Builder Floor in Sector 71 Gurgaon: Price, Rent and Buyer Guide
Sector 71 is the rare Gurgaon sector where the builder floor is not much cheaper than the flat. Floors quote ₹12,849–16,785 per sqft; apartments in the same sector average ₹16,250. In most of the city that gap is ₹3,000–6,000 per sqft in the floor's favour. Here it has almost closed.
Cross one road into Sector 72 and floors quote ₹19,200–20,000 per sqft. That is a ₹4,000-per-sqft step for a few hundred metres, and it is the single most useful fact for anyone shopping this stretch of the Southern Peripheral Road.
Key Takeaways
- Around 157 builder floors listed for resale, including roughly 74 three-bedroom units — deep supply by Gurgaon floor standards.
- 3 BHK floors run ₹2.07–2.50 crore at ₹12,849–17,857/sqft, typically 1,400–1,660 sqft.
- Apartments in the sector average ₹16,250/sqft, so the usual floor discount barely exists here.
- Rents run ₹55,000–90,000 a month for a floor, averaging about ₹26/sqft.
- Two infrastructure projects are being built into today's price: the Sector 72A metro station and the elevated Southern Peripheral Road.
Builder Floor Prices in Sector 71
| Configuration | Example size | Rate (₹/sqft) | Price |
|---|---|---|---|
| 3 BHK floor, entry | ≈ 1,400 sqft | ₹13,939 | ₹2.07 Cr |
| 3 BHK floor, mid | ≈ 1,500 sqft | ₹15,000 | ₹2.25 Cr |
| 3 BHK floor, upper | ≈ 1,400 sqft | ₹17,857 | ₹2.50 Cr |
| 4 BHK floor | ≈ 1,660 sqft | ₹16,785 | ₹2.49 Cr |
| Licensed low-rise, new launch | 1,611–2,000 sqft | ≈ ₹18,622 | ₹3 – 3.9 Cr |
| Sector 71 apartments | — | ≈ ₹16,250 | — |
| Sector 72 floors | — | ₹19,200 – 20,000 | — |
The spread inside 3 BHK is the striking part: ₹13,939 to ₹17,857 per sqft for what agents will describe with the same three words. A ₹4,000 gap on a 1,400 sqft floor is ₹56 lakh, so the difference between the cheapest and dearest 3 BHK in this sector is roughly the price of a small flat in old Gurgaon.
What separates them is the plot, the builder and the finish, in that order. Sector 71 has both licensed low-rise product built to a specification and ordinary plotted floors thrown up fast. They sell side by side on the same portals under the same label.
Why the Floor Discount Disappeared Here
Across Gurgaon, a builder floor undercuts the flat next door because you are not paying for the clubhouse, the pool, the lifts and the brand. Sector 46 shows the normal pattern — floors ₹11,200–14,200/sqft against apartments ₹13,650–22,850. Sector 71 does not follow it.
The reason is supply mix. The floors here are not old HUDA rebuilds; a large share are recent, licensed low-rise product aimed at exactly the buyer who would otherwise take a 3 BHK in a society. Trehan Luxury Floors on the Southern Peripheral Road is the clearest example — 1,611 to 2,000 sqft units at about ₹18,622/sqft, ₹3 to ₹3.9 crore, on a specification that competes with apartment finish rather than undercutting it.
The practical consequence: in Sector 71 you should not expect to save money by choosing a floor over a flat. You choose the floor for the whole-floor privacy, the private parking and the near-zero maintenance bill — and you pay roughly apartment money for it. If saving per square foot is the point, the value is a corridor away, in Sector 70 and 70A or on the Sohna Road belt.
The Two Projects Priced Into Today's Rate
Sector 71's rate carries two pieces of infrastructure that do not exist yet, and it is worth knowing what you are paying for.
The metro. Haryana approved a revised ₹10,266-crore Gurugram Metro expansion — 28.5 km and 27 stations from Millennium City Centre to Cyber City — and Sector 72A is on the station list. Construction began in 2025 with a roughly four-year build, phased, and one 2.2 km stretch has already slipped on utility shifting with clearance set for November 2026. A station near your sector is worth real money; a station on a plan is worth less than sellers will tell you.
