Rs 4 to 5 crore is the thinnest band in Gurugram's mid-market, and that is the most useful thing to know about it. Thirty-nine priced listings on this site sit here, against sixty-nine in the band below and ninety-three two bands down. The reason is structural: most developers price a four-bedroom either under Rs 4 crore, to keep it inside the reach of an upgrading buyer, or above Rs 5 crore, where it is sold as luxury with the density and specification to match. What lands in between is a smaller set - and, for a buyer who knows what to look for, a set with less competition.

The last row is the one buyers overlook. At this budget a resale flat on Golf Course Road buys a finished address at the cost of size and building age - and in a market where the new-launch corridors are still filling, that trade has a strong case.

The four-bedroom question
This is the band where a four-bedroom flat becomes standard rather than aspirational, and where the plan matters more than the project. Three distinctions worth making on the floor plate before anything else:
- Is the fourth bedroom a bedroom? In many plans at this size it is a study of 90-110 sq ft with a wardrobe niche. That is fine if it is what you need; it is not a bedroom for a teenager.
- Is the servant room inside the flat or off the service lobby? Off the lobby is the better arrangement for a household with live-in help, and it is not the common one.
- How many bathrooms are attached? Four bedrooms with three bathrooms, one of them shared by two rooms, is a different flat from four with four.
Why thin inventory cuts both ways
A thin band means less choice, and for a buyer with a specific requirement - a particular sector, a ready flat, a south-facing unit - it can mean waiting. It also means less competition on resale. When ten flats of the same size are listed in one project, they compete on price; when two are, they do not. For a buyer intending to sell in five to seven years, a size and configuration that is scarce in the corridor is worth something, and this band has more of that scarcity than the ones on either side of it.
The other consequence is negotiating position. In the crowded Rs 2-3 crore band the developer sets terms because the next buyer is behind you. Here, for a flat that has been on the market for months in a project nearing completion, there is usually room on payment terms, on the club charge, or on a second parking bay - and those are easier to win than a cut in headline price.
Ready flats are unusually good value here
Because the band is thin and much of it is old stock in nearly-complete projects, ready inventory at Rs 4-5 crore is often priced close to under-construction inventory - a much narrower premium than the 10-20 per cent typical lower down. Where that is true, the ready flat wins on every count: no carry, no delivery risk, the building visible, the society's maintenance record readable, and the neighbours already there. Check it project by project rather than assuming it.
What to verify
- The floor plate, not the render. Count bathrooms, measure the fourth bedroom, find the service entry.
- Carpet area on the registration certificate. At Rs 18,000 per sq ft, a 200 sq ft difference in loading is Rs 36 lakh.
- The maintenance rate and the corpus deposit, both taken from the developer's completed buildings.
- How many identical units remain unsold in the project. That is your resale competition for the next three years, and the sales office knows the number.
- Two parking bays in writing, because at this size a household has two cars and the second bay is frequently an extra.
Buyers who find the choice here too narrow have two directions. Below, Dwarka Expressway and the Sector 62-72 belt carry far more stock between Rs 3 and 4 crore. Above Rs 5 crore the market changes in kind - two to four flats per floor, private lift lobbies and the Golf Course Road addresses - and the luxury apartments listing is where that starts. The total cost, and where the surprises are
On a Rs 4.5 crore flat the money that is not in the headline is substantial. Haryana stamp duty and registration are calculated on the circle rate or the transaction value, whichever is higher, and are paid in cash at registry. GST applies while the flat is under construction and not at all once an occupation certificate is issued. A club membership and a corpus deposit are usually one-time charges in lakhs, collected at handover. And the fit-out at this standard - flooring the developer did not lay, a kitchen, wardrobes, lighting - commonly runs 8-10 per cent of the purchase price.
Taken together these add up to a figure large enough to change which flat is affordable. The practical step is to ask the sales office for a written cost sheet listing every head, then add stamp duty and fit-out yourself, and compare shortlisted flats on that number rather than on the price on the hoarding.
Where this band sits in the market
Rs 4-5 crore is the threshold: below it, Gurugram is a mid-market city where price per square foot and handover date decide everything; above it, the conversation becomes density, address and specification, and the rate per square foot climbs faster than the size of the flat. A buyer standing at Rs 4.8 crore has a real choice to make - stretch to Rs 5.5 crore and buy into a genuinely lower-density building on a better road, or stay here and take 400 extra square feet in a corridor that is still maturing.
There is no general answer, but there is a useful test: if the household will still be in the flat in ten years, take the space. If the flat is likely to be sold within five, take the address, because the resale pool at the top of this band is thinner than the one just above it, where buyers are looking for a specific building rather than a specific price.
