Society age and amenity load. A newer tower with a working clubhouse, three lifts and reliable DG carries a rent premium and a maintenance premium. Older stock in the DLF Phases is cheaper on rent and often cheaper on maintenance, and gives you a bigger room for the money — with a 20-year-old bathroom.

What a Gurgaon tenancy costs beyond the rent

The number on the listing is not the number that leaves your account. Budget for all of this before you agree a rent:

  • Security deposit — two to three months' rent is normal on an unfurnished society flat, and furnished or premium stock is routinely asked at three to six. There is no statutory cap in Haryana, whatever you may have read; see the note below.
  • Brokerage — customarily one month's rent, and negotiable. On a society flat the broker is often paid by both sides, which is worth asking about before you view.
  • Maintenance or CAM — charged by the RWA or the facility manager per sq ft per month, usually on top of rent. Ask for the current rate and whether it is included; on a large flat it can be a fifth of the rent again.
  • Electricity — metered on the DHBVN domestic slab, with DG backup billed separately per unit at a higher rate. In a high-rise with heavy backup use this is a real monthly line, not a rounding error.
  • Move-in charges — many societies levy a one-time, non-refundable move-in fee and ask for a refundable interior deposit if you are doing any work.
  • Police verification — Gurugram Police ask landlords to file tenant verification. It is the landlord's job, but it is your ID that goes on it, so expect to be asked for documents.

The agreement, the stamp duty and the TDS

  • Eleven months is the standard term because registration becomes compulsory once a lease runs beyond a year. An 11-month agreement in Haryana is executed on an e-stamp certificate that typically costs a few hundred rupees; a registered lease of up to five years attracts stamp duty of 1.5% of the average annual rent.
  • TDS under Section 194-IB — if you are an individual or HUF paying more than Rs 50,000 a month, you must deduct tax at 2%. That rate came down from 5% with effect from 1 October 2024. It is deducted once, in the last month of the tenancy or of the financial year, whichever comes first, and paid using Form 26QC. On Gurgaon rents this catches far more tenants than they expect.

The rent rules that are not law in Gurugram

You will see it written that a residential deposit is capped at two months, that a tenancy must be registered with a Rent Authority within 60 days, and that rent can only rise once a year with 90 days' notice. Those are provisions of the Model Tenancy Act, 2021, which is a template the Centre offered the states. Haryana has not adopted it. Gurugram tenancies still run under the Haryana Urban (Control of Rent and Eviction) Act, 1973, plus whatever your agreement says. In practice your contract is the rulebook, so read the deposit, notice, lock-in and escalation clauses properly rather than assuming a statute protects you.
