About Flat for Rent in DLF Phase 1 Gurgaon: Rents and Guide
DLF Phase 1 is a plotted colony, laid out by DLF in the 1980s in Sector 26 and 26A along Golf Course Road and the Mehrauli-Gurgaon road, and every flat for rent in DLF Phase 1 Gurgaon that came back in the searches for this page was a builder floor: one storey of a privately owned house. Plot listings in the phase run from 215 to 1,022 sq yd, so the floors are large. Read on 7 October 2026, they asked from Rs 40,000 for a 1 BHK to Rs 3.5 lakh for a fully furnished 4 BHK, with most 2 and 3 BHK floors between Rs 42,000 and Rs 1.26 lakh.
The cheaper end of the portal ranges is not the colony. Listings filed under Sector 26 also take in Sikanderpur, a village whose revenue name, Sikanderpur Ghosi, appears even in the address of Qutub Plaza in Block H, and its buildings let 1 BHKs from Rs 9,000. Know which of the two you are looking at before you compare prices.
Builder floors for rent in DLF Phase 1, by size
| Configuration | Asking rent a month | Listings read |
|---|---|---|
| 1 BHK floor | Rs 40,000-44,000 | Semi-furnished, second floor of a 200 sq yd plot, Rs 40,000; one given as 1,400 sq ft, Rs 44,000; 25-plus 1 BHKs listed on one portal |
| 2 BHK floor | Rs 42,000-60,000 | Semi-furnished 1,600 sq ft at Rs 42,000; furnished at Rs 60,000 |
| 3 BHK floor | Rs 80,000-1.26 lakh | 2,100 sq ft semi-furnished Rs 80,000; 320 sq yd plot Rs 85,000; 2,250 sq ft Rs 1.2 lakh; 500 sq yd plots Rs 1.25 lakh, and Rs 1.26 lakh furnished |
| 4 BHK floor | Rs 1.2 lakh-3.5 lakh | 2,700 sq ft Rs 1.2 lakh; unfurnished on a 500 sq yd plot Rs 2.75 lakh; fully furnished on a 380 sq yd plot Rs 3.5 lakh |
| Sikanderpur side of Sector 26 | Rs 9,000-18,000 (1 BHK); Rs 14,000 (2 BHK) | Village buildings filed under DLF Phase 1 on the portals |
Supply is modest for a colony this size: one portal shows 163 flats for rent on its DLF Phase 1 page and 149 near the phase, and counts 57 independent houses for rent in Sector 26. Its ranges, Rs 10,500 to Rs 78,699 for a 2 BHK and Rs 14,900 to Rs 1,66,249 for a 3 BHK, mix the colony with the village. A builder floor for rent in DLF Phase 1 Gurgaon is the product to price. The one furnished builder floor for rent in DLF Phase 1 read at 2 BHK size asked Rs 18,000 more than the semi-furnished one, though they are not the same flat, so ask for the rent with and without the furniture.
What a square foot costs here
Dividing the rent by the area the listing gives: the 1,600 sq ft semi-furnished 2 BHK at Rs 42,000 is about Rs 26 a sq ft, the 2,100 sq ft 3 BHK at Rs 80,000 about Rs 38, the 2,700 sq ft 4 BHK at Rs 1.2 lakh about Rs 44, and the 2,250 sq ft 3 BHK at the same Rs 1.2 lakh about Rs 53. So a 4 BHK for rent in DLF Phase 1 Gurgaon can cost less per square foot than a smaller 3 BHK; the floor, the age of the building and the furnishing explain more of the rent than the bedroom count. The 1 BHK given as 1,400 sq ft (Rs 31 a sq ft) is large for one bedroom; ask whether that figure counts a terrace or the whole plot.
