About 4 BHK Villa in Gurgaon: Prices by Corridor

Four bedrooms is the standard Gurgaon villa. It is what the communities were built around, what the resale market trades most of, and the format where a buyer has real choice of corridor.

The same broad house — 3,000 to 5,000 sq ft, garden, parking, four bedrooms — costs Rs 4.5 crore in New Gurgaon and Rs 15 crore on Golf Course Road. That gap is the decision.

What a 4 BHK villa costs, corridor by corridor

CorridorPrice bandExamples
New Gurgaon and outer sectorsRs 4.5-6.5 croreBoutique gated schemes and independent stock
Sohna Road, SPR, Dwarka ExpresswayRs 7-11 croreTatvam Villas, BPTP Amstoria
Golf Course Road and ExtensionRs 12-25 crore+Emaar Marbella, whose 4 BHK plan is about 5,605 sq ft

Reference listings, with the arithmetic. In Emaar Marbella a 4 BHK of 5,605 sq ft was asked Rs 13.45 crore on 30 September 2026: Rs 13.45 crore / 5,605 = about Rs 24,000 per sq ft. Another four-bedroom house there, on a 267 sq yd plot, was asked Rs 14 crore, which is about Rs 5.24 lakh per sq yd of land. Tatvam Villas on Sohna Road is marketed from about Rs 7 crore, and earlier listings put its four-bedroom, four-bathroom villa at about Rs 12 crore and a four-bedroom, five-bathroom at about Rs 16.5 crore. One listing site prints 4 BHK villas in the Karma Lakelands estate in Sector 80 from Rs 9.5 crore. Portals do not agree on the label either: one files Marbella's four-bedroom resales as independent houses, so search for a 4 BHK independent house in Gurgaon as well as a villa, and try Gurugram, the city's official name, alongside Gurgaon.

Experion Windchants in Sector 112 needs a caution. It mixes apartments, villaments and villas, and a 4,350 sq ft four-bedroom there may be any of the three. This site's own Windchants research this month puts the estate at about Rs 15,000 to Rs 16,500 per sq ft, which values 4,350 sq ft at about Rs 6.5 crore to Rs 7.2 crore; the higher resale quote and the wider project band this page used to print came from a single broker and were not borne out.

DLF Aralias, which the table used to list at the top, is not a villa estate: it is about 254 apartments in 11 towers, of 5,575 sq ft and up. A four-bedroom there is a flat.

What the corridor premium is buying

Not floor area. Marbella's 4 BHK in Sector 66 is about 5,605 sq ft and was asked Rs 13.45 crore; Tatvam on Sohna Road is marketed from about Rs 7 crore. The gap between those two numbers is mostly what this page calls the corridor premium: address, land and the depth of the resale market.

What the Golf Course belt adds is the address, the Rapid Metro, a fifteen-minute Cyber City run and a much deeper pool of buyers when you sell. What the SPR and Dwarka Expressway corridors give up is mostly commute time and prestige, and what they hand back is several crore.

For an end user with a Cyber City job and no need to impress anybody, the premium tier on the SPR side is usually the better purchase. For someone who wants the asset to be liquid at any point in the next twenty years, the Golf Course belt has the deeper market.

Per sq ft of what? Reading a 4 BHK villa rate

A flat is priced per sq ft of the flat. A villa is sold with land, and listings divide by whichever area suits them. In Marbella the same week's asks gave about Rs 24,000 per sq ft of built-up area on one 4 BHK and Rs 58,260 per sq ft on another, and the second figure was per sq ft of a 2,403 sq ft plot, which is 267 sq yd. Neither is wrong; they measure different things.

To compare four-bedroom villas across corridors, use both. Price per sq yd of plot tells you what the land is costing: Marbella's dated asks sit at Rs 4.5 lakh to Rs 5.24 lakh per sq yd. Price per sq ft of built-up area tells you what the house is costing. A seller who quotes only one has chosen the one that suits the sale.

The costs after the price

On a Rs 8 crore villa inside municipal limits, stamp duty is Rs 56 lakh for a male buyer, Rs 40 lakh for a female buyer and Rs 48 lakh joint, plus Rs 50,000 registration. The name on the deed is a Rs 16 lakh decision.

GST is nil if the villa is complete and holds its completion certificate, and 5% without input tax credit if it is under construction — Rs 40 lakh on Rs 8 crore. Ask about the certificate before you negotiate anything else.

Then the annual side: CAM on a villa community charged on plot or built-up area, a garden, usually staff, and power backup sized for a large house. Set against that, the rent a 4 BHK villa earns: about Rs 1.5 lakh a month in Sobha International City, where a 4,498 sq ft four-bedroom was asked Rs 8.75 crore, about 2.1% gross; mostly Rs 1.4 lakh to Rs 1.9 lakh in Nirvana Country's Birch Court, about 1.3% to 1.8% on a newly built four-bedroom there listed at Rs 12.5 crore; and about Rs 2 lakh to Rs 3 lakh a month in Marbella, where Rs 2 lakh on a Rs 13.45 crore villa is Rs 24 lakh a year, about 1.8%. The full picture is on villas in Gurgaon, the communities on villa societies, and the rental side on villas for rent.

