Above Rs 10 crore Gurugram is not a market of projects. It is a market of about a dozen buildings. Twenty-two priced listings on this site sit in this band, and a large share of what actually trades is resale in three or four towers on Golf Course Road that have been changing hands since the middle of the last decade. New supply arrives as branded towers and as the top configurations of otherwise mid-priced projects. This page sets out where the money goes, what the resale market looks like, and the questions that matter when a single flat costs more than an entire building did twenty years ago.

The rest of the band sits on pages of its own and is worth naming because buyers search for them directly: DLF Camellias and The Magnolias in Sector 42, The Aralias, Oberoi Three Sixty North in Sector 58, M3M's Aston Martin, Stefano Ricci, Jacob & Co and Elie Saab residences, Elan Emperor in Sector 106, DLF Aureva in Sector 63, Central Park Sky Villas in Sector 68 and Emaar Marbella Villas in Sector 66.
Why price per square foot stops being the metric
Below Rs 10 crore, rate per square foot compares two flats usefully. Above it, the same number hides more than it shows. A Camellias apartment and a new branded tower can quote similar rates and be entirely different assets: one is in a building with a decade of transaction history, a settled residents' body and a queue of buyers; the other is a launch whose market does not yet exist. At this level three other measures do more work.
- Transaction depth. How many flats in this building changed hands in the last two years, and at what spread between asking and closing. In the ultra-prime buildings this is a real, checkable list.
- Floor plate exclusivity. Two flats per floor, or one. A private lift opening into the apartment rather than a shared lobby.
- Land, where there is any. A villa or farmhouse at this price is bought for the plot; the house on it is depreciating and replaceable.
The resale market is the market
Most of the largest transactions in Gurugram every year are resales in a handful of Golf Course Road buildings, and a buyer entering this band should understand what that implies. Prices are set by what a small, well-informed group of sellers will accept, not by a developer's price list. Negotiation is real and is usually about terms and timing rather than headline rate. And the transaction itself is slower: due diligence on a fifteen-crore resale, with a bank release, a tax deduction and a society transfer, takes weeks after agreement.
It also means the building's own management matters more than the developer's brochure ever did. Ask for the society's accounts, its corpus position, the list of major works planned in the next three years, and whether any litigation involves the association. In an ultra-prime building a facade or lift programme is an assessment of a size that would buy a flat elsewhere in the city.
Costs at this level
- Stamp duty and registration on the circle rate or transaction value, whichever is higher, in cash at registry - a large seven-figure or eight-figure sum.
- Tax deducted at source by the buyer on the payment to the seller, at the prescribed rate, deposited on time. On a resale this is the buyer's compliance problem, not the seller's.
- Fit-out of Rs 1.5 crore upwards on a 5,000 sq ft apartment, six to twelve months, usually with a designer and a contractor the building approves.
- Maintenance in an ultra-prime building, which is a substantial monthly figure and rises with the building's age and its amenity programme.
What to establish before committing
- The building's transaction record: sales in the last two years, current listings, asking-to-closing spread.
- The society's finances: corpus, planned major works, any litigation.
- The exact unit: floor, facing, private lift, plate exclusivity, and what can be built in the view.
- The fit-out rules - approved contractors, permitted working hours, what the building will not allow you to change.
- For land: the title chain and the licence, read by a lawyer who does this work rather than by a general practitioner.

Branded towers: what is new here, and what is not
The automotive and fashion-licensed residences that have launched in Sector 58 and along Dwarka Expressway are the most visible new supply in this band. What is genuinely new is the interior specification and, in some, an operator running services. What is not new is the building underneath: the same developers, the same contractors and the same approval process as their unbranded projects, and the licence does not extend to construction or to the completion date. A buyer paying a brand premium is paying for design, service and the name at resale - all real, none of them structural.
The question to ask is what the licence costs the building in perpetuity. Some agreements carry an annual fee funded from maintenance, which every owner pays for as long as the name stays. Others are one-time. On a ten-year hold that difference is a material number, and it is rarely volunteered.
Who buys in this band
Three groups, and they want different things. Business owners and senior executives buying a principal home, who care most about the floor plate, the neighbours and the school run. Investors and family offices treating an ultra-prime apartment as a store of value, for whom transaction depth and the building's management are the whole case. And buyers from outside Gurugram - Delhi, Mumbai, the Gulf - who often buy in the best-known buildings precisely because the name travels and the resale pool is national rather than local.
If you are in the first group, buy the flat you want to live in. If in the second or third, buy the building whose name a future buyer will recognise without being told - that recognition is what liquidity at this level is made of.
A note on privacy
One thing buyers at this level consistently ask for and rarely get in writing: discretion. Sale prices in registered transactions are a matter of public record, brokers talk, and in a building of forty apartments the residents know within a week. What can be controlled is the process - how many agents are engaged, whether the flat is advertised openly or shown to a named list, and whether the transaction is handled by one adviser or four. Buyers and sellers who care about this should settle it at the start, because it cannot be retrofitted once a listing has circulated.
The rates this band trades on
Three different rates operate above Rs 10 crore and they are not comparable with one another. New low-density towers in Sectors 58-63 work out at roughly Rs 30,000 to Rs 42,000 per sq ft - Max Estates Sector 59 at about Rs 16.5 crore for its larger configurations sits inside that. Branded residences ask more for the same built area, with the premium over an unbranded flat of similar size in the same sector running from noticeable to steep. And the ultra-prime Golf Course Road resale buildings trade well above both on a per-square-foot basis, which is why a Camellias or Magnolias apartment at Rs 40 crore and a new branded flat at Rs 20 crore can be similar in size. A villa or farmhouse is quoted per square yard of land and should never be set against an apartment rate: the land is the asset and the house on it is replaceable.
