About Experion Heartsong Sector 108 Gurgaon
Experion Heartsong has been lived in for close to ten years. Fifteen towers of up to 14 floors on 15 acres in Sector 108, launched around 2012 at about Rs 5,500 per sq ft and handed over from December 2016. The row this page replaces called it a New Launch and printed a single figure, Rs 1.35 crore, with nothing to say what it bought. Three one-unit pages for the same society printed bands such as Rs 2.6 crore to Rs 3.71 crore for a 2,003 sq ft flat. Every one of those bands was a formula: the area times Rs 13,000, then times about 1.42.
The resale listings read on 26 September 2026 put the society somewhere else. Experion Heartsong trades at about Rs 12,000 per sq ft of super area, with sized asks running from Rs 10,480 to Rs 14,980. A 2 BHK of 1,283 sq ft asks Rs 1.38 crore to Rs 1.6 crore. A 3 BHK with servant room of 2,003 sq ft asks Rs 2.1 crore to Rs 3 crore. The largest plan, 2,779 sq ft, asks Rs 3 crore to Rs 4.23 crore, with one listing at Rs 5.22 crore that nothing else supports. That puts Heartsong well below the Sector 108 average of about Rs 19,700, and the reason for the gap is the most useful thing on this page.

Here the formula ran the other way from most of this batch. On newer towers the Rs 13,000 multiplier undershoots the market; on a 2016 society in Sector 108 it overshoots. The floor of each old band sits above what the size fetches at the middle of the market, and the ceiling sits 70 to 90 lakh above the best genuine ask. A buyer who read Rs 3.71 crore for a 2,003 sq ft flat and took it as a guide would have overpaid by more than a crore; a seller who believed it would have sat unsold.
The sized asks, divided out, are these. A 1,283 sq ft 2 BHK at Rs 1.48 and Rs 1.49 crore is Rs 11,540 and Rs 11,610 per sq ft; the 2 BHK band of Rs 1.38 to 1.6 crore is Rs 10,760 to Rs 12,470. A 2,003 sq ft 3 BHK at Rs 2.1, 2.4 and 3 crore is Rs 10,480, Rs 11,980 and Rs 14,980. A 2,324 sq ft listing, which is the 2,338 sq ft plan counted with its study as a fourth bedroom, at Rs 2.6 crore is Rs 11,190. The 2,779 sq ft plan at Rs 3.5 crore and Rs 4 crore is Rs 12,600 and Rs 14,390. Half of the sized asks sit between Rs 11,000 and Rs 12,500, which is why this page uses Rs 12,000 as the working rate.
The Rs 22,900 figure, and why it does not apply
One portal prints an average of Rs 22,900 per sq ft for this society, almost double what its own listings divide out to. The same portal lists 2 BHK flats by carpet area, 721 to 734 sq ft, at Rs 1.38 crore to Rs 1.6 crore. Divide those prices by the carpet area and you get Rs 19,100 to Rs 21,800, which is where the higher average comes from. It is a carpet-area rate. Every listing in this society and every sale deed signed here uses super area, and on super area the same flats come to about Rs 11,000 to Rs 12,500. Put a carpet rate next to a super area and a 2,003 sq ft flat looks like a Rs 4.6 crore asset. It is not.
Another portal still shows Heartsong at about Rs 10,900 per sq ft on its sector page, a figure that looks a year or two old. Between those two numbers, the sized listings settle it: about Rs 12,000, with the better-kept high-floor 3 and 4 BHK flats reaching Rs 14,400 to Rs 15,000.
Why Heartsong trades 40 per cent below its own sector
Sector 108 flats average about Rs 19,250 to Rs 19,700 per sq ft on the portals, and they rose about 7 per cent over the past year and about 70 per cent over three. That average is pulled up by Sobha City next door, which trades at about Rs 20,000 to Rs 21,000, and by the newer towers on the Dwarka Expressway side. Heartsong sits at roughly 60 per cent of it. Four things explain the gap, and a buyer should weigh each one:
- Age. Handed over from December 2016, some towers later. A ten-year-old tower in Gurugram trades below a five-year-old one, and far below an under-construction launch priced off today's land cost.
- Height and density. Towers of up to 14 floors on 15 acres. The developer claims 84 per cent open space, which is the upside, but low-rise societies of this vintage do not carry the premium the market now pays for new high-rise stock.
- Upkeep. Resident reviews complain about leaking pipes in the basement, AC refrigerant leaks, lift buttons and slow response from the maintenance agency, and about maintenance charges that feel high for the service. Those are the ordinary complaints of a decade-old society, but they are in the price.
- Getting around. The developer puts the site about 3 km from the Dwarka Expressway. Residents say shared autos and buses are thin, and the society runs a shuttle for that reason. A household without two cars will feel it.
