Thiruvananthapuram Real Estate Market: Technopark, Vizhinjam and NRI Demand
Thiruvananthapuram flats are listed at roughly Rs 5,500 to Rs 9,000 per sq ft in the main residential areas, from Peroorkada and Sreekaryam at the lower end to Kowdiar at the top, with Kazhakoottam near Technopark around Rs 6,000. Kerala's registration bill is 10% of the higher of price and fair value on most purchases, or 9% on a new flat bought within six months of completion.

Three kinds of buyer
Thiruvananthapuram's housing demand comes from three groups. The first is the capital's own middle class of government, medical and academic families, who have long preferred independent houses in the old central neighbourhoods such as Kowdiar and Pattom. The second is Technopark's workforce in the north, which rents and buys flats around Kazhakoottam and Sreekaryam. The third is Malayalis working in the Gulf, who buy a flat or villa for family now and for their own return later.
Developers in the city say NRI buying has picked up again, and link it partly to the Vizhinjam port. That may be so, but it comes from people selling homes, and we found no independent count of NRI purchases. A trade-press report did call Thiruvananthapuram Kerala's fastest-growing housing market in 2025. Kochi is the state's other big apartment market; our Kochi market study covers it.
Locality prices: portals and builders disagree
Listing counts in several central localities are small, so portal averages there are unreliable, and one set of ranges below comes from a local developer's blog. Read the table as a ranking.

The city-wide average sits around Rs 5,900-6,000 per sq ft. Kazhakoottam's portal history is useful: up about 40% over five years, but down about 6% in the latest year. The Technopark premium is already in the price.
Villas
The villa market is thinner and priced by land more than by sq ft. One portal lists more than 38 3BHK villas in the Rs 40-70 lakh band across the wider city, mostly on the fringe. Near Technopark, a 1,450-1,500 sq ft villa in Kazhakoottam was listed at about Rs 84 lakh, and an 1,800 sq ft independent house in Sreekaryam at Rs 1.9 crore. The spread tells you how much the plot matters.
Kerala's registration cost
Kerala charges 8% stamp duty and a 2% registration fee on a sale deed, both on the higher of the deed value and the government fair value of the land. A government order from 2023 set the duty at 7% for a flat or apartment transferred from the builder within six months of the local body allotting the building number; that took effect on 1 April 2023. The Rs 72,000 difference is worth timing your registration for. Fair values matter too: the state's budget in June 2026 announced a review of land fair values to correct disparities, with no rates announced when we checked. Vizhinjam is doing well as a port, passing 2 million containers within 18 months of starting trial operations. But it is built for transshipment, boxes moving from ship to ship, which creates fewer jobs on land than a gateway port with warehouses and factories around it. Developers are marketing Kovalam, Balaramapuram and Neyyattinkara on the port story; we found no price data showing a port effect yet. The outer ring road would matter more for those areas, and it is still at the bidding stage. The metro is not sanctioned, so don't pay for it.
Rent and yield near Technopark
2BHKs in Kazhakoottam rent for about Rs 15,000-23,000 a month, with furnished flats near the Technopark gates at the top. Take a 1,200 sq ft 2BHK at Rs 6,000 per sq ft: Rs 72 lakh.
- At Rs 18,000 a month (Rs 2.16 lakh a year) the gross yield is 3.0%.
- At Rs 23,000 a month (Rs 2.76 lakh) it is about 3.8%.
- Add 10% duty and registration (Rs 7.2 lakh) and those fall to about 2.7% and 3.5%.

- Manage from abroad. A tenant near Technopark is easy to find, but repairs, society dues and tenant changes need a local agent or relative, and those costs come out of a 3% yield.
