One caution worth stating plainly: several listing pages still carry launch-era figures for this project — numbers like ₹86 lakh for a 1,380 sqft 3 BHK. Those are historic base prices, not today's market. Price against the current per-square-foot rates above, and treat any quote far below them as a data artefact rather than a bargain.

In Sector 46 or Sector 23, the same money buys 2,000–2,600 square feet — but built by a small builder you'll need to research, on a plot whose sanctioned floor count you'll need to verify, with no comparable sale to price against when you eventually sell.

Neither answer is wrong. If you're buying to live in for fifteen years and you'll renovate anyway, area usually wins — you can fix a kitchen, you can't add 600 square feet. If you want a clean transaction, predictable quality and an easier exit, the branded floor earns its premium. What you should not do is compare the two on rate per square foot alone and conclude the compact one is expensive; they are different products solving different problems.
