Sohna and Sohna Road are not the same place, and confusing them is the most expensive mistake a buyer can make on this side of Gurgaon. Sohna Road is the corridor through Sectors 47 to 49 where builder floors quote ₹11,400–15,750 per sqft. Sohna town is 25 km further south, where Sector 5 quotes ₹4,500–6,000 and a 2 BHK sells for ₹25–35 lakh.

The internal spread is the point. Sector 5 and Sector 35 are both Sohna, and one is roughly half the other. In practice Sohna is not one market but a set of sector-level markets at very different stages, and a quoted "Sohna rate" without a sector attached is not information you can act on.

The most useful entry number on this page is the Sector 5 line. The ₹15,600 Figure You Will Be Shown

A widely circulated line puts Sohna's average price at about ₹15,600/sqft, alongside a claim of 151% price growth over five years. Set that against the sector rates in the table above — ₹4,500 to ₹12,750 — and it does not reconcile.

The likely explanation is product mix. Sohna's premium townships price far above the town's ordinary stock: Central Park Flower Valley in Sohna Sectors 32 and 33 sells floors at ₹12,500–17,200/sqft with units from ₹1.31 crore to ₹7.74 crore. An average weighted towards branded township product will land near ₹15,600 while the sector next door trades at ₹9,300.

What to do with that: never accept a town-level average as evidence about a specific listing here. Ask which sector, which project, and what the last three comparable transactions in that colony were. In a market this uneven, a town average is a marketing number, not a valuation.

What the Elevated Corridor Actually Changed

Sohna's price history has one clear break in it, and it is infrastructure.

The Sohna elevated corridor is a six-lane, 21.65 km road built at a cost of around ₹1,466 crore, now fully operational. Before it opened, the Gurgaon to Sohna run took 60 to 90 minutes. It now takes 25 to 30. That is not a marginal improvement; it converted Sohna from a separate town into a commutable edge of Gurgaon.

Three other pieces of infrastructure sit alongside it: the KMP Expressway, the Delhi-Mumbai Expressway corridor, and the Delhi-Mumbai Industrial Corridor. Together they explain why land here was worth acquiring at scale.

The genuine demand generator, though, is industrial rather than residential. HSIIDC's Industrial Model Township at Sohna is anchored on roughly 607 hectares acquired along the KMP Expressway, and the Sohna Master Plan 2031 designates about 255 hectares along the Eastern Peripheral Road for commercial development. If those employment nodes fill, Sohna gets a local tenant base. If they fill slowly, Sohna stays a commuter and investor town.

Rent and the Honest Yield Position

This section is shorter than it would be for a Gurgaon sector, because the evidence is thinner and it is better to say so than to fill the space.

Sohna does not yet have a deep, well-documented rental market for builder floors in the way Sectors 46, 57 or 102 do. The tenant pool that supports central Gurgaon — corporate households working on Golf Course Road and Cyber City — largely does not live here, because at 25 to 30 minutes each way plus city traffic, the commute is a real one.

What that means for a buyer is straightforward. Do not build a purchase case on assumed rent. If you intend to let, ask the agent for two current let comparables in the same sector, in writing, with the asking rent and how long the unit has been listed. If they cannot produce them, the rental market you are counting on may not exist yet.

The case that does hold up here is capital: cheap entry, a corridor that has already been built rather than promised, and an industrial township with land acquired. That is an appreciation bet with a multi-year horizon, and it should be sized as one.

  • Town averages are unusable. A ₹15,600/sqft headline sits alongside sector rates of ₹4,500–12,750.
  • Thin rental evidence. Builder floor rent comparables are hard to establish sector by sector.
  • The commute is real. 25–30 minutes to Gurgaon on the elevated corridor, before city traffic at either end.
  • Much of the cheap stock is under construction. The ₹25–35 lakh 2 BHK is a plan, not a home you can inspect.
  • The industrial demand is land, not yet jobs. IMT Sohna's 607 hectares are acquired; occupancy is the variable that matters.
  • Wide quality range. Branded township floors and ordinary colony floors trade at completely different rates.

Registry Cost

Haryana charges stamp duty at 7% for a male buyer in urban limits, 5% for a female buyer and 6% for joint ownership, plus a registration fee capped at ₹50,000, calculated on the higher of your deal value and the circle rate.

On a ₹1 crore Sohna floor that is ₹5 lakh in a woman's name against ₹7 lakh in a man's. One check specific to this belt: confirm with the sub-registrar whether the property falls inside municipal limits or on rural-notified land, because Haryana applies lower rates outside urban limits and the boundary matters more here than it does inside Gurgaon. Two policy positions also apply. Read across and the decision is about time horizon. Sohna Road costs more and works today. Sohna town costs less and is a bet on IMT Sohna and the expressway network filling out over the next several years.

Who Should Buy in Sohna

Buyers priced out of Gurgaon who want a new-build home and can accept a 25–30 minute commute on a road that already exists. Long-horizon investors taking a position on the industrial township and the expressway network. And buyers who want a branded township at township prices — for whom Central Park Flower Valley is the more relevant page.

It suits you less if you need rental income now, if you want established schools, hospitals and retail within a few minutes, or if you need to be able to inspect the exact home you are buying today.
