About Emaar Urban Oasis Sector 62 Gurgaon
Emaar Urban Oasis is a building site, not a launch. Emaar India registered it with the Haryana authority on 7 August 2023, sold it out at launch, and is now building four to five towers of up to 26 floors on about 9.5 acres in Sector 62, just off the Golf Course Extension Road. The registration promises possession by July 2027. The row this page replaces called it New Launch and priced it at Rs 3.6 crore onwards. That figure has a history: Rs 3.6 crore on the smallest plan, a 3 BHK of about 2,122 sq ft, is about Rs 17,000 per sq ft, which is the rate the flats were sold at in 2023. Nobody can buy one from Emaar at that price today. There is nothing left to buy from Emaar at all.
Every flat now changes hands as a transfer of an allotment, and those resale listings, read on 26 September 2026, put Urban Oasis at about Rs 19,000 per sq ft. One portal gives a median of about Rs 18,850 across its listings, another an average of about Rs 19,100, against a Sector 62 average near Rs 21,100. A 3 BHK of 2,122 sq ft asks from about Rs 4 crore, a 3 BHK of 2,262 sq ft from Rs 4.3 crore, a 3 BHK of 2,410 sq ft from Rs 4.7 crore, and a 4 BHK plus servant room of 3,040 sq ft asks Rs 5.25 crore to Rs 6 crore. The larger duplex units go higher.
What is actually for sale, unit by unit
This site used to carry six separate one-unit pages for Urban Oasis. Three were the same 2,122 sq ft plan written three ways (2,122, 2,124 and 2,124.17), and two were the same 2,262 sq ft plan written two ways. They now fold into this page. Here is what they printed, and what each plan implies at the rate the allotments trade at today.
| Configuration | Super area | What the old pages printed | At Rs 19,000 per sq ft |
|---|---|---|---|
| 3 BHK (three pages) | 2,122 to 2,124 sq ft | Rs 3.18 Cr to Rs 4.14 Cr (est.); Rs 3.19 Cr to Rs 4.14 Cr (est.); Rs 3.6 Cr onwards | Rs 4.03 Cr |
| 3 BHK (two pages) | 2,262 to 2,266 sq ft | Rs 3.4 Cr to Rs 4.42 Cr (est.); Rs 3.17 Cr onwards | Rs 4.31 Cr |
| 3 BHK | 2,410 sq ft | Rs 3.62 Cr to Rs 4.7 Cr (est.) | Rs 4.58 Cr |
The "(est.)" bands are the area multiplied by Rs 15,000, then by 1.30: 2,410 sq ft times Rs 15,000 is Rs 3.62 crore, and that times 1.30 is Rs 4.70 crore. The floors of those bands sit below even the 2023 launch rate. The two "onwards" figures are something else again. Rs 3.6 crore on 2,124 sq ft is the launch rate of about Rs 17,000; Rs 3.17 crore on 2,262 sq ft is Rs 14,000 per sq ft, a rate the project has never been sold at. Six pages, three different methods, and not one of them read a listing.
The rate ladder, and the 4 BHK gap
Dividing the published asks by their areas:
- A 4 BHK plus servant of 3,040 sq ft at Rs 5.25 crore: Rs 17,270 per sq ft, the bottom, barely above launch.
- The same plan at Rs 5.3 crore to Rs 5.32 crore: Rs 17,430 to Rs 17,500.
- A 3 BHK of 2,122 sq ft from Rs 4 crore: Rs 18,850.
- A 3 BHK of 2,262 sq ft from Rs 4.3 crore: Rs 19,010.
- A 3 BHK of 2,410 sq ft from Rs 4.7 crore: Rs 19,500.
- A 4 BHK of 3,040 sq ft at Rs 6 crore: Rs 19,740 per sq ft, the top.
The finding is the 4 BHK. Several owners of the 3,040 sq ft plan are asking Rs 17,300 to Rs 17,500 per sq ft, only 1.6 to 3 per cent over what they paid in 2023, while the 3 BHK owners ask 11 to 15 per cent over. A seller asking launch price three years on usually has a reason: a payment schedule they no longer want to meet, or a lender. That is a buyer's opening. At the 3 BHK rate the 4 BHK would be Rs 5.78 crore, so the cheap listings are about half a crore under it.