Our view is that the discount is the case for buying here, not against it. At Rs 12,000 per sq ft a family gets a finished 2,000 sq ft 3 BHK in a sector where the new towers are asking Rs 19,000 to Rs 21,000, and the gap is wider than the age of the building justifies. The buyer who should walk away is the one expecting the new-tower premium to arrive here too. Put plainly, Heartsong vs Sobha City in the same sector is Rs 12,000 against about Rs 20,500 per sq ft, and the older society gives a family roughly 70 per cent more floor area for the same cheque.
The rent, and the yield by size
One portal had 57 rental listings in the society when this page was checked, with most rents between Rs 33,000 and Rs 42,000 a month. A 3 BHK was on offer at Rs 34,000, an unfurnished 2,779 sq ft 4 BHK with servant room at Rs 48,000, and a furnished large flat at Rs 85,000, the top of the market. Brokers quote Rs 50,000 to Rs 70,000 for a 3 BHK; the listings do not support that range for an unfurnished flat.
Divide the rent by the price and the answer changes with size. A 1,283 sq ft 2 BHK at Rs 1.49 crore letting for Rs 33,000 to Rs 42,000 earns Rs 3.96 lakh to Rs 5.04 lakh a year, 2.7 to 3.4 per cent gross. A 2,003 sq ft 3 BHK at Rs 2.4 crore letting for Rs 42,000 earns Rs 5.04 lakh, 2.1 per cent. The 2,779 sq ft plan at Rs 4 crore letting for Rs 48,000 earns Rs 5.76 lakh, 1.4 per cent. Rent in this society barely rises with size, so the 2 BHK is the landlord's flat and the 4 BHK is a family's.
Registration and possession
Three registration numbers circulate for Heartsong: 306 of 2017 and 113 of 2017, from the Haryana authority's first year, and GGM/360/92/2019/54, dated 3 October 2019. A society handed over from 2016 would have registered in 2017 only for towers still unfinished when the rules came in, and the 2019 number reads as a later phase or an extension. One listing gives 5 October 2018 as the possession date, another says possession has run since December 2016; the likeliest reading is that the first towers were delivered in late 2016 and the last in 2018. On a finished flat the occupation certificate for the specific tower and the seller's conveyance deed matter more than any registration number, but ask which number covers the tower you are buying in.
What the developer publishes
Experion's own page describes air-conditioned apartments and penthouses on 15 acres (6.07 hectares) in Sector 108, in 2, 3 and 4 BHK plans and 5 BHK penthouses, with a clubhouse called Club Chorus that has a spa, a pool and a yoga room. It quotes sizes from 970.59 sq ft, which reads as a carpet figure; the listings sell the smallest plan as 1,283 sq ft of super area, a 2 BHK with study. The developer also publishes the 3 km to the Dwarka Expressway, which is accurate and worth reading carefully: the society is near the expressway, not on it.
Where it sits
Sector 108 is a sector of finished societies rather than launches. Heartsong's neighbours include Sobha City, Raheja Vedaanta and ROF Alante, and Experion's own Westerlies and its SCO plots in Sector 108 sit close by. Who this suits, and who it does not
It suits a family that wants 2,000 sq ft or more, finished, in a sector with schools and a market already running, for Rs 2.4 crore to Rs 3 crore. The same money buys a much smaller flat in the new towers a kilometre away. It suits a small landlord buying a 2 BHK at about Rs 1.5 crore for a yield near 3 per cent, which is as good as Sector 108 gets. The budget pages for the bands it falls in are Rs 1 to 2 crore and Rs 2 to 3 crore.
It does not suit a buyer who wants a new building, a buyer who needs a metro or a bus at the gate, or an investor buying the large plans for rent at 1.4 per cent.
Before you pay a token
- The occupation certificate for the tower and the seller's conveyance deed.
- The area basis. Price the flat on super area and check the deed says the same. A carpet rate against a super area is how a Rs 2.4 crore flat gets quoted at Rs 4 crore.
- The maintenance account, arrears and the monthly charge in writing, and the society's record on the leaks residents complain about.
- The rent the flat actually earned, if it was let, from a bank statement.
- The floor and outlook. Asks run from Rs 10,480 to Rs 14,980 per sq ft, and floor, view and condition explain most of that spread.

The old row called a society delivered in 2016 a new launch and printed a figure nobody could trace, and the one-unit pages beside it printed formula bands that sat above the market at every size. The honest number is about Rs 12,000 per sq ft of super area, roughly 60 per cent of what Sector 108 flats average, and the gap is the case for the building: a family gets a finished 2,000 sq ft flat for what a much smaller new one costs a kilometre away. The costs are real, an older society with upkeep complaints and thin transport, but they do not account for a 40 per cent discount. The one number to walk away from is the Rs 22,900 carpet-area rate, which turns a Rs 2.4 crore flat into a Rs 4.6 crore one on paper.
