DLF Phase 2 rents by size

One portal averages the phase at Rs 50,310 for a 2 BHK and Rs 87,057 for a 3 BHK, and gives rents up to Rs 3.5 lakh for the largest floors. The same portal files many listings under a "DLF Atria" label in Sector 25, with averages of Rs 71,800 for a 2 BHK and Rs 79,600 for a 3 BHK that sit oddly against its own 2 BHK listings at Rs 19,000 to Rs 48,000, so those two averages are not used here. Where a listing gave an area: the 2,700 sq ft 3 BHK floor at Rs 75,000 is about Rs 28 per sq ft, the 1,935 sq ft one at Rs 70,000 about Rs 36, the 1,400 sq ft semi-furnished 2 BHK at Rs 50,000 about Rs 36, the 3,600 sq ft 4 BHK in Block M at Rs 1.3 lakh about Rs 36, the 2,700 sq ft 4 BHKs at Rs 1.25 lakh and Rs 1.3 lakh about Rs 46 to Rs 48, and the 800 sq ft 1 BHK at Rs 40,000 about Rs 50. The smallest flat costs the most by area. The 1 BHK given as 1,350 sq ft carpet at Rs 31,000 is large for one bedroom; ask what that figure measures before comparing it.

Phase 2 against Phases 1 and 3

The Rapid Metro, four stations deep

The Phase 2 Rapid Metro station opened on 14 November 2013 with the first stretch of the system, and Belvedere Towers, Cyber City and Moulsari Avenue stations sit on the same loop beside the colony. The loop runs to Sikanderpur, the interchange with the Yellow Line towards Delhi and Millennium City Centre. The loop puts the office blocks a short ride from the colony's stations, but no source read for this page timed the walks, so trace the route from the floor you are viewing.

Studios, 1 RKs and coliving

A studio apartment for rent in Gurgaon's DLF Phase 2 is listed as a 1 RK: 36-plus on one portal at Rs 10,000 to Rs 21,399, with furnished ones at Rs 19,000 and Rs 20,000. The 1 RK page compares them with the rest of the city. Managed coliving is the alternative: one operator's DLF Phase 2 house starts at Rs 28,000 a month with water and internet, and another lists single rooms at Rs 22,000, doubles at Rs 13,000 and triples at Rs 11,000 with three meals a day. Owners in the DLF colonies have marched against a sealing drive, demanding that PGs be regularised, so ask whether the house you are viewing has a notice against it.

What to check in Phase 2

Parking first. A panel told the High Court that internal roads in DLF Phases 1 to 4, designed for 10 to 12 metres, have less than 5 metres of usable width, and Phase 2's streets also take overflow from the office towers. Several floor listings read offered stilt parking with one covered and one open space per floor; get yours named in the agreement.

Then the building. A developers' association counted 467 Phase 2 plots carrying four-storey buildings, the second-highest of any colony, put up under the stilt-plus-four policy the High Court stayed on 3 April 2026. Ask whether the floor has a lift, whether its backup and meter are its own, and whether any notice is pending on the house. In a K Block, J Block or Block M listing, the block name tells you little about the rent: the 4 BHK floors read in J Block and Block M asked the same Rs 1.3 lakh for 2,700 and 3,600 sq ft, and no K Block DLF Phase 2 rent came back with a price.

Our view

Phase 2 is the DLF phase you rent for the walk to Cyber City. Its 3 BHK floors, Rs 70,000 to Rs 1.15 lakh, overlap Phases 1 and 3, so for a family the premium is small; for a single tenant the 1 BHKs at Rs 16,000 to Rs 40,000 cost noticeably more than Phase 3's, and a Phase 3 1 RK on the same Rapid Metro loop is the cheaper call.

In short: Worth it for a family working in Cyber City; single tenants should price Phase 3 first. Check parking and the building's papers before you sign.

What this tenancy costs beyond the rent

Worked on the 2,700 sq ft 3 BHK floor at Rs 75,000 a month:

• The deposit. The Block M 3 BHK floor at Rs 1.1 lakh asked Rs 2.2 lakh, two months; at Rs 75,000 two months is Rs 1.5 lakh. Haryana sets no cap, so the agreement fixes the months and the refund date.
• Brokerage. Half a month's to a full month's rent is usual in Gurgaon, Rs 37,500 to Rs 75,000 here, and no rule fixes it.
• The term. Eleven months at Rs 75,000 is Rs 8.25 lakh before electricity, water and backup.
• TDS. Rs 75,000 is over the Rs 50,000-a-month line, so an individual or HUF tenant deducts 2% once, from the last month's rent of the tenancy or of the financial year: Rs 16,500 on Rs 8.25 lakh. The section is 393(1) of the Income-tax Act, 2025, which replaced section 194-IB on 1 April 2026, and the form is 141 in place of 26QC. In Phase 2 even a 2 BHK at the Rs 50,310 average is over the line.

DHBVN supplies the electricity and the owner the backup, if any. The landlord files police verification, with your ID on it. A lease of 12 months or more has to be registered in Haryana, so most Phase 2 lets run for eleven. A registered lease of up to five years carries stamp duty of 1.5% of the average annual rent; for an 11-month agreement, e-stamp services quote different amounts, so take the e-stamp portal's own figure.

The rent rules that are not law in Gurugram

Rent-law explainers describe a cap on deposits and a Rent Authority that keeps a record of every tenancy. Both are features of the Model Tenancy Act, 2021, which the Centre circulated for states to adopt. Haryana has not adopted it. A floor let in DLF Phase 2 runs under the Haryana Urban (Control of Rent and Eviction) Act, 1973 and the agreement, so the deposit, notice, lock-in and yearly increase are what you sign.
