About DLF Park Place Sector 54 Gurgaon

DLF Park Place has been lived in since 2012. It is thirteen towers of up to 30 floors on about 15 acres at Sector 54, inside DLF Phase 5 on Park Drive, a few minutes from Golf Course Road and the Rapid Metro at Sector 54 Chowk. It was launched in February 2006 and handed over from April and May 2012. This page used to carry a card price of about Rs 7 crore to Rs 10 crore and said the building traded at Rs 36,200 per sq ft against a Sector 54 average of Rs 35,500, a premium of 2 per cent. The building rate was close. The sector figure was not, and so the premium was wrong by a factor of five.

Read on 26 September 2026, the resale asks for DLF Park Place Sector 54 Gurgaon run from Rs 6.75 crore for a 1,975 sq ft 3 BHK to Rs 10.53 crore for a 2,704 sq ft 4 BHK. Divide each ask by its area and the building trades between Rs 34,200 and Rs 41,600 per sq ft, with the middle of the asks at Rs 37,700 and one portal's building average at Rs 36,400. The same portal family puts flats in Sector 54 at an average of Rs 33,150, inside a range of Rs 24,750 to Rs 38,350. Park Place therefore sits 10 to 14 per cent above its sector, near the top of the range, and it is the dearest ordinary apartment stock in Sector 54 once the golf-facing DLF towers are set aside as the separate market they are.

Every sale here is a resale. DLF sold out the building before it was finished and holds no inventory. Two things stand out. The cheapest rate on the list is a 23rd-floor flat, which in most Gurugram towers would be the dearest; here facing and tower matter more than height, and the park-facing flats and the blocks nearest the central green carry the premium. And the Rs 9.5 crore ask for a 2,282 sq ft flat is the outlier at Rs 41,600, about a tenth above everything else in its size. It may be an exceptional flat. It is more likely an opening number. Carry Rs 36,000 to Rs 38,000 in your head and treat anything above Rs 40,000 as a seller testing the market.

The 1,975, 1,982 and 1,983 sq ft pages describe one plan with three spellings of its area; the deed will carry one of them. The worse problem is the band. The ceiling of every old band sits at or below the floor of the market: a seller of a 1,975 sq ft flat was told Rs 6.72 crore at the outside, and the cheapest such flat on the listings asks Rs 6.75 crore. On the 4 BHK the old ceiling of Rs 9.19 crore for 2,704 sq ft is more than a crore under the Rs 10.25 and Rs 10.53 crore asks for exactly that plan.

The rent, and the yield it produces

Park Place lets well. One portal carried 192 flats to let when this was read, and a second carried 60, against 160 or so for sale. The band the portals print, Rs 1 lakh to Rs 6 lakh a month, is too wide to plan on, because its top is furnished and serviced stock let to companies. The working figures are narrower:

  • A semi-furnished 1,975 sq ft 3 BHK at Rs 1.5 lakh a month.
  • A 4 BHK with five bathrooms of about 2,777 sq ft at Rs 1.8 lakh, and a larger 4 BHK at Rs 1.85 lakh.
  • An owner-listed furnished 4 BHK at Rs 1.4 lakh, which is the low end of the four-bedroom market rather than its middle.

Divide the rent by the price. The 1,975 sq ft 3 BHK letting at Rs 1.5 lakh earns Rs 18 lakh a year; on the Rs 7 crore ask for the same size that is 2.6 per cent gross, and on the Rs 7.5 crore ask it is 2.4 per cent. A 2,700 sq ft 4 BHK bought at Rs 10 crore and let at Rs 1.8 lakh earns Rs 21.6 lakh, which is 2.2 per cent. One empty month a year takes the 3 BHK from 2.6 to 2.4 per cent before maintenance, and a fourteen-year-old building of thirteen towers does not maintain itself cheaply. Nobody buys here for the income. The rent is the number that proves the price is an address price.

What the old page got wrong about the sector

The page said Park Place priced at its sector rather than over it. That rested on a Sector 54 average of Rs 35,500 per sq ft, and no tracker read on 26 September 2026 supports it: the sector's flats average Rs 33,150 on one, and a second tracker's weighted figure is Rs 33,800. Park Place at Rs 36,400 to Rs 37,700 is 10 to 14 per cent above either. The sector average is lower because it includes older Phase 5 stock and a large number of smaller flats; the 3 BHK average across the whole sector is about Rs 4.11 crore, which would not buy the smallest flat in this building.

