Under ₹1 Crore: What's Actually Available

Old Gurgaon is the honest answer. Sector 4 floors quote around ₹10,450/sqft, and New Colony, Ashok Vihar, Krishna Colony and Jyoti Park sit in a similar ₹8,000–11,500/sqft band. On a 1,000–1,200 sqft floor, that's ₹85 lakh to ₹1.2 crore.

What you're accepting at this price: older buildings, tighter internal streets, on-street parking in places, and civic infrastructure that is genuinely weaker than the HUDA sectors. What you're getting: proximity to the railway station and Old Delhi–Gurgaon Road, established markets, and a land-backed asset in a location that isn't going anywhere.

₹1 – 1.5 Crore: The Value Band

This is where Sector 45 earns its reputation. Real listings there include a 1,836 sqft 3 BHK at ₹1.65 crore and 2,367 sqft floors at ₹2.05–2.25 crore, with rates between ₹9,500 and ₹12,650/sqft — some of the best value anywhere near Huda City Centre metro.

Palam Vihar covers the same budget with a Delhi-side commute instead. Sector 15 Part 1 and the outer blocks of Sector 57 also produce 3 BHK options here, though in Sector 57 you're usually trading a top floor or a narrower road for the price.

₹1.5 – 2.5 Crore: Where Most Deals Happen

If you have this budget, you have the run of the city's floor market. Sector 46 (₹11,200–14,200/sqft), Sector 56 (₹12,400–16,350/sqft), Sector 57 (₹11,200–14,850/sqft) and Sector 31 (₹12,450–16,100/sqft) all deliver genuine 1,800–2,400 sqft 3 BHKs, usually with a lift and stilt parking.

The choice here is really about commute and character. Sector 56 and 57 put you on Golf Course Extension Road with metro access. Sector 46 and 45 are quieter and closer to Sohna Road. ₹2.5 Crore and Above

Above ₹2.5 crore, the conversation moves to address and plot size. Sushant Lok 1 (₹13,250–16,650/sqft) offers gated-colony living with metro at the gate. DLF Phase 2 (₹14,100–18,850/sqft) and Phase 3 (₹14,900–18,400/sqft) buy you a Cyber City commute and the deepest resale market in the city. South City 1 (₹15,000–20,000/sqft) has the big plots.

Past ₹4 crore you're in DLF Phase 1 (₹16,950–23,200/sqft) and Phase 5 (₹26,650–31,200/sqft) — 350 to 500 gaj plots, four-bedroom floors, and an address that carries its own resale premium.

Don't Forget the Costs Around the Price

  • Stamp duty and registration: 7% male, 5% female, 6% joint in urban limits, plus registration fees up to ₹50,000. On ₹1.5 crore that's roughly ₹8–11 lakh.
  • Circle rate floor: duty is charged on the higher of deal value and circle rate, and rates were revised upward from 1 April 2026 — check yours in the collector rate list.
  • Brokerage: typically 1–2% in the resale market.
  • Interiors: most resale floors need ₹8–20 lakh of work. Bare-shell new floors need more.
  • Loan eligibility: keep total EMIs under 35–40% of household take-home. On a ₹1.2 crore loan at around 8.4% over 20 years, that's roughly ₹1.03 lakh a month.

  • Take the first or second floor. They trade 8–15% below ground and top floors. If the building has a lift, the compromise is minor.
  • Buy in the next sector over. Sector 45 instead of 46, Sector 23 instead of Palam Vihar's prime blocks — often a 15–20% saving for a five-minute difference.
  • Accept an older building in a better location. Location can't be renovated; a kitchen can.
  • Register in a woman's name. The 2% stamp duty difference on ₹2 crore is ₹4 lakh.

The Mistake Most Budget Buyers Make

It's buying the largest floor the budget allows, in the weakest location the budget reaches. On paper 2,200 sqft in a far-flung pocket beats 1,600 sqft in Sector 45. In practice the smaller floor in the better sector rents faster, sells faster and holds value better, because location is the part you can never change.

The second common error is treating the asking price as the cost. A ₹1.4 crore floor with ₹9 lakh of stamp duty, ₹2 lakh of brokerage and ₹12 lakh of interiors is a ₹1.65 crore decision. Buyers who plan only for the first number end up living in a half-finished house for two years.

The third is skipping paperwork to save money at the bottom of the market.
