About Experion Sector 62, Golf Course Extension Road Gurgaon
This row used to advertise an "upcoming" Experion project in Sector 62, on Golf Course Extension Road, from Rs 2.29 crore. Checked on 30 September 2026, the facts are thinner and stranger than that. Experion Developers' own website lists no Sector 62 project. No Haryana registration exists for one. No developer price has been published, and the broker pages that use the name print "on request" against every size. The one documented link between Experion and Sector 62 is a parcel of land that is the subject of an Enforcement Directorate complaint and a Delhi Police FIR. A buyer searching this name needs to know all of that before a broker takes a cheque.
The only Experion land in Sector 62 on the record
Dignity Buildcon Private Limited owned land on Golf Course Extension Road in Sector 62. It had borrowed more than Rs 992 crore from six lenders, among them Standard Chartered and entities linked to Blackstone, and went into insolvency. The tribunal approved Experion's resolution plan in May 2023. One account puts Experion's offer at about Rs 450 crore, roughly half of what lenders were owed, approved by more than 99 per cent of them by value.
The Enforcement Directorate's case is that the vote was engineered. It says Experion Capital, a group company, spent Rs 223.92 crore buying 60 per cent of the creditors' voting rights and then received Rs 334.08 crore from Experion Developers once the plan was approved. That is a gap of Rs 110.16 crore on the agency's own figures. It calls this a misuse of section 30(5) of the insolvency code, and it has asked the tribunal to recall the 2023 approval. That application was still pending on the last reports found.
On the agency's complaint, the economic offences wing of Delhi Police registered FIR 64/2026 under the cheating and conspiracy sections against Experion Developers and Experion Capital. Experion went to the Delhi High Court; in the week of 30 March to 5 April 2026, Justice Girish Kathpalia refused to stay the investigation, refused a no-coercive-steps order, noted the probe was at an early stage and asked for a status report within four weeks. The insolvency regulator has said action is under way against the insolvency professional involved, and the corporate affairs ministry is reported to be weighing a fraud-office inquiry.
Three things in the reporting disagree, and a buyer should see all three:
- The size of the land. One court report says about 9.1 acres; the agency's own application, as reported, says 9.3 acres; another report says about 27.86 acres. The tribunal's order and the land records settle this, not the press.
- The price paid. About Rs 450 crore in one account of the resolution plan; about Rs 332 crore in the agency's description of what Experion sought to pay. Both are set against a valuation of more than Rs 630 crore.
- Whether this is the brokers' project. No broker page names the Dignity Buildcon land. It is the only Sector 62 land tied to Experion in anything published, which is why it matters, but the link is an inference until a registration names the site.
None of these allegations has been tested at trial, and Experion has contested the probe in court. The point for a buyer is narrower. Land whose acquisition is under a criminal investigation and a recall application, and which the agency says it attached earlier in a money-laundering case, is land on which a housing registration may take a long time, and on which title is the first thing to check.
What the broker pages are selling
Search the name and the first page is broker microsites and lookalike domains built on Experion's name. Between them they describe:
- 2, 3 and 4 BHK flats on one page; 2 and 3 BHK "technology-enabled" flats on another;
- "newly launched" on one site and "pre-launch, registration coming soon" on another, which cannot both be true;
- a price of "on request" for every size;
- and, on one page, a summary line about an high-end launch at Rs 40,000 or more per sq ft, sitting above a price table that still reads "on request".
None of them gives a land area, a licence number, a tower count, a plan or a date. None is Experion's own site. The Rs 40,000 figure is above even the corridor's top-end average of about Rs 37,899 per sq ft in 2025, far above what a 2 BHK on this road sells for, and it has no document behind it.
Dividing Rs 2.29 crore
The old headline does not survive arithmetic against any of the rates in circulation:
| Rate per sq ft | Where it comes from | What Rs 2.29 crore buys |
|---|---|---|
| Rs 40,000 | One broker page's summary line | 22,900,000 / 40,000 = about 573 sq ft |
| Rs 24,300 | Pioneer Araya, the newest large tower in the sector | 22,900,000 / 24,300 = about 942 sq ft |
| Rs 21,150 | Sector 62 average, resale and listings | 22,900,000 / 21,150 = about 1,083 sq ft |
A 573 sq ft flat is a studio, not the 2, 3 and 4 BHK the same brokers describe. At the sector's average, Rs 2.29 crore buys about 1,083 sq ft of an older resale flat; a new Experion tower would not launch below the sector's resale average. The figure was a starting price for a project that has no price, and it has been removed. The page now carries no price at all, which is the true state of things.
What Sector 62 costs, if you need a flat there
Sector 62 sits where Golf Course Extension Road meets the Southern Peripheral Road. One market analysis puts its average at about Rs 21,150 per sq ft against about Rs 14,900 for Gurugram as a whole, a premium of about 42 per cent. The same analysis says the corridor's top band moved from about Rs 24,855 per sq ft in 2024 to about Rs 37,899 in 2025, so new launches here are priced well above the average.
- Pioneer Araya: quoted at about Rs 24,300 per sq ft, 3, 4 and 5 BHK from Rs 9.79 crore to Rs 26.95 crore.