Against what the floors would sell for, rent is cheap. One portal puts DLF Phase 1 builder floors at an average of Rs 17,800 per sq ft. On that figure the 2,250 sq ft floor is worth about Rs 4 crore, and Rs 1.2 lakh a month is a gross 3.6% a year; the 1,600 sq ft 2 BHK, worth about Rs 2.85 crore, earns 1.8% at Rs 42,000. Both are derived here, and both sit far below the 7% yield the same portal prints for the locality, which its own rents do not support.
Phase 1 against Phases 2 and 3
The rents line up more closely than the floors do. A 2 BHK averages Rs 50,310 in DLF Phase 2, and DLF Phase 3's better 2 BHK floors asked Rs 43,500 to Rs 55,000 on plots of 150 to 350 sq yd, with older U Block floors from Rs 20,000, against Rs 42,000 to Rs 60,000 here; a developer's guide puts all three phases at Rs 50,000 to Rs 85,000 for a 2 BHK. For 3 BHKs, DLF Phase 2 floors near Cyber Hub ask Rs 1 lakh to Rs 1.15 lakh for 1,800 to 2,844 sq ft of carpet and a Phase 3 floor Rs 1.1 lakh, while Phase 1 runs from Rs 80,000 for 2,100 sq ft to Rs 1.26 lakh. This site's near Cyber City page prints Rs 1 lakh to Rs 1.25 lakh for 3 BHK floors across the three phases; the Rs 80,000 and Rs 85,000 floors read on 7 October extend the Phase 1 range below it.
What differs is the small-flat market. DLF Phase 3 lets furnished 1 RKs from Rs 10,200 and 1 BHKs from Rs 10,000, beside the Cyber City offices; Phase 1's 1 BHK floors start at Rs 40,000. For a single tenant, DLF Phase 3 or DLF Phase 2 is the better hunt; for a family that wants 2,000 sq ft and more, Phase 1 is, and for a gated society with a clubhouse it is DLF Phase 5, where a 2 BHK averages Rs 49,275 to Rs 50,232.
Metro, markets and the drive
The phase has its own station. The Phase 1 Rapid Metro station opened on 31 March 2017 on the Golf Course Road extension, between Sector 42-43 and Sikanderpur, where the Rapid Metro meets the Yellow Line, and Guru Dronacharya station on the Yellow Line serves the Mehrauli-Gurgaon road side. Qutub Plaza, at H-22 in Block H, is the colony's daily market: an open-air square of shops and eateries around a car park, open from about 9am to 11pm. Residents quoted on one portal's locality page name traffic jams, pollution, costly water, voltage fluctuations and waterlogging in heavy rain as the drawbacks.
What to check before signing in Phase 1
The building's legal position first. A survey by a developers' association counted 426 plots in DLF Phase 1 carrying four-storey buildings, put up under the stilt-plus-four policy that the Punjab and Haryana High Court stayed on 3 April 2026, and more than 4,000 DLF houses in Gurgaon have faced action for illegal construction or commercial use, including stilts turned into PG rooms. Ask the owner whether the floor you are renting has an occupation certificate and whether any notice is pending on the house; a sealing order affects the tenant first.
Then the street. Internal roads in Phase 1 built for 10 to 12 metres were measured at 4.5 to 4.6 metres of usable width at A31, A36 and A41, so ask where your car goes and get the slot written into the agreement. Ask who pays for water and backup, given the costly water residents complain of, and whether the floor has its own electricity meter. Older floors carry older wiring and plumbing, so put repair responsibilities in writing.
The sale side of the colony is on our flats in DLF Phase 1 page, and the city-wide bands are on flats for rent in Gurgaon.
