Surat Real Estate Market: Vesu, Pal, Adajan and What the Diamond Bourse Changed
Surat flats are listed at roughly Rs 3,800 to Rs 6,100 per sq ft across its main western and southern localities, with Adajan at the low end and VIP Road, Vesu at the top on portal averages. Gujarat's entry cost is moderate: 4.9% stamp duty plus a 1% registration fee, and a woman buying in her sole name pays no registration fee at all.

A city that grew west and south
Surat's money was made in diamonds and textiles in the old walled city and in Varachha and Katargam to the east. Its newer housing went the other way. Across the Tapi, Adajan and Pal became the family suburbs of the 1990s and 2000s. To the south-west, the stretch along VIP Road through Vesu and Althan toward Dumas and the new Dream City district is where most of the city's high-rise launches now sit.
That split explains the price map. Adajan is established and cheaper per sq ft than its name suggests, because much of its stock is older. Vesu and VIP Road carry the premium of newer towers, wider roads and the Diamond Bourse at Khajod. Pal sits between.
Locality prices: what the portals show
These are listing-based asking averages, not registered sale prices. Surat builders often quote super built-up area, which can be 25-45% larger than the carpet area that RERA requires them to disclose, so always ask which area a per sq ft figure refers to. Where sources disagreed, both are shown.

City-wide, averages sit around Rs 4,400-4,500 per sq ft. The Vesu gap matters when you negotiate: portal averages blend older resale flats with launches, while broker figures near Rs 10,000 describe new luxury towers. Both are real, for different buildings. Compare against recent resales in the same tower.
Portals report Adajan up 7.9% in a year and Vesu up 4.5%. Listing averages move when new stock is added, so don't read much into that gap.
Gujarat's day-one cost
Gujarat's stamp duty on a sale deed is 4.9%, made up of a basic rate and a surcharge, and the registration fee is 1%. Duty is charged on the higher of the price in your deed and the jantri value. Some calculators claim women pay a reduced 3.9% duty; the more careful sources say the duty is the same for everyone and the only concession is the waived registration fee for a woman buying alone. Worked example: a Rs 60 lakh flat in Pal
- Stamp duty at 4.9%: Rs 2,94,000.
- Registration at 1%: Rs 60,000.
- Total for a man or a joint purchase: Rs 3,54,000.
- Total for a woman buying in her sole name: Rs 2,94,000, a saving of Rs 60,000.

The jantri is the number to watch
Gujarat left its jantri untouched from April 2011 until the state doubled it with effect from 15 April 2023. In November 2024 the government proposed a far larger, area-by-area revision, with some pockets rising several times over. After objections from the public and builders it was put on hold, and at the time of writing the 2023 rates still apply. If the new jantri takes effect, duty on resale flats in areas where the jantri sits close to market prices will rise with it. Diamond Bourse, metro and bullet train: what has happened

The bourse is the project Vesu and Dream City brochures lean on, and it has disappointed so far. Over 4,500 offices were sold, yet traders cited maintenance charges, relocation costs, power and water problems and unfinished roads as reasons to stay in Mahidharpura. About 250 offices were running by February 2026, a fraction of the building, so a flat priced on tens of thousands of daily workers next door is priced ahead of the facts.
The metro has trains under test between Dream City and Althan, but we could not confirm that passenger service had started when this was written. The bullet train matters more for business travel than for daily commuting.
Rent and yield in Vesu and Adajan
Vesu 2BHK listings run from about Rs 14,000 to Rs 25,000 a month, with furnished flats in newer towers at the top. Adajan 2BHKs average about Rs 17,000 on one portal, with unfurnished examples near Rs 16,500.
- Vesu: a 1,200 sq ft flat at Rs 5,700 per sq ft costs Rs 68.4 lakh. At Rs 18,000 a month (Rs 2.16 lakh a year) the gross yield is about 3.2%; at Rs 22,000 (Rs 2.64 lakh) about 3.9%. Add 5.9% duty and registration and your outlay is about Rs 72.4 lakh, which cuts the yields to about 3.0% and 3.6%.
- Adajan: a 1,280 sq ft flat at Rs 3,900 per sq ft costs about Rs 49.9 lakh. At Rs 16,500 a month (Rs 1.98 lakh a year) the gross yield is about 4.0%, or about 3.7% after duty and registration.
Maintenance, property tax and empty months take net yield lower still. The older, cheaper suburb earns more per rupee; the newer one is bought for the address. Our rental yield comparison by city puts these numbers in context.
Risks, and the checks that answer them
Before booking, search the project on gujrera.gujarat.gov.in by name, promoter or registration number, and read the completion date and the quarterly progress filings, which show whether construction is keeping pace with payment demands. - The Tapi. In August 2006 a sudden release from the Ukai dam flooded most of the city, and parts of Rander, Pal and Adajan went deep under water. Heavy rain in June 2025 closed more than 60 roads. Ask about the building's plinth height and what happened in the last heavy monsoon.
- Infrastructure premiums paid early. The bourse, the metro and the bullet train are all in launch prices around Vesu and Dream City, and only one of the three is open.
- Modest yields. At 3-4% gross, rent covers upkeep but not a loan.
Who Surat suits
It suits a family working in the city that wants a new flat well under metro prices, and a buyer who values Gujarat's lower registration bill, especially a woman buying alone. It suits a patient investor. It suits badly anyone buying south Surat purely on the bourse story, or needing rent to cover an EMI.

When will the Surat metro open?
Trial runs on the 8.5 km stretch between Dream City and Althan Tenement began on 29 March 2026. Passenger service needs clearance from the Commissioner of Metro Rail Safety, which we could not confirm at the time of writing. Full Phase 1 is targeted for late 2027.
Is Adajan or Vesu better for rental income?
On asking prices, Adajan. A 2BHK there costs about Rs 50 lakh and rents near Rs 16,500 a month, about 4% gross. A comparable Vesu flat costs about Rs 68 lakh and rents for Rs 18,000-22,000, about 3.2-3.9%. Vesu is bought more for appreciation and the newer building.
