About 2 BHK Flat for Rent in Gurgaon Under Rs 20,000

Rs 20,000 a month for a 2 BHK sounds optimistic in a city whose average 2 BHK is Rs 30,000. It is not. It just puts you in specific parts of Gurgaon, and the flats there are frequently larger than what twice the money buys in Sector 50.

This page is about where that budget actually clears, what the flats are like, and the one cost that does not show up in the rent: the commute.

Where Rs 20,000 clears

Belt2 BHK a monthStock type
New Gurgaon (Sectors 82-95)Rs 14,000-22,000Gated societies, 900-1,200 sq ft
Sector 56 pocketsFrom about Rs 20,000Older society and floor stock
Badshahpur and urban villagesRs 10,000-15,000Independent floors, often 800 sq ft
Sohna townRs 12,000-18,000Affordable-scheme and newer floors

New Gurgaon is the answer for most people at this budget, because it is the only belt where the money buys a real gated society rather than a floor. Known stock there includes DLF New Town Heights, DLF Skycourt, Pyramid Urban Homes 2 and Ansal Heights 2.

One honest caveat. Rent sources contradict each other on this belt: some put Sectors 82 to 89 at Rs 28,000 to Rs 40,000 for a 2 BHK, roughly double the figures above. Both describe real flats — the low band is older and unfurnished, the high band newer, larger or furnished. Do not take a sector average as a quote.

What the saving costs you

Against a Rs 40,000 flat in the central sectors, a Rs 16,000 flat in Sector 84 saves Rs 2.88 lakh a year. The bill on the other side is 45 to 75 minutes each way to Cyber City on a normal weekday, and the fuel or cab fare that goes with it.

For a household whose work is in Manesar, IMT Manesar or along NH-48, there is no trade at all — the value belt is also the convenient one. For a hybrid worker in the office twice a week, the maths is comfortably in favour. For a daily Cyber City commuter, it usually is not.

What to check on cheap Gurgaon stock

Water first. Parts of the outer sectors still run on tankers during peak summer, and a society's water arrangement tells you more about its management than its clubhouse does. Then power — ask what the DG covers and what it costs per unit, because a cheap rent with expensive backup is not cheap.

Then maintenance, which on this belt ranges from properly run to nominal. Ask for the current per sq ft rate and, if you can, speak to a resident rather than the broker. Finally, check the road actually in use, not the one on the map: several of these sectors are served by a link road that is still being widened.

The buy-side equivalent of this belt is our affordable flats in Gurgaon page, and the scheme route is covered in applying for affordable housing. The wider belt view is on flats for rent in New Gurgaon.

What a Gurgaon tenancy costs beyond the rent

The number on the listing is not the number that leaves your account. Budget for all of this before you agree a rent:

  • Security deposit — two to three months' rent is normal on an unfurnished society flat, and furnished or premium stock is routinely asked at three to six. There is no statutory cap in Haryana, whatever you may have read; see the note below.
  • Brokerage — customarily one month's rent, and negotiable. On a society flat the broker is often paid by both sides, which is worth asking about before you view.
  • Maintenance or CAM — charged by the RWA or the facility manager per sq ft per month, usually on top of rent. Ask for the current rate and whether it is included; on a large flat it can be a fifth of the rent again.
  • Electricity — metered on the DHBVN domestic slab, with DG backup billed separately per unit at a higher rate. In a high-rise with heavy backup use this is a real monthly line, not a rounding error.
  • Move-in charges — many societies levy a one-time, non-refundable move-in fee and ask for a refundable interior deposit if you are doing any work.
  • Police verification — Gurugram Police ask landlords to file tenant verification. It is the landlord's job, but it is your ID that goes on it, so expect to be asked for documents.

The agreement, the stamp duty and the TDS

  • Eleven months is the standard term because registration becomes compulsory once a lease runs beyond a year. An 11-month agreement in Haryana is executed on an e-stamp certificate that typically costs a few hundred rupees; a registered lease of up to five years attracts stamp duty of 1.5% of the average annual rent.
  • TDS under Section 194-IB — if you are an individual or HUF paying more than Rs 50,000 a month, you must deduct tax at 2%. That rate came down from 5% with effect from 1 October 2024. It is deducted once, in the last month of the tenancy or of the financial year, whichever comes first, and paid using Form 26QC. On Gurgaon rents this catches far more tenants than they expect.

The rent rules that are not law in Gurugram

You will see it written that a residential deposit is capped at two months, that a tenancy must be registered with a Rent Authority within 60 days, and that rent can only rise once a year with 90 days' notice. Those are provisions of the Model Tenancy Act, 2021, which is a template the Centre offered the states. Haryana has not adopted it. Gurugram tenancies still run under the Haryana Urban (Control of Rent and Eviction) Act, 1973, plus whatever your agreement says. In practice your contract is the rulebook, so read the deposit, notice, lock-in and escalation clauses properly rather than assuming a statute protects you.

Tell us the budget, the office you commute to and the month you need to move, and we will come back with a shortlist where the maintenance, the deposit and the actual furnishing have been confirmed — not a scrape of everything listed.

FAQs

Can I get a 2 BHK in Gurgaon under Rs 20,000?

Yes. New Gurgaon, meaning Sectors 82 to 95, has gated-society 2 BHKs from about Rs 14,000 to Rs 22,000, and Sector 56 has stock from around Rs 20,000. Independent floors in Badshahpur and the villages run Rs 10,000 to Rs 15,000.

Which Gurgaon sector has the cheapest 2 BHK flats?

The Sector 82 to 95 band in New Gurgaon is the cheapest society stock in the city. Sohna town and the urban villages go lower still, but with independent floors rather than gated societies.

How long is the commute from New Gurgaon to Cyber City?

Typically 45 to 75 minutes each way on a normal weekday, depending on where in the belt you are and which road you take. It is the real price of the cheaper rent.

Are cheap flats in Gurgaon safe and well built?

Much of this stock is sound, mainstream society housing from developers like DLF and Pyramid. Quality varies by society rather than by price band, which is why viewing and asking a resident about water and maintenance matters more than the rent.

Why do rent figures for New Gurgaon vary so much?

Because the belt covers very different products. Older unfurnished stock rents at Rs 14,000 to Rs 22,000 while newer, larger or furnished flats in the same sectors are quoted at Rs 28,000 to Rs 40,000. Always price the society, not the sector.

Investment Analysis

Why people look at 2 BHK Flat for Rent in Gurgaon Under Rs 20,000 for investment is simple — it is in New Gurgaon, Sohna and the outer sectors, Gurugram, and this part of Gurugram has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
A genuine gated-society flat is achievable at this budget, not just a room. Sizes are often 1,000 sq ft plus, larger than central-belt flats costing double. Lower deposits in absolute terms.
Watch-outs
45 to 75 minutes to Cyber City on a normal morning. Amenity is basic and maintenance quality varies sharply by society. Some of the cheapest stock is dated and needs seeing in person.
Rental demand
Homes in New Gurgaon, Sohna and the outer sectors, Gurugram usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in New Gurgaon, Sohna and the outer sectors, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in New Gurgaon, Sohna and the outer sectors, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

💬 Our View

Under Rs 20,000 is not a compromise budget in Gurgaon so much as a geography. The flats are frequently bigger than what Rs 40,000 buys in the central sectors; what you are giving up is the morning, not the housing.