The elevated SPR. GMDA is building elevated stretches on the Southern Peripheral Road — Ghata to Vatika Chowk, and a 5.3 km run from Vatika Chowk to NH-48 costing around ₹750 crore — which together are meant to give an uninterrupted route from Sector 58 to Sector 115. The Vatika Chowk cloverleaf redesign that links both ends has been finalised.
Today's reality is more ordinary: Sohna Road is about two minutes away, Golf Course Extension Road and Rajiv Chowk are 12–15 minutes in normal traffic, Medanta is around 12 minutes, and the nearest working metro is the Rapid Metro roughly 15 minutes out. Everything else is a promise with a date attached.
Rent and Yield
Floors here let for ₹55,000 to ₹90,000 a month depending on size and furnishing, with the sector's overall rental average around ₹26 per sqft. The tenant base is the standard SPR mix — corporate households working on Golf Course Extension Road and around Sohna Road who want three bedrooms and parking without society charges.
Take a ₹2.3 crore 3 BHK letting at ₹70,000 a month: ₹8.4 lakh a year, a gross yield near 3.65%. That is respectable for Gurgaon and roughly in line with Sushant Lok and Sectors 55–57, but it is not the outsized number the corridor's growth story implies.
The honest read is that the yield is average because the purchase price already contains the metro and the elevated road. You are buying appreciation, not income. If income is the priority, the cheaper belts on the same corridor return more per rupee spent.
Honest Cons
- No floor discount. You pay near-apartment rates without the clubhouse, pool or gate.
- ₹4,000/sqft spread inside one configuration. Two "3 BHK builder floors" here can differ by ₹50 lakh on identical descriptions.
- Infrastructure is priced in, not delivered. The metro is under construction with a phased, slipping timeline; the elevated SPR is under way.
- Ordinary yield. Around 3.65% gross, below what the same money earns in New Gurgaon.
- S+4 uncertainty on top floors. Fresh approvals have been frozen since 21 July 2026.
Registry Cost
Haryana charges stamp duty at 7% for a male buyer in urban limits, 5% for a female buyer and 6% for joint ownership, plus a registration fee capped at ₹50,000, on the higher of your deal value and the circle rate.
On a ₹2.3 crore floor that is ₹11.5 lakh in a woman's name against ₹16.1 lakh in a man's. Circle rates were revised from 1 April 2026 — check the Sector 71 entry in the collector rate list and the working in our registration charges guide.
One extra check specific to this sector: much of the newer low-rise stock is stilt-plus-four. The Punjab and Haryana High Court stayed the S+4 policy in April 2026 and DTCP froze fresh approvals on 21 July 2026, leaving more than 300 applications stalled across Gurugram and Faridabad. Completed floors with an approved plan and occupation certificate are treated separately from new applications — get both documents before you pay a token, and read our S+4 explainer first.
Sector 71 Against the Alternatives
| Option | Floor rate (₹/sqft) | Why you'd pick it |
|---|---|---|
| Sector 71 | ₹12,849 – 17,857 | Deep supply; licensed low-rise; metro and SPR upside |
| Sector 72 | ₹19,200 – 20,000 | Next door, materially dearer, closer to the planned station |
| Sector 70 & 70A | Cheaper on the same corridor | Better value per sqft on SPR |
| Sohna Road belt | ₹11,400 – 15,750 | Established retail, schools and hospitals today |
| Golf Course Extension | Corridor pricing | The premium address on this side of town |
Read across and the choice is between paying for what exists and paying for what is coming. Sohna Road gives you working infrastructure at a lower rate; Sector 71 and Sector 72 charge you now for a station and an elevated road that open later this decade.
Who Should Buy in Sector 71
Buyers who want a recent, licensed low-rise floor rather than a rebuilt HUDA plot, and who are comfortable paying apartment-level rates for whole-floor living. Households working along Golf Course Extension Road or Sohna Road who want three bedrooms with parking and no maintenance bill. And investors with a long horizon who specifically want exposure to the Sector 72A station and the elevated SPR.
It suits you less if you are buying for income, if you want the traditional floor-versus-flat saving, or if you need the infrastructure to work on the day you move in.
