Jumeirah Golf Estates is a gated community off Sheikh Mohammed bin Zayed Road (E311), built around the Earth and Fire championship courses designed by Greg Norman. Jouri Hills sits next to the community clubhouse, which carries swimming pools, a gym, tennis and padel courts, and restaurants and cafes.

Dubai Sports City and Motor City are the neighbours. Dubai Marina and Jumeirah Lakes Towers are about 20 to 25 minutes by car, Downtown Dubai about 30, and Al Maktoum International (DWC) about 25 to 30. There is no metro and no walkable retail outside the clubhouse: this is a car-dependent address, which is the norm for a Dubai golf estate and is worth saying rather than glossing.

About the developer

Arada is a Sharjah-based master developer, and Jouri Hills is its first project in Dubai, launched in the fourth quarter of 2022. Its record rests on three Sharjah communities: Nasma Residences, 908 townhouses and villas, delivered ahead of schedule; Aljada, a mixed-use district where handovers began in 2021; and Masaar, a woodland villa community. The group reports more than 6,000 homes handed over across the three, with phased deliveries continuing, and one developer guide puts on-time delivery at 96% for launches after 2022. The caveat is simple and worth stating: a strong Sharjah record is good evidence but it is not a Dubai one, and this is the company's first test in this market. On the evidence available it is a better-than-average first-time entrant, not an unknown.

Freehold, any nationality. Jumeirah Golf Estates is a designated freehold area, so an Indian buyer owns the home outright with the Dubai Land Department issuing the title deed in their own name. No residency requirement, no local partner.

Moving the money. AED 3.9 M is about USD 1.06 M. Under the Reserve Bank of India's Liberalised Remittance Scheme each resident individual may remit USD 250,000 per financial year, so a couple moves USD 500,000 a year and can cover this purchase across roughly two financial years. The structure helps: about AED 741,000 is due at signing, the construction instalments spread across the build, and 40% falls due only at handover. That maps onto LRS allowances better than most Dubai plans do.

Visa, tax, yield. At AED 3.9 M the purchase clears the AED 2 M Golden Visa threshold with room to spare. The UAE charges no annual property tax and no tax on the rent; an Indian tax resident still declares rental income and any gain in India, with treaty credit available.
