About Flat for Rent in DLF Phase 5 Gurgaon: Rents and Guide

DLF Phase 5 is where Gurgaon put its best towers. The Magnolias, The Belaire, The Crest and Park Place sit on and around Golf Course Road, and between them they hold most of the city's genuinely large, genuinely well-run condominium stock.

A furnished 3 BHK here was listed at Rs 80,000 a month on the day of writing, and the premium towers run considerably higher.

What Phase 5 rents for

ConfigurationRent a monthNotes
2 BHKRs 50,000-75,000Thin supply — the towers are family-sized
3 BHK furnishedFrom about Rs 80,000The core of the market
3 BHK, premium towersRs 1,00,000-1,50,000+Magnolias and golf-facing stock
4 BHK and duplexesPriced individuallyhigh-end formats, well above Rs 1.5 lakh

For context on the surrounding corridor: a semi-furnished 3 BHK in Sector 54 was at Rs 90,000, one in Sector 53 at Rs 1.2 lakh, and a 2,800 sq ft four-bathroom flat at Rs 1.5 lakh. Phase 5 sits in and slightly above that band, depending on the tower.

What separates these towers from the rest

Management, mostly. The difference between a Phase 5 tower and a good society five kilometres out is not the marble — it is that the lifts work, the power never noticeably fails, the water is clean, security is professional and the common areas look the same in year twelve as in year two.

The second difference is format. Four-bedroom flats, duplexes and 3,000 sq ft plus units are ordinary here and rare almost everywhere else in Gurgaon. If you need that much space in a managed building, the choice in this city is genuinely small.

Before you sign in Phase 5

Get the maintenance figure in writing. On these towers it is charged per sq ft and on a large flat it becomes a meaningful monthly cost on top of a large rent — ask for the current rate and last year's actual, not the budget.

Get the inventory annexed if the flat is furnished, since the deposit here is three to six months and disputes at exit are correspondingly expensive. And check what the club membership arrangement is, because access to the facilities is not always automatic for a tenant.

The corridor comparison is on Golf Course Road, and the cheaper newer alternative on Golf Course Extension Road. DLF's pages across the city are collected under DLF property in Gurgaon.

What a Gurgaon tenancy costs beyond the rent

The number on the listing is not the number that leaves your account. Budget for all of this before you agree a rent:

  • Security deposit — two to three months' rent is normal on an unfurnished society flat, and furnished or premium stock is routinely asked at three to six. There is no statutory cap in Haryana, whatever you may have read; see the note below.
  • Brokerage — customarily one month's rent, and negotiable. On a society flat the broker is often paid by both sides, which is worth asking about before you view.
  • Maintenance or CAM — charged by the RWA or the facility manager per sq ft per month, usually on top of rent. Ask for the current rate and whether it is included; on a large flat it can be a fifth of the rent again.
  • Electricity — metered on the DHBVN domestic slab, with DG backup billed separately per unit at a higher rate. In a high-rise with heavy backup use this is a real monthly line, not a rounding error.
  • Move-in charges — many societies levy a one-time, non-refundable move-in fee and ask for a refundable interior deposit if you are doing any work.
  • Police verification — Gurugram Police ask landlords to file tenant verification. It is the landlord's job, but it is your ID that goes on it, so expect to be asked for documents.

The agreement, the stamp duty and the TDS

  • Eleven months is the standard term because registration becomes compulsory once a lease runs beyond a year. An 11-month agreement in Haryana is executed on an e-stamp certificate that typically costs a few hundred rupees; a registered lease of up to five years attracts stamp duty of 1.5% of the average annual rent.
  • TDS under Section 194-IB — if you are an individual or HUF paying more than Rs 50,000 a month, you must deduct tax at 2%. That rate came down from 5% with effect from 1 October 2024. It is deducted once, in the last month of the tenancy or of the financial year, whichever comes first, and paid using Form 26QC. On Gurgaon rents this catches far more tenants than they expect.

The rent rules that are not law in Gurugram

You will see it written that a residential deposit is capped at two months, that a tenancy must be registered with a Rent Authority within 60 days, and that rent can only rise once a year with 90 days' notice. Those are provisions of the Model Tenancy Act, 2021, which is a template the Centre offered the states. Haryana has not adopted it. Gurugram tenancies still run under the Haryana Urban (Control of Rent and Eviction) Act, 1973, plus whatever your agreement says. In practice your contract is the rulebook, so read the deposit, notice, lock-in and escalation clauses properly rather than assuming a statute protects you.

Tell us the budget, the office you commute to and the month you need to move, and we will come back with a shortlist where the maintenance, the deposit and the actual furnishing have been confirmed — not a scrape of everything listed.

FAQs

What is the rent in DLF Phase 5 Gurgaon?

A furnished 3 BHK starts around Rs 80,000 a month, and the premium and golf-facing towers run Rs 1 lakh to Rs 1.5 lakh and above. Four-bedroom and duplex formats are priced individually.

Which are the main towers in DLF Phase 5?

The Magnolias, The Belaire, The Crest and Park Place are the best-known, together holding most of Gurgaon's large, well-managed condominium stock.

Is DLF Phase 5 on Golf Course Road?

Yes, it sits on and around Golf Course Road in the Sector 42 to 54 band, with Rapid Metro access along the corridor and a straight run north to Cyber City.

What is the maintenance like in DLF Phase 5?

Charged per sq ft, and substantial on a large flat. Ask for the current rate and the previous year's actual figure rather than the budget, because on a 3,000 sq ft unit it is a real monthly cost.

Is DLF Phase 5 worth it compared to Golf Course Extension?

It is better managed and has formats the newer corridor does not build. Golf Course Extension delivers most of the amenity for roughly 40 per cent less rent, so the answer usually turns on whether an employer is paying.

That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
The best-maintained condominium stock in Gurgaon, by a distance. Large formats that simply are not built elsewhere in the city. Golf Course Road frontage with metro access.
Watch-outs
The most expensive rental stock in Gurgaon. Maintenance charges on these towers are substantial. Deposits at the top of the market tie up serious capital.
Rental demand
Homes in DLF City Phase 5, Sectors 42-54, Gurugram usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in DLF City Phase 5, Sectors 42-54, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in DLF City Phase 5, Sectors 42-54, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.
