The floor-versus-flat comparison is worth pausing on, because Sector 99A runs against the Gurgaon norm. A 3 BHK apartment here averages about ₹1.26 crore; a 3 BHK floor starts at ₹1.5 crore. The floor is the dearer product, not the cheaper one.

That is what happens when the floor stock is newer than the apartment stock and built on licensed plotted colonies rather than rebuilt HUDA plots.
