Four-bedroom floors run higher again — ₹43,000 to ₹80,000 in Sector 102, and past ₹1 lakh in the DLF Phases and the gated colonies. At the small end, a 320 sqft studio floor in Sector 37D lets at ₹25,000.

Where the Deep Rental Markets Are

Listing depth matters more than the headline rent, because it decides how long you wait and how much you can negotiate. Three patterns show up across the city.

The balanced markets. Sector 37D carries about 553 rental listings against 532 for sale — close to 1:1. Tenants get choice; landlords face competition. These are the easiest sectors to move into quickly.

The landlord sectors. Sector 38 has roughly 235 floors for rent against about 10 for sale, and Sector 99A has floors at 44% of rental supply but only 9% of sale supply. Owners here let and hold. If you want to rent, supply is excellent. If you want to buy, register and wait.

The volume sectors. Palam Vihar with 1,165+ and Sector 57 with 406+ floors on rent are where most of the city's floor tenancies actually happen. They are the default answer for a family that needs three bedrooms this month.

What Actually Sets the Rent

Rent in Gurgaon does not track the purchase price. Four things move it more.

Bedroom count, not area. A 2,400 sqft 3 BHK in South City 1 lets at ₹1.1 lakh; a 2,467 sqft 3 BHK in the same colony lets at ₹75,000 furnished. Sixty-seven extra square feet and ₹35,000 a month less — the difference is presentation and floor level, not size.

Lift and floor level. A fourth floor without a lift lets at a visible discount and takes longer to fill. In a four-storey structure this is the single largest controllable factor for a landlord.

Furnishing. Semi-furnished to furnished typically moves a 3 BHK by ₹10,000–20,000 a month in the mature sectors, and it shortens vacancy more than it raises rent.

Distance to work, not to the metro. Sector 71 floors let for ₹55,000–90,000 with no working metro nearby, because tenants there work on the Southern Peripheral Road and Golf Course Extension Road. Rent follows the office, not the station.

What a Landlord Actually Earns

The yields are the part most buyers get wrong, so here they are worked through rather than asserted.

Central Gurgaon sits at the top. DLF Phase 3 returns a realistic 3.5–4.5% gross, and Sushant Lok with Sectors 55–57 runs 3–4%. A ₹2.75 crore floor in Sector 41 letting at ₹90,000 works out near 3.9%.

The newer belts are materially worse, and the reason is that sale prices ran ahead of rents. Sector 76 gives about 2.6% on a ₹1.76 crore floor at ₹38,000. Sector 84 averages ₹19 per sqft in rent, which is roughly 2.1% against its ₹10,600/sqft purchase rate. Sector 102 falls from about 2.2% at ₹2.5 crore to near 1.3% above ₹4.5 crore, because rent stops climbing while price does not.

The rule that emerges: in Gurgaon, gross yield falls as the ticket rises, both across the city and within a single sector. If income is your objective, the ₹1.5–2.5 crore band in an established sector beats anything above ₹4 crore anywhere.

What You Pay Beyond the Rent

  • Security deposit: commonly one to two months' rent, occasionally three in the premium colonies.
  • Electricity and water: paid by the tenant directly, and excluded from the quoted rent.
  • Brokerage: usually one month's rent, and negotiable when supply is deep.
  • Maintenance: close to zero on a builder floor, which is the main saving against a society flat charging ₹4–8 per sqft a month.
  • Parking: typically included with the floor rather than charged separately.

Honest Cons of Renting a Builder Floor

  • No amenities. No gym, pool, clubhouse or security roster — that is what the low maintenance is buying you.
  • Lifts are not guaranteed. Older buildings in the HUDA sectors often have none, which matters on the third and fourth floors.
  • Power backup varies by building rather than being a society-wide standard.
  • Individual landlords, not a management office. Repairs depend on one person's responsiveness.
  • Tenanted sales. If your landlord sells, you may be a sitting tenant in someone else's negotiation. Get the agreement registered.

Read that table as a tenant and the message is that renting in central Gurgaon is expensive in absolute terms but cheap relative to the capital it would take to own the same address. Read it as a buyer and the message is the reverse — the cheap sectors are the ones where owning makes least financial sense on income alone.

Who Should Rent a Builder Floor

Families who want three or four bedrooms, private parking and no society charges, and who do not use a gym or pool enough to pay for one. Tenants who want a whole floor rather than a flat with neighbours above and below. And anyone moving to Gurgaon who wants to live in a sector for a year before committing capital to it — with 17,000 floors listed, that option costs you nothing but a deposit.
