How Vizag's map works
Visakhapatnam is a port and industrial city first. The steel plant, the port, the naval base and the pharma and industrial belts sit to the south and west around Gajuwaka. The city's newer, higher-priced housing has moved the other way, north-east along the coast and the national highway through Rushikonda, PM Palem and Madhurawada toward Anandapuram, Bheemunipatnam and Bhogapuram. Madhurawada is also where most of the city's IT offices are.

For contrast, the established city-centre locality of Seethammadhara lists at about Rs 6,800-7,800. One portal shows Madhurawada up about 30% over five years and roughly flat over the last one. That is a market that has already priced in a lot of the northern story.
Andhra Pradesh's 7.5%
A sale deed in Andhra Pradesh attracts 5% stamp duty, 1.5% transfer duty and a 1% registration fee. All three are charged on the higher of the deed value and the government market value. Most current sources say there is no concession for women on a sale deed; one older source claims a lower rate, so check with the sub-registrar if it matters to you. The state revised the market values used for registration from 1 February 2025. Reports put most increases at 5-10%, with more in growth corridors and some cuts where earlier values had overshot. In one reported Visakhapatnam example, a city-centre value went from Rs 62,000 to Rs 75,000 per sq yard, a 21% rise, against a prevailing market price of about Rs 1.25 lakh. Do they justify buying now?
The airport is real and open, and it will help the northern corridor over time. But brokers are reporting 20-30% jumps in Bhogapuram-belt land after the first validation flight in January 2026 and are forecasting 30-50% more, and those forecasts come from people selling plots. A data centre needs far fewer staff per rupee invested than an office campus, so its effect on housing demand is smaller than its headline investment suggests; its sites are also spread across three villages, not concentrated in one suburb. The metro has no line under construction that we could confirm. If you buy now, pay for what is open, a flat that works today with an airport 45 km away, and treat the rest as a possible bonus.
Plots: the VMRDA check
Much of the northern corridor's activity is in plotted layouts, and this is where Vizag buyers most often get hurt. The only proof of a legal layout is a final layout plan with a VMRDA LP number. A block layout plan is a tentative sanction, and plots sold on one can hit trouble at registration, utility connections or building approval. Check the LP number on VMRDA's approved-layouts list and its list of unauthorised layouts before you pay anything. Rent and yield in Madhurawada
Madhurawada 2BHKs rent for about Rs 13,500-19,500 a month on one aggregator; another puts the average far lower, near Rs 8,800, so newer gated towers and older buildings differ widely. Take a 1,200 sq ft 2BHK at Rs 5,000 per sq ft: Rs 60 lakh.
- At Rs 15,000 a month (Rs 1.8 lakh a year) the gross yield is 3.0%.
- At Rs 19,500 a month (Rs 2.34 lakh) it is 3.9%.
- Add 7.5% registration (Rs 4.5 lakh) and those become about 2.8% and 3.6%.

- Headline projects priced in early. Airport, data centre and metro are all in the pitch; only the first is running.
- Plot paperwork. BLP-only and unauthorised layouts remain common in the north.
- Cyclones and the coast. Vizag sits on a cyclone-prone coast; ask about the building's structure, drainage and insurance.
- Thin resale market. Selling a flat takes longer than in Hyderabad or Bengaluru.
Vizag suits a family buying to live near work in Madhurawada or the port belt, and a long-term buyer who wants a flat in a coastal city at well below metro prices. It suits badly a short-term investor buying Bhogapuram land on broker forecasts, and anyone relying on rent to service a loan.