The honest case, both ways

What works here

  • The format Gurgaon's villa market is actually built around, so supply is deepest here
  • 3,000 to 6,000 sq ft with a private garden and multi-car parking
  • Available across all three price tiers, so the corridor is a real choice
  • Resale is easier for a 4 BHK than for the larger and smaller formats
  • A price you can test at the top: Marbella's dated asks line up at about Rs 4.5-5.24 lakh per sq yd of plot

What does not

  • Even the cheapest tier is a Rs 4.5 crore commitment
  • Stamp duty on Rs 8 crore is Rs 56 lakh for a male buyer
  • CAM on a 4,500 sq ft villa is a serious annual figure
  • Rental return is about 1.3% to 2.1%, so the asset earns little while you hold it
  • Listings mix built-up and plot rates, and some '4 BHK villas' on a search are apartments or villaments

Who this suits, and who it does not

Worth a look if

  • Families who need 3,000 sq ft plus with a garden
  • Buyers trading up from a large apartment on the same corridor
  • Long-horizon end users rather than investors

Look elsewhere if

  • Anyone buying for yield, or who would be stretched by the stamp duty on top
  • Buyers comparing listings on one per-sq-ft figure without knowing which area it used
  • Anyone who needs the house within months and has not checked the completion certificate

Our view

Four bedrooms is the volume format in Gurgaon's villa market, which is good news for a buyer: the corridor is a genuine choice rather than a constraint, and the same house exists at Rs 5 crore in New Gurgaon and Rs 15 crore on Golf Course Road. What changes across that range is the address and the commute, not the square footage.

In short: Decide the corridor first — it is worth two to three times the price for a comparable house. Then check the completion certificate.

The paperwork cost on a four-bedroom villa

  • Stamp duty outside municipal limits is 5% for a male buyer and 3% for a female buyer, against 7% and 5% inside. On an Rs 8 crore villa that is Rs 40 lakh against Rs 56 lakh for a man.
  • Registration fee — a value slab from Rs 100, reaching its Rs 50,000 cap at Rs 90 lakh and above.
  • GST — nil on a completed villa that already holds its completion certificate, because that is a sale of immovable property; 5% without input tax credit if it is under construction.
  • Collector rate — valuation is on the higher of the agreement value or the collector rate. The working is in our Gurgaon registration charges guide.
  • Transfer charges on a resale are set by the community and negotiable between buyer and seller.

Check the registration before the marble

Confirm the project's HARERA registration, the licence number for the colony, and — on a resale — the chain of title and whether the completion certificate actually exists for that block. Our Haryana RERA guide covers how to verify a registration, and how to buy a resale property in Gurgaon covers the title checks.

Send us a 4 BHK villa listing and we will return its price per sq yd of plot and per sq ft of house, the registration and completion certificate behind it, and three recent comparables on the same corridor.

FAQs

What is the price of a 4 BHK villa in Gurgaon?

Roughly Rs 4.5 crore to Rs 6.5 crore in New Gurgaon and the outer sectors, Rs 7 crore to Rs 11 crore on Sohna Road and the Dwarka Expressway, and Rs 12 crore to Rs 25 crore and above on Golf Course Road and Extension. In Emaar Marbella, the best-documented estate at the top, a 5,605 sq ft 4 BHK was asked Rs 13.45 crore in September 2026.

How big is a 4 BHK villa in Gurgaon?

Typically 3,000 to 6,000 sq ft of built-up area. Emaar Marbella's 4 BHK plan is about 5,605 sq ft on plots of roughly 267 sq yd and up, which puts it at the top of that range.

What is the price per sq ft of a 4 BHK villa in Gurgaon?

Ask which area it is divided by. A villa rate means nothing until you know which area it used.

Is a 4 BHK villa on Golf Course Road worth the premium?

You are paying for the address, the Rapid Metro, a short Cyber City run and a deeper resale market — not for floor area. A comparable house on the SPR side costs several crore less, which for an end user is often the better purchase.

What is the stamp duty on an Rs 8 crore villa in Gurgaon?

Inside municipal limits, Rs 56 lakh at 7% for a male buyer, Rs 40 lakh at 5% for a female buyer and Rs 48 lakh at 6% joint, plus Rs 50,000 registration.

In Marbella 4 BHK asks run about Rs 2 lakh to Rs 3 lakh a month, and Rs 2 lakh on a Rs 13.45 crore villa is Rs 24 lakh a year, about 1.8%. Villas are an end-user purchase rather than an income one.

Which estates have 4 BHK villas for sale in Gurgaon?

On the 30 September check: Emaar Marbella in Sector 66, where the 4 BHK plan size is about 5,605 sq ft and one was asked Rs 13.45 crore; Karma Lakelands in Sector 80, which one listing site prints from Rs 9.5 crore; and Tatvam Villas on Sohna Road, marketed from about Rs 7 crore. Experion Windchants in Sector 112 has four-bedroom homes too, but they may be apartments or villaments rather than villas, and DLF Aralias, though it turns up in these searches, has no villas at all.

Drive times From Golf Course Road, SPR, Dwarka Expressway and New Gurgaon, the main business hubs of Gurugram are usually a 15 to 25 minute drive on a normal day, and IGI Airport about 30 to 40 minutes via the expressway network.
Peak-hour traffic Like the rest of NCR, mornings and evenings run slower. Keep an extra 15 to 20 minutes in hand during office rush on the main roads.
Metro & rapid transit Metro and rapid-metro stops are within a short drive, and the network keeps growing across Gurugram, which helps daily movement.
Future infrastructure Road widening, new expressway links and planned metro extensions in this belt should cut travel times further over the next few years.
Daily commute For a working family, school runs, office and weekend outings stay within a manageable radius — a big reason this corridor holds demand.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — even the cheapest tier is a Rs 4.5 crore commitment. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Golf Course Road, SPR, Dwarka Expressway and New Gurgaon has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Golf Course Road, SPR, Dwarka Expressway and New Gurgaon.

Is it worth the price?

At around Rs 4.5 Cr to Rs 25 Cr, by corridor to start, it is priced in line with the Golf Course Road, SPR, Dwarka Expressway and New Gurgaon market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.
