About Candor TechSpace Office for Sale, Sector 21 Gurgaon

Candor TechSpace in Sector 21, Gurugram, is an IT and SEZ office campus at Dundahera on the Old Delhi-Gurgaon Road, owned outright by Brookfield India Real Estate Trust. It has 13 completed buildings of 4,083,525 sq ft on about 28.5 acres, 22 office tenants, and an average rent in place of Rs 92 per sq ft a month at 31 March 2026. People search for a Candor TechSpace office for sale, and the plain answer is that there is none: the campus is let, not sold by the floor.

What can be priced is the campus. The trust's valuer put the completed buildings at Rs 47,575 million on 31 March 2026, which is about Rs 11,650 per sq ft. That is the nearest thing to a sale price Candor TechSpace Sector 21 has, and it is well below what a let strata office costs on MG Road or in Cyber City. This page explains why, and how an investor can own a share of the campus through the trust's units instead.

Can you buy an office in Candor TechSpace?

No. The 31 March 2026 valuation records the trust's share as 100 per cent. A consultant lists towers 1A, 1B, 2A, 2B, 3A, 3C, 5, 6A and 6B and a multi-level car park, each for rent, with floors on offer from about 17,260 to 36,970 sq ft. A search for pre-leased or strata sales returned only leases. The row this page replaces printed "pre-leased, institutional, on request" with a floor price of Rs 10 crore; no unit at any price was found behind it.

If anyone offers you an office here for sale, ask for the title chain. A seller would have to show a registered conveyance from the trust, and the trust does not sell floors. What is sold is the trust's own units, one at a time, on the exchange.

What the campus is worth, divided

PartAreaValue at 31 March 2026Per sq ft
13 completed buildings4,083,525 sq ftRs 47,575 millionRs 11,650
One future building99,924 sq ftRs 537 millionRs 5,374
Campus4,183,449 sq ftRs 48,112 millionRs 11,501

Rs 47,57,50,00,000 divided by 4,083,525 is Rs 11,650. Rs 53,70,00,000 over 99,924 is Rs 5,374, the value of a building not yet built. Together, Rs 48,112 million over 4,183,449 sq ft is Rs 11,501. The valuer's figure is a professional estimate for the trust's accounts, not a price anyone paid, but it is made under the market regulator's rules each year and is the most careful number published for this campus.

The rent behind the value

  • In place: Rs 92 per sq ft a month on average at 31 March 2026, with 83.34 per cent of the space committed. The trust's portfolio page gives 81 per cent for a different date.
  • Market rent the valuer used: Rs 90 for SEZ space and Rs 99 for non-SEZ space, each including parking.
  • Leasing quote: about Rs 80 plus Rs 19 maintenance, Rs 99 all-in, on this site's Candor TechSpace rent page.

Against the valuation, Rs 92 a month is Rs 1,104 a year, and Rs 1,104 over Rs 11,650 is 9.48 per cent gross on let space. With only 83.34 per cent let, the campus as a whole earns Rs 1,104 times 0.8334, or Rs 920, which is 7.90 per cent on the value. Let strata offices in Gurugram mostly sell at 5 to 7 per cent. The gap is what a single owner of 4 million sq ft of SEZ space, with a sixth of it empty, is worth to a valuer against a small let office an individual can buy.

Owning a slice: Brookfield India REIT units

Brookfield Candor TechSpace is part of a listed real estate investment trust, and its units trade like shares. A market page read on 7 October 2026 showed Rs 342.42 a unit, in a 52-week range of Rs 310.61 to Rs 375.69. The net asset value at 31 March 2026 was Rs 386.66, so the unit traded about 11.4 per cent below it. The distribution for the June 2026 quarter was Rs 5.60 a unit; four quarters at that rate are Rs 22.40, which is 6.54 per cent on Rs 342.42. Quarterly payouts move, so treat 6.54 per cent as an annualised reading, not a promise.

A unit is not a piece of Sector 21. The trust reported about 32.6 million sq ft of operating area in the June 2026 quarter; Sector 21's 4.2 million is about 13 per cent of that. A unit also carries the trust's other campuses, its debt and its management. For an investor who wanted Candor TechSpace for its tenant list, a unit is the only door, and it is a door into the whole portfolio.