Against the launch rate, the building has gained about 12 per cent in three years, roughly 4 per cent a year. That is modest for the Golf Course Extension Road, and it is the honest number to quote to anyone who says Urban Oasis doubled.
What you are actually buying: an allotment, not a flat
A resale here is a transfer. The seller has paid Emaar some share of the price under the payment plan they signed in 2023; the buyer pays the seller that amount plus the premium, takes over the allotment, and pays Emaar the rest as the towers go up. Three things follow. The price you negotiate is split between two parties, and the part owed to Emaar is not negotiable. Emaar must endorse the transfer, and the developer charges for it; get the figure in writing before agreeing a price. And the possession date is the developer's promise, not the seller's. The registration says July 2027. Portals print everything from December 2027 to October 2028. The registration certificate settles which date Emaar is bound to; the others are guesses.
There is no rent to quote, because nobody lives here yet. The nearest guide is Emaar's own finished building in the same sector, Emaar DigiHomes, whose 3 BHK lets at about 2.4 per cent gross on its resale price. There is no reason to expect a better yield from a larger, more expensive flat next door; Urban Oasis vs DigiHomes is a choice between waiting for a new flat and moving into a finished one. A buyer here is buying a home for 2027 or 2028, or a bet on the corridor, and should model the carrying cost of the gap with no income against it.
What the developer publishes
Emaar's own page for Urban Oasis describes 3 and 4 BHK apartments with simplex and duplex options, a clubhouse of about one lakh sq ft, and a location on the Golf Course Extension Road with the Southern Peripheral Road nearby. Listings disagree on the detail: nine, 9.53 or ten acres; four towers or five; 472 or 525 homes. The registration, read on the authority's website, is the document that settles the count, and a buyer should read the tower and floor of the specific allotment against it. One registry tracker splits the scheme into two phases under the one number, which may be the source of the tower-count confusion.
There is one corporate fact worth knowing. In 2025 the Adani group was reported to be in talks to buy Emaar's Indian business; in September 2025 Emaar Properties said it was no longer considering a stake sale and would look at joint ventures instead. The developer of record for this project has not changed, and the registration binds whoever holds it, but a buyer should read any transfer document for the name of the promoter.
Registration
The project is registered as RC/REP/HARERA/GGM/741/473/2023/85, dated 7 August 2023. On an under-construction project this number matters more than on a finished one: it carries the promised completion date, the quarterly progress filings and the escrow rules that protect the money already paid. Read the latest progress filing before paying a premium to anyone.
Where it sits in Sector 62
Sector 62 is one of the priciest addresses on the Extension Road, and its average of about Rs 21,100 per sq ft is pulled up by delivered towers. Urban Oasis sits about 10 per cent under that average, which is roughly what an unfinished building should cost against finished ones. The sector's other stock is on the Sector 62 flats page, the developer's wider Gurgaon list on the Emaar India page, and the corridor's market on the Golf Course Extension Road page.
Who this suits, and who should look elsewhere
Our review of Urban Oasis at resale fits in one line: a fair price for a family that can wait, and a poor one for anyone who needs income. It suits a family that wants a new Emaar flat on the Extension Road, can wait until 2027 or 2028, and would rather pay about Rs 19,000 per sq ft for an allotment than Rs 21,000 or more for a finished flat nearby. It particularly suits a 4 BHK buyer, because the cheapest 4 BHK allotments are asking little more than launch. The budget pages for the bands it sits in are Rs 4 to 5 crore and Rs 5 to 6 crore.
It does not suit a buyer who needs to live somewhere now, a buyer who needs rent to cover the loan, or anyone who read Rs 3.6 crore on the old row and expects to find a 3 BHK at that price. Nor does it suit a buyer who cannot tolerate a delivery date that may slip by a year.
Before you pay anything
- The allotment letter and the builder-buyer agreement, with the payment plan the seller signed.
- A statement from Emaar of what has been paid and what is still owed on that unit.
- Emaar's written consent to the transfer, and the fee it charges for it.
- The latest quarterly progress filing on the authority's website, and the tower's actual construction stage.
- The rate against the super area on the agreement. Asks run from Rs 17,270 to Rs 19,740 per sq ft.
