It is also a project launched in May 2012 whose promoter was still being ordered by the Haryana authority in 2025 and 2026 to pay buyers for flats it had not finished, with the authority recording that the occupation certificate had not been obtained nearly ten years after the promised possession date. On the 2,400 sq ft flat that ceiling is Rs 18,500 per sq ft, a rate nothing in Sector 99 asks; even the floor is above every real ask for that plan. The second row is a mislabel. The largest flat in the towers is 2,835 sq ft. Blith also has a low-rise block of villas of up to about 5,595 sq ft, and one villa of 5,000 sq ft is listed at Rs 7.44 crore, or Rs 14,880 per sq ft. If that page meant a 5,450 sq ft villa, the one comparable puts it near Rs 8.1 crore. That rests on a single listing, so treat it as an order of size, not a price.
The paperwork problem
Blith was launched on 1 May 2012 by Assotech, in seven towers of up to 25 floors with about 560 homes on 12.06 acres. Agreements from that launch promised possession in 2016; one buyer's was due on 20 July 2016, another's by March 2016. What followed was the liquidation of the parent, Assotech Limited, ordered by the Delhi High Court, then the pollution bans and the pandemic. The promoter of record for the project is Assotech Moonshine Urban Developers Pvt Ltd.
Two orders from the Haryana authority, HRERA Gurugram, matter to anyone buying here. In July 2025 it ordered a refund of about Rs 38.5 lakh with interest to a buyer who had booked a 3 BHK in 2012 and never received it. In a 2026 order on a 2025 complaint, it granted another buyer delay interest at 10.8 per cent and recorded that the promoter had still not obtained the occupation certificate about ten years after the promised date. Portal pages that say the project has its certificate are contradicted by the authority's own order, and the order is the document that settles it until the promoter produces the certificate itself.
People live here and tenants pay rent, so some flats have been handed over. What a buyer cannot assume is that the handover was legal, that the conveyance deed can be executed, or that a bank will lend against the flat on the normal terms. Ask the seller for the occupation certificate covering their tower, and if there is none, ask what the possession letter actually says and whether the sale deed has been registered.

A 1,365 sq ft 2 BHK at Rs 1.4 crore letting for Rs 30,000 earns Rs 3.6 lakh a year: 2.6 per cent gross. A 1,685 sq ft 3 BHK at Rs 2 crore letting for Rs 40,000 earns Rs 4.8 lakh: 2.4 per cent. That is better than most of the Dwarka Expressway, because the purchase price is lower, and it is still not an income property.
