Age and specification come next. A recent licensed low-rise floor with a lift, covered parking and a contemporary layout commands a premium over a 20-year-old rebuild of the same size in the same sector. In Sector 71 that difference alone produces a ₹4,000/sqft spread inside one configuration.
Plot size runs the other way. In several sectors the rate falls as the plot grows, because large floors are harder to sell and harder to let. Sector 41 is the clearest case: a 4,500 sqft floor there quotes ₹12,444/sqft while a 1,400 sqft floor quotes ₹17,500. If you want maximum area per rupee, this is the effect to hunt for.

The Palam Vihar example is instructive: 2,430 sqft quoted as carpet area at ₹2.7 crore. If a seller elsewhere quotes 2,430 sqft as super built-up, the actual living space could be 25–30% smaller for a similar price. Always ask which basis the number is on, and check it against the plot size in square yards on the deed.
A reliable sanity check on any Gurgaon floor: the plot in square yards, multiplied by nine, gives the approximate footprint in square feet, and one floor of a stilt-plus-four structure occupies most of it.