Candor TechSpace Sector 21 Gurgaon: size, tenants and the SEZ

The trust's own page gives the campus area as 28.53 acres, with 4.2 million sq ft leasable, 4.1 million completed and 0.1 million still to be built. This site's rent page used 27.68 acres from a broker. The trust's figure is the one to rely on. Named tenants are Accenture, Amdocs, Carelon Global and RBS on the trust's page; the rent page adds Bank of America and Sapient. Searches for the Candor TechSpace Accenture office in Gurgaon, and for all companies in the campus, are mostly employees and visitors; the trust publishes the count, 22 office tenants, rather than a full list.

The campus is an IT and SEZ development, which matters for every tenant: SEZ space can only be taken by an approved SEZ unit, which is why the valuer prices SEZ and non-SEZ rents separately, Rs 90 against Rs 99. The rent page sets out what a business should ask before it signs.

Address and the metro

The Candor TechSpace address is Dundahera, Old Delhi-Gurgaon Road, Sector 21, Gurugram, at the Delhi end of the city. The trust's page puts it about 3 km from the IndusInd Bank Cyber City station of the Rapid Metro, about 7 km from MG Road metro station and about 9 km from Gurugram railway station. Staff from south and west Delhi travel against the main Gurugram flow; staff from the new southern sectors travel with it.

DLF Atrium Place is the other campus in this belt that is leased, not sold; its reported valuation is about Rs 24,300 a sq ft on a single Rs 171 lease, twice Candor's figure on less than twice the rent. Global Business Park on MG Road sells let offices at Rs 24,000 to Rs 25,000 for about 5 to 6 per cent, and Cyber City strata at about Rs 18,000 to Rs 25,000. Welldone Tech Park in Sector 48 is the cheap end, Rs 7,100 to Rs 8,800 for 7.5 to 9.3 per cent. For a buyer who wants a let office with a corporate tenant, pre-rented property on MG Road lists the dated asks and their returns, and the IT park office page compares both Candor campuses with Gurugram's other parks.

Who this page is for

It is for an investor who typed Candor TechSpace because of its tenants and wants to know what owning it means. The choice is between a listed unit, at about 6.5 per cent on the last quarter's payout and a share of 32.6 million sq ft, and a let strata office elsewhere, at 5 to 7 per cent on one lease you can read. It is also for anyone shown a "unit for sale" in Sector 21: the campus has one owner, so that offer needs a title search before it needs a price.

Before you pay anything

  1. For REIT units: read the trust's latest quarterly update for Sector 21's occupancy and rent, and its distribution history, before relying on 6.54 per cent.
  2. For any offer of an office in the campus: the registered title from the trust, which no source shows exists.
  3. For a let strata office instead: the registered lease, the rent per sq ft, the lock-in left and the escalation, then divide the yearly rent by the price.
  4. For a tenant: the SEZ status of the floor, in writing, and the rent page's checklist.

Possession Timeline

A finished, operating campus: 13 buildings complete and one of 99,924 sq ft still to be built. Nothing is sold, so there is no possession for a buyer; tenants take space under leases.

Rental Yield & Lease Income

Commercial office in Candor TechSpace, Dundahera, Old Delhi-Gurgaon Road, Sector 21, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.

If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.

Fit-out & Floor Plate

Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.

Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.

CAM & Running Charges

Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.

We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.

Resale & Exit

Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.

Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.

Possession & Handover Risk

As a built or near-ready building, possession risk is low — what you see is largely what you get.

Check the RERA possession date and the developer's commercial delivery track record with us before booking.

Location Map

Payment Plan

No sale by the floor. REIT units are bought on the stock exchange through a broker at the market price; a let strata office elsewhere is a resale with Haryana stamp duty, the registration slab and 1 per cent TDS under section 393 of the Income-tax Act, 2025.

Specifications

An IT, ITeS and SEZ campus of 13 completed office buildings and a multi-level car park, with floors to let of about 17,260 to 36,970 sq ft; SEZ and non-SEZ space priced separately by the valuer.

💬 Our View

Candor TechSpace Sector 21 cannot be bought by the floor; Brookfield India REIT owns all of it. Its valuer's Rs 11,650 a sq ft on a Rs 92 rent is about half of what let offices on MG Road ask, because it prices 4 million sq ft of SEZ space with a sixth empty. Buy REIT units for a share of it, or a let strata office elsewhere for a lease of your own.