The honest case, both ways
What works here
- Large floors: plot listings run from 215 to 1,022 sq yd, and 2,000 to 2,700 sq ft 3 and 4 BHKs are common
- A Rapid Metro station of its own on Golf Course Road, and Guru Dronacharya on the Yellow Line
- 2 BHK floors at Rs 42,000 to Rs 60,000, level with DLF Phases 2 and 3 for more space
- Qutub Plaza's daily market inside the colony
- Rent is cheap against the floors' value, a gross 1.8% to 3.6% on the listings worked here
What does not
- Few small flats: 1 BHK floors start at Rs 40,000
- Every 3 and 4 BHK floor read is over the Rs 50,000 line, so the tenant deducts TDS
- Four-storey rebuilding under the stayed stilt-plus-four policy, and action against more than 4,000 DLF houses across Gurgaon
- Internal roads measured at 4.5 to 4.6 metres usable, so parking is tight
- Residents name costly water, voltage fluctuations and waterlogging
Who this suits, and who it does not
Worth a look if
- Families who want a 3 or 4 BHK of 2,000 sq ft or more inside the old DLF belt
- Households working along Golf Course Road or in Cyber City who will use the Phase 1 or Sikanderpur stations
- Tenants who prefer one floor of a house to a tower flat
Look elsewhere if
- Single tenants after a small furnished unit, better served by the 1 RKs of DLF Phases 2 and 3
- Families who want a clubhouse and gated security, which the DLF Phase 5 societies offer
- Anyone on a 2 BHK budget under Rs 30,000, near the city average of Rs 29,892
Our view
DLF Phase 1 rents like DLF Phases 2 and 3, Rs 42,000 to Rs 60,000 for a 2 BHK floor, and gives more floor for it: 3 and 4 BHKs of 2,100 to 2,700 sq ft at Rs 80,000 to Rs 1.2 lakh. What it asks in return is care over the building, because rebuilt four-storey houses and narrow roads are the colony's open problem in 2026.
In short: The pick of the DLF phases for a family that wants space; check the floor's papers and parking before the furniture.
What this tenancy costs beyond the rent
Worked on the 3 BHK floor on a 320 sq yd plot at Rs 85,000 a month:
- The deposit. None of the Phase 1 floor listings read printed one. A DLF Phase 2 floor at Rs 1.1 lakh asked Rs 2.2 lakh, two months; at Rs 85,000 two months would be Rs 1.7 lakh. Haryana sets no cap, so the agreement decides the months and the refund terms.
- Brokerage. Half a month's to a full month's rent is the usual range in Gurgaon, Rs 42,500 to Rs 85,000 here, and no rule fixes it.
- The term. Eleven months at Rs 85,000 is Rs 9.35 lakh before electricity, water and backup.
- TDS. Rs 85,000 is over the Rs 50,000-a-month line, so an individual or HUF tenant deducts 2% once, from the last month's rent of the tenancy or the financial year: Rs 18,700 on Rs 9.35 lakh. That is section 393(1) of the Income-tax Act, 2025, which replaced section 194-IB on 1 April 2026, filed on Form 141 in place of Form 26QC. A 2 BHK floor at Rs 42,000 is under the line.
Electricity is from DHBVN; backup on a builder floor is the owner's own set, if there is one. The landlord files police verification with your ID. A lease of 12 months or more must be registered in Haryana, which is why most run for eleven. A registered lease of up to five years carries stamp duty of 1.5% of the average annual rent; for the 11-month agreement, e-stamp services quote different amounts, so take the e-stamp portal's own figure.
The rent rules that are not law in Gurugram
Pieces on new rent rules describe deposit caps and a Rent Authority where every lease is lodged. Those belong to the Model Tenancy Act, 2021, which the Centre offered the states as a model. Haryana has not adopted it. A floor let in DLF Phase 1 runs under the Haryana Urban (Control of Rent and Eviction) Act, 1973 and the agreement, so the deposit, notice period, lock-in and annual increase are set by the paper you sign and nothing else.
Tell us the budget, the office you commute to and the month you need to move, and we will come back with a shortlist where the maintenance, the deposit and the actual furnishing have been confirmed — not a scrape of everything listed.

That puts the colony's floors level with a DLF Phase 2 2 BHK, which averages Rs 50,310, and inside the Rs 50,000 to Rs 85,000 a developer's guide gives for DLF Phases 1 to 3.
