Why Ready-to-Move Is Cheaper Than Under-Construction

The counter-argument for new stock is real but narrower than it is usually presented — a staged payment plan, a fresh RERA registration, and a developer's warranty period. If those matter to you, pay the ₹1,250/sqft. If they do not, the ready market is the better trade here.

A Genuinely Two-Sided Market

Sector 37D sits near Pataudi Road, next to Sectors 88A and 88B, on the western New Gurgaon side. The Dwarka Expressway runs about 1.5 km away and Pataudi Road about 1.6 km, which puts the airport and the Delhi border within a reasonable drive without paying Dwarka Expressway frontage prices.
