About Villa for Rent in Gurgaon: Rents and Communities

A four-bedroom villa in Gurgaon rents from about Rs 60,000 a month. The same villa costs several crore to buy, which makes renting one of the clearer arbitrages in the city's housing market: at roughly a 1% gross yield, the owner's capital is doing very little and your rent is correspondingly good value.

Supply is thin, though, and the running costs are not always where you expect. What follows is the market as it actually trades.

What a villa rents for

Community or typeRent a monthNotes
Nirvana Country, 4 BHKFrom about Rs 60,000Sector 50, the most established villa address
Nirvana Country, Cedar CrestAbout Rs 1,85,0004 bed, 5 bath, 360 sq yards, full sports facilities
Duplex villas, Sector 50Rs 80,000-1,50,000Servant room, study, private lawns
Standalone kothi, for comparisonAbout Rs 1,25,000Sector 31 or DLF Phase 1, no community facilities

Nirvana Country is the reference market because it has the deepest villa rental supply in the city. Independent villas there are typically park-facing or corner plots over ground plus two floors, with private front and back lawns, four bedrooms, a study, a theatre room, a servant quarter and four bathrooms.

Renting against buying, and against a kothi

Against buying. A villa in a premium Gurgaon community costs Rs 7 crore and up. At Rs 60,000 to Rs 1.85 lakh a month, the rent is roughly 1% to 3% of that annually — the thinnest yield in the city's residential market. From the tenant's side that is a bargain, and it is the reason a great many people who could buy a villa rent one instead. The full arithmetic is on rental yield in Gurgaon.

Against a standalone kothi. A Sector 31 or DLF Phase 1 kothi rents at about Rs 1.25 lakh — similar money, a bigger plot, complete freedom, and no community security, clubhouse, pool or maintained park. If children in the household would use the facilities, the villa wins; if you want privacy and a workshop in the basement, the kothi does. That market is on kothis for rent in Gurgaon.

What to settle before you sign

  • Who pays the CAM. On a villa community this is a substantial monthly figure charged on plot or built-up area, and whether it sits with owner or tenant is negotiated, not standard.
  • The garden. A private lawn needs a mali. Establish whether the owner retains one or whether it becomes your cost.
  • Power backup. Ask what the community provides against what the individual villa needs, because a 5,000 sq ft house on inverter backup is not a comfortable Gurgaon summer.
  • Community rules for tenants — guests, pets, parking, clubhouse access. Tenant access to facilities is not always automatic and is worth confirming in writing.
  • The demised area. Basement, servant quarter, terrace and parking are sometimes retained by the owner. Get it listed.

The buying side is on villas in Gurgaon and the communities on villa societies in Gurgaon.

What the tenancy costs beyond the rent

  • Security deposit — two to three months on an unfurnished house, and three to six on furnished or premium stock. There is no statutory cap in Haryana.
  • Brokerage — customarily one month's rent, negotiable. In independent-house colonies the local agent genuinely is the market, so expect to pay it.
  • Maintenance and services — on an independent house there is no RWA doing this for you. Water arrangement, power backup, the lift if there is one and the roof are all somebody's problem, and the agreement should say whose.
  • Electricity — on the DHBVN domestic slab, with any private DG billed per unit by the owner.
  • Police verification — Gurugram Police ask landlords to file tenant verification, and your documents go on it.
  • Eleven months, and TDS — 11-month terms are standard because registration becomes compulsory past a year. If you pay more than Rs 50,000 a month as an individual or HUF, Section 194-IB applies at 2%, deducted once a year and paid with Form 26QC.

The rent rules that are not law in Gurugram

You will read that a residential deposit is capped at two months, that a tenancy must be registered with a Rent Authority inside 60 days, and that rent can rise only once a year on 90 days' notice. Those are Model Tenancy Act, 2021 provisions. Haryana has not adopted it. Gurugram tenancies run under the Haryana Urban (Control of Rent and Eviction) Act, 1973 and whatever your agreement says — so the agreement is the rulebook. Read the deposit, notice, lock-in and repair clauses properly.

Tell us the area, the budget and the month you need to move, and we will come back with houses where the water arrangement, the power backup and the owner's title have been checked before you travel to a viewing.

FAQs

How much does it cost to rent a villa in Gurgaon?

Four-bedroom villas in Nirvana Country start from about Rs 60,000 a month. Premium pockets go much higher — a four-bedroom, five-bathroom villa on 360 square yards at Cedar Crest was listed at Rs 1.85 lakh.

Where can I rent a villa in Gurgaon?

Nirvana Country in Sector 50 has the deepest supply, alongside Unitech Uniworld Resorts in Sector 47, Emaar Marbella in Sector 66, Sobha International City in Sector 109 and the Tatvam stock on the SPR corridor.

Is renting a villa better than buying one in Gurgaon?

On the numbers, yes for the tenant. A villa costing Rs 7 crore rents from about Rs 60,000, which is roughly a 1% gross yield — the thinnest in the city's residential market, and cheap from the renting side.

Does villa rent in Gurgaon include the CAM?

Not automatically. On a villa community CAM is charged on plot or built-up area and is substantial, and whether owner or tenant pays it is negotiated rather than standard. Settle it before signing.

Do tenants get clubhouse access in a Gurgaon villa community?

Usually, but not always automatically, and sometimes for a separate fee. Confirm access to the pool, gym and sports facilities in writing as part of the agreement.

Being ready, you avoid the wait and can move in or rent out straight away. ✅ Buy if
  • You want a long-term home or hold from a builder with a track record

↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You specifically want pre-launch pricing
  • You are chasing quick, short-term resale gains

Possession Timeline

Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.

Investment Analysis

Why people look at Villa for Rent in Gurgaon: Rents and Communities for investment is simple — it is in Sectors 47-50, 66, 109 and the SPR corridor, Gurugram, and this part of Gurugram has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
The most space per rupee of any rented format in Gurgaon at the top end. Community security, clubhouse and sports facilities included in the tenancy. Private lawns, terraces and multi-car parking.
Watch-outs
Running costs — garden, staff, backup — sit with the tenant in most agreements. Deposits are large in absolute terms. Supply is thin, so the choice at any moment is limited.
Rental demand
Homes in Sectors 47-50, 66, 109 and the SPR corridor, Gurugram usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Sectors 47-50, 66, 109 and the SPR corridor, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Sectors 47-50, 66, 109 and the SPR corridor, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — running costs — garden, staff, backup — sit with the tenant in most agreements. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Sectors 47-50, 66, 109 and the SPR corridor, Gurugram has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Sectors 47-50, 66, 109 and the SPR corridor, Gurugram.

Is it worth the price?

Price here is on call. Once you see the unit-wise cost sheet, we will help you judge if it is fair against nearby options.

💬 Our View

Renting a villa in Gurgaon is one of the better deals in the city's housing market, precisely because owning one is such a poor income asset. At about a 1% gross yield, the owner is subsidising your space — a four-bedroom villa at Rs 60,000 sits on an asset worth several crore.
