About Flat for Rent in DLF Phase 3 Gurgaon: Rents and Guide

DLF Phase 3 is where a large share of Cyber City's workforce actually lives. It is a builder-floor colony rather than a society belt — three or four flats to a building, individually owned — and at any time more than two hundred floors are listed for rent inside it.

That depth is the reason to shop it, and the reason it takes time. Every floor has its own landlord, its own idea of the market, and its own decade of construction.

What DLF Phase 3 rents for

ConfigurationRent a monthNotes
1 RK / studioFrom about Rs 17,000Sector 24 side listings span Rs 17,000-35,000
1 BHKRs 22,000-45,000Depends heavily on size, floor and finish
2 BHKRs 32,000-48,000The core of the market
3 BHKRs 70,000-1,10,000Large floors, often 1,600-2,400 sq ft

A concrete illustration of the spread: on the day of writing, one furnished 600 sq ft 1 BHK in Phase 3 was listed at Rs 22,000 and another furnished 1 BHK at Rs 34,000. Same colony, same configuration, 55 per cent apart. That is not an error in the data — it is what an unstandardised, owner-by-owner market looks like.

Why the same flat costs 55% more next door

Three reasons, in roughly this order of weight.

Furnishing depth. Both flats above were described as furnished. One of them means a bed, a wardrobe and an AC; the other means a full kit including white goods. The word does no work here, so the inventory list does.

The building. Phase 3 floors were built across three decades by different owners to different standards. Ceiling height, natural light, whether there is a lift, and whether the stairwell has been maintained vary enormously between two houses on the same street.

How long it has been vacant. An owner two months into a vacancy prices differently from one whose tenant leaves next week. Ask, because it is the single most useful negotiating fact available to you.

What to check before signing in Phase 3

Power backup, first — many older floors have none, and Gurgaon's summer makes that expensive in inverter batteries and unpleasant besides. Water next, since the colony is a mix of borewell, tanker and supply depending on the street.

Parking third, and write it into the agreement rather than assuming it. Phase 3's parking is informal and street space fills early around the Cyber City end. Finally, confirm the person signing owns the floor: sub-letting presented as ownership is the most common problem in builder-floor colonies.

The neighbouring colonies are covered on DLF Phase 2 and DLF Phase 1, and the whole Cyber City catchment is compared on flats for rent near Cyber City. DLF's own city pages are collected under DLF property in Gurgaon.

What a Gurgaon tenancy costs beyond the rent

The number on the listing is not the number that leaves your account. Budget for all of this before you agree a rent:

  • Security deposit — two to three months' rent is normal on an unfurnished society flat, and furnished or premium stock is routinely asked at three to six. There is no statutory cap in Haryana, whatever you may have read; see the note below.
  • Brokerage — customarily one month's rent, and negotiable. On a society flat the broker is often paid by both sides, which is worth asking about before you view.
  • Maintenance or CAM — charged by the RWA or the facility manager per sq ft per month, usually on top of rent. Ask for the current rate and whether it is included; on a large flat it can be a fifth of the rent again.
  • Electricity — metered on the DHBVN domestic slab, with DG backup billed separately per unit at a higher rate. In a high-rise with heavy backup use this is a real monthly line, not a rounding error.
  • Move-in charges — many societies levy a one-time, non-refundable move-in fee and ask for a refundable interior deposit if you are doing any work.
  • Police verification — Gurugram Police ask landlords to file tenant verification. It is the landlord's job, but it is your ID that goes on it, so expect to be asked for documents.

The agreement, the stamp duty and the TDS

  • Eleven months is the standard term because registration becomes compulsory once a lease runs beyond a year. An 11-month agreement in Haryana is executed on an e-stamp certificate that typically costs a few hundred rupees; a registered lease of up to five years attracts stamp duty of 1.5% of the average annual rent.
  • TDS under Section 194-IB — if you are an individual or HUF paying more than Rs 50,000 a month, you must deduct tax at 2%. That rate came down from 5% with effect from 1 October 2024. It is deducted once, in the last month of the tenancy or of the financial year, whichever comes first, and paid using Form 26QC. On Gurgaon rents this catches far more tenants than they expect.

The rent rules that are not law in Gurugram

You will see it written that a residential deposit is capped at two months, that a tenancy must be registered with a Rent Authority within 60 days, and that rent can only rise once a year with 90 days' notice. Those are provisions of the Model Tenancy Act, 2021, which is a template the Centre offered the states. Haryana has not adopted it. Gurugram tenancies still run under the Haryana Urban (Control of Rent and Eviction) Act, 1973, plus whatever your agreement says. In practice your contract is the rulebook, so read the deposit, notice, lock-in and escalation clauses properly rather than assuming a statute protects you.

Tell us the budget, the office you commute to and the month you need to move, and we will come back with a shortlist where the maintenance, the deposit and the actual furnishing have been confirmed — not a scrape of everything listed.

FAQs

What is the rent in DLF Phase 3 Gurgaon?

1 BHK floors run Rs 22,000 to Rs 45,000, 2 BHKs Rs 32,000 to Rs 48,000 and 3 BHKs Rs 70,000 to Rs 1.1 lakh a month. Studios start near Rs 17,000.

Why do similar flats in DLF Phase 3 have very different rents?

Because every floor is separately owned and built. Furnishing depth, the age and quality of the specific building, and how long the flat has been vacant explain most of it — two comparable furnished 1 BHKs were listed at Rs 22,000 and Rs 34,000 on the same day.

Is DLF Phase 3 good for Cyber City commuters?

No. It is a builder-floor colony, so there is no clubhouse, pool or gated security. If those matter, the Golf Course Extension and Dwarka Expressway towers are the alternative, with a longer commute.

How many flats are available for rent in DLF Phase 3?

More than two hundred builder floors are typically listed at any time, which makes it the deepest rental market in the Cyber City catchment and worth viewing several before committing.

Investment Analysis

Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
The deepest small-flat rental market anywhere near Cyber City. Wide price ladder inside one colony, from studio to large 3 BHK. Established retail, clinics and services rather than a new-sector wait.
Watch-outs
No society amenities — this is floors, not towers. Identical-looking floors differ 50% in rent, which makes shopping slow. Parking is informal and tight.
Rental demand
Homes in DLF City Phase 3, Gurugram usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in DLF City Phase 3, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in DLF City Phase 3, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

💬 Our View

Phase 3 is the closest thing Gurgaon has to a normal urban neighbourhood next to its biggest office park, and it prices accordingly. The catch is that every floor is a separate landlord with a separate idea of what it is worth, so the same flat is Rs 22,000 from one owner and Rs 34,000 from another.
