets at about 2.4 per cent gross on its resale price. There is no reason to expect a better yield from a larger, more expensive flat next door; Urban Oasis vs DigiHomes is a choice between waiting for a new flat and moving into a finished one. A buyer here is buying a home for 2027 or 2028, or a bet on the corridor, and should model the carrying cost of the gap with no income against it.

What the developer publishes

Emaar's own page for Urban Oasis describes 3 and 4 BHK apartments with simplex and duplex options, a clubhouse of about one lakh sq ft, and a location on the Golf Course Extension Road with the Southern Peripheral Road nearby. Listings disagree on the detail: nine, 9.53 or ten acres; four towers or five; 472 or 525 homes. The registration, read on the authority's website, is the document that settles the count, and a buyer should read the tower and floor of the specific allotment against it. One registry tracker splits the scheme into two phases under the one number, which may be the source of the tower-count confusion.

There is one corporate fact worth knowing. In 2025 the Adani group was reported to be in talks to buy Emaar's Indian business; in September 2025 Emaar Properties said it was no longer considering a stake sale and would look at joint ventures instead. The developer of record for this project has not changed, and the registration binds whoever holds it, but a buyer should read any transfer document for the name of the promoter.

Urban Oasis sits about 10 per cent under that average, which is roughly what an unfinished building should cost against finished ones. Who this suits, and who should look elsewhere

The corrected picture is a sold-out Emaar project, under construction and promised for July 2027, whose allotments now change hands at about Rs 19,000 per sq ft, about 12 per cent over launch and about 10 per cent under the finished stock around it. That is a fair price for a family that can wait. The best value is in the 4 BHK, where some owners are asking little more than they paid; the weakest case is for anyone who needs income, because there is none until the keys, and the building next door shows it will be thin when it comes.