The trend matters more than the level. The same tracker has Sector 54 flat rates up 23.2 per cent in the last year, 104 per cent over three years and 118.8 per cent over five. Asking-rate trackers exaggerate a hot year, and the document that settles what a flat actually fetched is the registered sale deed, with stamp duty paid against it. For a buyer the point is plain: the run from 2023 to 2026 is already in the price, and a 2.2 to 2.6 per cent yield gives no cushion if the sector rests for two years. Stamp duty is charged on the higher of the deed value and the state's floor for the sector, which is on the collector rate page.

What the developer publishes, and what the listings repeat

DLF no longer carries a live sales page for Park Place; the building was sold out long ago. What the portals and the project record agree on: launched February 2006, 13 towers of up to 30 floors on about 15 acres, blocks known as Park Towers and Park Heights, and a clubhouse with a pool, gym, squash, tennis and badminton courts around a large central park. The unit count is printed as 1,508 on one portal, 1,560 on another and 1,566 on a third; the difference is which blocks and penthouses are counted, and it changes the price of no flat. Possession is given as April 2012 on one listing and May 2012 on another.

Several pages still print a price list of Rs 3.15 crore to Rs 4.43 crore for 2, 3 and 4 BHK flats with carpet areas of 1,125 to 1,530 sq ft. That is an old list, not the market. Rs 4.43 crore would not buy a 1,975 sq ft flat here in 2026, and a page still printing it has not been touched in years. Configurations are also narrower than the old page said: every sale listing is a 3 or 4 BHK, and the 5 BHK that appears only in a rental band belongs to the penthouse and serviced stock.

The history a buyer should know

The Park Place residents' association was one of the DLF buyer groups whose complaints reached the Competition Commission in 2010, over floors added after the flats were sold, super areas raised after the buyer's agreement had been signed, and late possession. The commission found that DLF had abused its dominant position through one-sided agreements, and the appellate tribunal upheld the penalty. For a buyer in 2026 the lesson is practical rather than historical: the super area in this building has moved before, so the only area to price against is the one in the seller's conveyance deed, not the one on a brochure or a portal card.

Registration and paperwork

Park Place was launched in 2006 and delivered in 2012, five years before the Haryana real estate authority began work in 2017, so there is no registration number to look up and a page that prints one for this building is printing another project's. The documents that matter on a resale are the occupation certificate for the tower, the seller's conveyance deed with its super area, and DLF's transfer procedure. That procedure carries a transfer charge, usually negotiated between buyer and seller and too often discovered after an offer rather than before one; get the figure in writing first. Where it sits in DLF Phase 5

Park Place is the ordinary end of an unusual neighbourhood. DLF Aralias, DLF Magnolias and DLF Camellias face the golf course a few hundred metres away and trade at Rs 65,000 to Rs 1,00,000 per sq ft on flats of 5,800 sq ft and more, so the entry ticket is Rs 25 crore. Park Place shares their postcode, their developer and the Rapid Metro, but not the golf frontage, the flat sizes or the price. A buyer with Rs 7 to 10 crore who wants Phase 5 buys here. The honest comparison is with the new launches in Sector 56 on the same road, such as Trevoc Royal Residences, which ask similar money for a flat that is not built yet. It suits a buyer who has done the division and accepts that Rs 37,000 a foot is an address price with a 2.2 to 2.6 per cent yield behind it. It suits a seller-turned-buyer inside Phase 5 who needs to move without leaving the estate, because the resale book is deep enough to buy and sell in the same season.

It does not suit an investor: at 2.2 to 2.6 per cent gross, with 190 or so flats competing for tenants, the rent does not cover the cost of the money, and the capital case needs Sector 54 to repeat a 23 per cent year. It does not suit a buyer who wants a new building, because a 2006 design shows its age against the Sector 56 and Extension Road launches. And it does not suit anyone who will not read a conveyance deed, because the super area here has a history.