- Conscient Heritage One: about Rs 20,500 per sq ft on one portal, flats of about 1,890 to 2,390 sq ft.
- Pioneer Presidia and Emaar Urban Oasis are the other large finished societies in the sector.
The sector as a whole is on this site's Sector 62 flats page, and the road on the Golf Course Extension Road page. Anyone who wants a new launch rather than a resale will find the registered ones on the new launch projects page.
What Experion has actually built, and is building
| Project | Sector | Where it stands |
|---|---|---|
| Windchants | 112 | Finished; resales |
| Heartsong | 108 | Finished; resales |
| Westerlies | 108 | On Experion's residential list |
| The Trillion | 48 | On Experion's residential list |
| One42 Golf Course Road | 42 | Registered GGM/893/625/2024/120, 16 December 2024; a unit traded above Rs 45 crore in March 2026 |
| Cascades | 88A | About 7.81 acres bought for Rs 400 crore; brokers market it ahead of registration |
| "Experion Sector 62" | 62 | Not on Experion's list; not registered |
The One42 trade was reported at more than Rs 1 lakh per sq ft of carpet area, which shows where Experion prices its best land. The Sector 88A purchase works out at about Rs 51.2 crore an acre (400 / 7.81). Experion has a delivery record in Gurugram, and that is a fair reason to take a future Experion launch seriously. It is not a reason to pay for one that has not been announced.
If a broker offers you an Experion Sector 62 booking
- Ask for the registration number and look it up on the Haryana authority's site. The promoter named there must be Experion's company, and the project must be in Sector 62.
- Ask where the land is, and whether it is the Dignity Buildcon parcel. If it is, ask in writing about the recall application before the tribunal, the FIR and any attachment of the land.
- Pay nothing that is not refundable in full, with a written date for the refund, and only to Experion itself, never to a broker or a microsite.
- Ignore any "pre-launch price". A price before registration is a price nobody has to honour.
- Check the size is carpet area when a price does appear, and divide.
Who should wait, and who should buy something else
A buyer set on an Experion home on Golf Course Extension Road can watch for a registration, knowing it may take years if the land in question is the disputed parcel. A buyer who wants to live in Sector 62 within the next few years should look at the finished societies above at about Rs 20,000 to Rs 24,000 per sq ft. An investor should not put money into a name that exists only on broker pages, attached to land under investigation.
Frequently asked questions
What is the price of Experion Sector 62 Gurgaon?
There is no price, because there is no launched project. Experion's own website lists no Sector 62 scheme, nothing is registered with the Haryana authority, and the broker pages print 'on request' against every size. One of them carries a line about Rs 40,000 or more per sq ft in its summary while its own table says on request. The Rs 2.29 crore starting figure this page used to show had no source at all.
Is Experion Sector 62 RERA registered?
No. When this page was checked on 30 September 2026 no registration for an Experion project in Sector 62 could be found, and the broker pages themselves say registration is 'coming soon'. Under the Haryana rules a project cannot be advertised or booked before it is registered, so no payment should be made beyond a refundable expression of interest made out to the developer.
Has Experion launched a project in Sector 62?
Not as far as the public record shows. Experion's residential list names The Trillion in Sector 48, One42 in Sector 42, Windchants in Sector 112, and Heartsong and Westerlies in Sector 108. Sector 62 appears only on broker and lookalike sites, one of which calls it newly launched and another pre-launch. Those two claims cannot both be true, and neither comes from Experion.
What is the Experion Sector 62 land case about?
Dignity Buildcon, which owned land on Golf Course Extension Road in Sector 62, went through insolvency, and the tribunal approved Experion's resolution plan in May 2023. The Enforcement Directorate alleges the process was manipulated through a group company that bought creditor voting rights. Delhi Police's economic offences wing registered FIR 64/2026, and the Delhi High Court declined to stay the probe. These are allegations under investigation, not findings.
What sizes will Experion Sector 62 have?
Broker pages speak of 2, 3 and 4 BHK flats; a lookalike site mentions only 2 and 3 BHK. No carpet area, tower count or floor count has been published by the developer, and none can be until a building plan is approved and filed with a registration. Treat every size in circulation as a broker's expectation.
What does a flat in Sector 62 Gurgaon cost now?
About Rs 21,150 per sq ft on average across resale and listings, according to one market analysis, against about Rs 14,900 for Gurugram as a whole. New stock sits higher: Pioneer Araya is quoted near Rs 24,300 per sq ft with flats from Rs 9.79 crore, and one portal puts Conscient Heritage One at about Rs 20,500.
Which Experion projects can be bought today?
Finished homes resell at Windchants in Sector 112 and Heartsong in Sector 108. One42 on Golf Course Road is registered (GGM/893/625/2024/120, dated 16 December 2024), and a unit there changed hands for over Rs 45 crore in March 2026. Experion also bought about 7.81 acres in Sector 88A for Rs 400 crore, now marketed by brokers as Cascades.

💬 Our View
The old row sold a starting price for a project that does not exist on the developer's own site, has no registration and has no price. What does exist is a Sector 62 land parcel whose acquisition by Experion is under an ED complaint, a Delhi Police FIR and a recall application before the tribunal. Experion builds well enough that a real launch would deserve a look; until one is registered, pay nothing.
