Builder Floor in DLF Phase 1 Gurgaon: Price, Blocks and Buyer Guide

DLF Phase 1 is where Gurgaon as we know it started. Carved out of land bought from Sikanderpur and Chakkarpur villages and originally sold as DLF Qutab Enclave, it was the company's first township outside Delhi. Four decades on, it's still one of the few parts of the city where a builder floor sits on a genuinely large plot, on a tree-lined street, five minutes from Cyber City.

That combination costs money. Builder floors here quote roughly ₹16,950 to ₹23,200 per sq ft, which puts a four-bedroom floor somewhere between ₹5.5 crore and ₹8 crore. Here's what that buys, which blocks matter, what it rents for, and where buyers get caught out.

Key Takeaways

  • Builder floor rates in DLF Phase 1 run about ₹16,950–23,200/sqft, among the highest in Gurgaon outside Golf Course Road.
  • Prices have moved roughly 8.9% in the last year, 42.4% over three years and 78% over five — a strong run, which means you're buying after the easy gains.
  • Plots are large by Gurgaon standards, commonly 350–500 sq yd, so floors are genuinely spacious 3 and 4 BHKs rather than squeezed layouts.
  • Location is the real asset: Sector 26/26A, minutes from Cyber City, with Guru Dronacharya and Phase 1 metro stations within reach and Qutub Plaza in G Block for daily needs.
  • Most stock is old construction. Budget for a full renovation, and check the sanctioned plan carefully — several buildings have been rebuilt over the years.

Rate spread inside the phase is wide, and it isn't random. A rebuilt floor with a lift, basement, modular kitchen and covered parking sits at the top of the band. A 25-year-old floor on a narrower internal street with no lift sits at the bottom, and it is often the smarter buy if you're planning to renovate anyway.

Which Blocks to Look At

DLF Phase 1 runs across blocks A through W plus the Qutab Enclave pockets in Sector 26A. A few things worth knowing before you start driving around:

  • G Block holds Qutub Plaza, the phase's main market — clinics, pharmacies, restaurants and a supermarket. Convenient, and correspondingly busier on the streets around it.
  • A, B and C blocks carry a lot of the larger, older plots and are quieter, with more established greenery.
  • Blocks closer to the Cyber City edge command a commute premium and rent faster to corporate tenants.
  • Inner blocks off the main spine are calmer and usually a few hundred rupees per sqft cheaper.

If you're weighing this phase against its neighbours, our DLF Phases 1–5 comparison lays out how they actually differ, and there are dedicated pages for Phase 2, Phase 3, Phase 4 and Phase 5.

Connectivity and Daily Life

Phase 1 sits in Sector 26/26A, immediately south of the Delhi–Gurgaon Expressway corridor. Guru Dronacharya on the Yellow Line and the Phase 1 rapid metro station are both within a short drive or a long walk depending on your block. Cyber City is a 10-minute run in normal traffic, and MG Road's malls are closer still.

Schools, hospitals and markets are all mature here — nothing is a construction promise. What you're getting is a settled neighbourhood with grown trees and functioning infrastructure, which is not something New Gurgaon can offer yet at any price.

Rent and Yield

Corporate tenancy drives this market. A well-maintained 3 BHK floor rents in the ₹90,000–1.4 lakh range depending on condition and block; renovated 4 BHK floors go well above that, particularly with expat and senior-management tenants working out of Cyber City.

Gross yields still land around 2–2.5%, which is low — that's what happens when capital values have run 78% in five years. Buy Phase 1 for the asset and the address, not for the rent cheque. If yield is your priority, Phase 3 is the phase that does that job.

Honest Cons

  • Ageing building stock. A lot of floors are 20–35 years old. Plumbing, wiring and waterproofing usually need full replacement — budget ₹15–35 lakh on a 3,000 sqft floor.
  • Parking pressure. Big plots, multiple families, and streets designed for far fewer cars. Check what's actually allotted to your floor in writing.
  • You're buying after the run. With 78% appreciation over five years already banked, expecting a repeat is optimistic. The case here is end-use and land value.
  • Renovation approvals. Rebuilds and structural changes need proper sanction. Sellers sometimes gloss over what was done without one.
  • Ticket size. At ₹5 crore-plus for a good 4 BHK, the buyer pool on resale is small and slow-moving.

What the Registry Will Cost

Stamp duty in urban Haryana is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, with registration fees capped at ₹50,000 for properties over ₹90 lakh. On a ₹6 crore floor registered in a woman's name that's ₹30 lakh plus ₹50,000 — in a man's name, ₹42 lakh.

Duty is charged on the higher of your deal value and the circle rate, and Gurgaon's circle rates were revised upward with effect from 1 April 2026. Check the current number for your sector in the collector rate list and the full working in our registration charges guide.

Who Should Buy Here

DLF Phase 1 suits a buyer who wants space and an established address more than amenities, works around Cyber City or MG Road, and intends to hold for a decade. It rewards people willing to buy an older floor and renovate it properly.

It doesn't suit an investor chasing yield, a buyer who wants a clubhouse and manned security, or anyone who needs to exit inside three years. For those, a branded society on Golf Course Extension Road is the better tool.

Old Floor or Rebuilt Floor?

Phase 1 gives you a genuine choice that most Gurgaon sectors don't. You can buy 1990s construction at the bottom of the rate band and rebuild the interior, or pay 15–20% more for a floor a developer has already stripped and finished with a lift, modular kitchen and new services.

The finished floor is easier — you move in, and the price includes work you'd otherwise supervise for eight months. The older floor usually wins on economics if you're honest about the renovation budget, because you control the spend and you're not paying a builder's margin on the fit-out.

Whichever route you take, the questions are the same: does the sanctioned plan match what's standing, is there an occupation certificate, and was any structural change approved? On rebuilt floors specifically, ask what was done to the slab and columns, not just the tiles.
