Look at rows one and two together. The published sector band tops out at ₹16,950/sqft, yet a set of listings quotes ₹22,222 — about 31% above the band's ceiling. Those are not the same product: the premium quotes are largely new or near-new stock inside the branded townships, and the band describes the sector's ordinary resale market.

The practical rule for Sector 102: establish which of those two markets a listing belongs to before you accept its rate as reasonable. A ₹22,222/sqft quote is defensible for a new township floor and indefensible for a five-year-old resale unit on a plotted colony road.

That is roughly a 25% discount for buying the identical address from an owner rather than from the developer. The gap exists because a developer sells on a payment plan, a brochure and a launch narrative, while a resale seller is competing against every other resale unit in the township and often needs the money.

What you give up in resale is choice of unit and, sometimes, the newest specification. What you gain is a finished home you can inspect and a price set by the secondary market rather than the marketing department. Sector 102 sits on the Dwarka Expressway with the usual corridor advantages: a short run to the Delhi border, IGI airport within a manageable drive, and Sectors 101 to 113 forming one of New Gurgaon's two main clusters. The sector itself is a mix of plotted floors, high-rise projects like Shapoorji Joyville, and the Amstoria township.

The metro is the live development. Haryana's revised ₹10,266-crore Gurugram Metro expansion runs 28.5 km with 27 stations from Millennium City Centre to Cyber City, and the first phase extends towards Sector 101 with a spur towards Dwarka. Construction began in 2025 on a roughly four-year build, and one 2.2 km stretch has already slipped on utility shifting, with clearance set for November 2026. Treat it as a real project with a slipping date, which is different from a plan.