Frequently asked questions
What is the price of a flat in Emaar Urban Oasis Sector 62 Gurgaon?
On the resale listings read on 26 September 2026, a 3 BHK of 2,122 sq ft asks from about Rs 4 crore, a 2,262 sq ft 3 BHK from Rs 4.3 crore, a 2,410 sq ft 3 BHK from Rs 4.7 crore, and a 4 BHK plus servant room of 3,040 sq ft Rs 5.25 crore to Rs 6 crore. That is about Rs 19,000 per sq ft. The project sold out at launch, so every purchase is a transfer of an allotment.
What was the launch price of Emaar Urban Oasis?
About Rs 16,600 to Rs 17,000 per sq ft in August 2023, which put the smallest 3 BHK of about 2,122 sq ft near Rs 3.6 crore. That is where the old Rs 3.6 crore onwards figure came from. Today's resale rate of about Rs 19,000 is roughly 12 per cent above launch, or about 4 per cent a year, a modest gain for the Golf Course Extension Road.
When is possession of Emaar Urban Oasis?
The Haryana registration promises possession by July 2027. Portals print later dates, from December 2027 to October 2028, and some say towers may be handed over in stages. The registration certificate and the latest quarterly progress filing settle what Emaar is bound to. A buyer paying a premium now should budget for a delay of up to a year without income.
What is the RERA number of Emaar Urban Oasis?
RC/REP/HARERA/GGM/741/473/2023/85, dated 7 August 2023. On an under-construction project the number carries the promised completion date, the quarterly progress filings and the escrow rules protecting money already paid. Read the latest filing on the Haryana authority's website before paying a transfer premium, and check that the allotment's tower is covered.
Can I buy a flat in Emaar Urban Oasis directly from Emaar?
No. The project sold out at its August 2023 launch, and Emaar has no inventory to sell. Every flat on the market is an allotment being transferred by an original buyer, who is paid what they have put in plus a premium, while the new buyer takes over the remaining instalments to Emaar. Emaar must consent to the transfer and charges for it; get that charge in writing.
Is Emaar Urban Oasis a good buy at resale?
For a family that can wait, it is a fair price: about Rs 19,000 per sq ft against a Sector 62 average near Rs 21,100 for finished flats. The best value is in the 4 BHK, where some owners of the 3,040 sq ft plan ask only Rs 17,300 to Rs 17,500, barely above launch. It is a poor buy for anyone needing rent before 2028.
How does Emaar Urban Oasis compare with Emaar DigiHomes?
Both are Emaar schemes in Sector 62. DigiHomes is finished, with smaller 2 and 3 BHK plans trading at a higher rate per sq ft and letting at about 2.4 per cent gross on its 3 BHK. Urban Oasis is under construction, with larger 3 and 4 BHK plans, a lower rate and no rent until handover. The choice is between moving in now and paying less per sq ft to wait.

Investment Analysis
Why people look at Emaar Urban Oasis Sector 62 Gurgaon for investment is simple — it is in Sector 62, Golf Course Extension Road, Gurugram, and this part of Gurugram has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about Rs 4 Cr to Rs 6 Cr resale, about Rs 19,000 per sq ft is in line with what Sector 62, Golf Course Extension Road, Gurugram asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Sector 62, Golf Course Extension Road, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Sector 62, Golf Course Extension Road, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Possession Risks
Since it is still being built, there is always some chance of a timeline shift. The plus point is that RERA-registered projects carry committed dates and clear compensation rules for delay.
Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.
Bank Loan Availability
Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.
Construction Updates
The project is currently under construction. The build stage and finishing change month to month.

💬 Our View
The old row printed the 2023 launch price as if the project were still launching. The corrected picture is a sold-out Emaar project, under construction and promised for July 2027, whose allotments now change hands at about Rs 19,000 per sq ft, about 12 per cent over launch and about 10 per cent under the finished stock around it. That is a fair price for a family that can wait. The best value is in the 4 BHK, where some owners are asking little more than they paid; the weakest case is for anyone who needs income, because there is none until the keys, and the building next door shows it will be thin when it comes.
We track Gurugram closely, and Emaar Urban Oasis Sector 62 Gurgaon is one of the homes buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit.
