Patna Real Estate Market: Saguna More, Danapur, Bailey Road and the Metro Effect
Patna flats are listed at roughly Rs 5,300 to Rs 8,750 per sq ft across its main residential localities, from Saguna More at the lower end to Boring Road and Patliputra Colony at the top. Registration costs 8.3% for a man and 7.7% for a woman, and since 1 April 2026 it is charged on a sharply revised government value (the MVR).

A large share of Patna's flat buyers work somewhere else: Delhi, Bengaluru, Pune, the Gulf. They buy for parents, for a future return or simply because home is Patna. That shapes what matters. You will visit the site a few times at most, you depend on the builder more than a local buyer does, and you cannot easily chase a delayed project in person. The pattern is simple. The old centre commands the highest prices on thin supply; the west, from Bailey Road through Saguna More to Danapur, is where most new towers are and where prices are softest. One portal shows Danapur flats up about 67% over five years but under 1% over the last year, so most of that rise came earlier. Portal one-year changes of a few per cent up or down sit inside the noise.
Bihar's registration bill, and the new MVR
Bihar charges 6.3% stamp duty for a male buyer and 5.7% for a female buyer, and a 2% registration fee for both. Duty is charged on the higher of your deed price and the government value in the minimum value register. Buying in your mother's or wife's name saves Rs 30,000 here, but the saving is not a reason to put the flat in the name of someone who will not repay the loan or cannot manage the property.
The MVR catches up
Patna's urban values in the minimum value register had not been revised since 2016, and rural values since 2013. The state's new register took effect from 1 April 2026, with reports in advance speaking of rises of up to three or four times in some prime areas. Where the MVR has jumped close to or above the market price, duty is now charged on the MVR. Checking a Patna builder and title from a distance
Bihar RERA has issued many refund and delay orders against Patna projects, including on Bailey Road and Boring Road apartments, and collecting on them can take years. In one reported case the authority ordered a promoter in 2022 to pay a buyer about Rs 67.6 lakh; after recovery proceedings the buyer received Rs 13 lakh in August 2026. That is the risk in one line: an order is not money in hand.
- RERA first. Search the project on rera.bihar.gov.in. Read the registration, the completion date and the quarterly progress reports, and look up the promoter's other projects and any orders against them. The authority also publishes a list of rejected projects.
- Land records. On the Bihar Bhumi portal, check the khata, khesra and Register-II entries for the land the builder is using, and whether the jamabandi is in the landowner's or builder's name. Our guide on how to check land records online walks through the portals state by state.
- Joint development terms. Many Patna towers are built on a landowner's plot under a development agreement. Ask for it, and check that your flat falls in the builder's share.
- After registration. Apply for dakhil kharij (mutation) so the land records show you. If you cannot be present, use a registered power of attorney to a trusted relative, limited to this flat.

Metro, Ganga Path and Bihta: what is real

The metro helps Kankarbagh and the eastern bus-terminal side first, not the western corridors where most new flats are. The Ganga Path is the project that has actually changed daily travel, cutting the Digha to Didarganj trip to about half an hour. Bihta airport, west of Danapur, is the story sold with Danapur and Bihta land, but its terminal is behind schedule; don't pay today for flights that start in 2027 at the earliest.
Rent and yield
2BHKs in Saguna More rent from about Rs 8,500 a month, with furnished flats near Rs 12,000 and a few newer ones up to Rs 22,000. Take a 1,100 sq ft 2BHK at Rs 5,400 per sq ft: Rs 59.4 lakh.
- At Rs 12,000 a month (Rs 1.44 lakh a year), the gross yield is about 2.4%.
- At Rs 15,000 a month (Rs 1.8 lakh), about 3.0%.
- Add 8.3% for duty and registration (about Rs 4.9 lakh) and the Rs 15,000 case falls to about 2.8%.
One portal also gives Danapur an average yield of about 3%, which agrees. Patna rents are low relative to prices because the tenant base is students and transferred officials rather than a large private-sector workforce. Our rental yield comparison by city shows how that ranks.
Who Patna suits
It suits a family buying a home to live in, or a Bihari professional elsewhere buying for parents or a planned return, who values the city more than the return. It suits badly anyone counting on rent to cover an EMI, anyone who cannot check a builder's record, and anyone paying extra today for the airport or the western metro.
