Rs 7 to 8 crore is a narrow band, and it is the one where branded residences start to dominate the conversation. Eight priced listings on this site sit in it - a small number, and an honest place to begin, because at this price the choice is rarely between many similar flats. It is between two or three specific buildings, each making a different promise: a hotel operator running the services, a fashion or automotive name on the interiors, or an unbranded apartment in a better location for the same money. The distinction that matters is between a name and an operator. A licence that puts a name on the hoarding and a design language in the lobby is worth something to resale and very little to daily life. A contract under which a hotel or residence operator staffs and runs the building - concierge, housekeeping, maintenance to a standard the operator is accountable for - changes how the building lives, and it also carries a running cost that appears on the monthly bill.
Two questions settle it: is the operator contracted for a defined term, and what happens at the end of it? A ten-year operating agreement with no renewal clause is a ten-year promise, and the flat may be sold in year eleven.
The unbranded alternative at the same money
Rs 7.5 crore also buys an apartment of similar size in an established Golf Course Road building - older, without the branding, with a working society and a resale market that has been trading for a decade. What the buyer gives up is the newer specification and the service layer. What they gain is a building whose history can be read: how maintenance has been managed, whether the corpus is funded, how long flats take to sell.
For a household that will use a concierge and a serviced lobby, the branded building earns its premium. For one that will not, the older address usually does better on every measurable count, including exit.
Costs that follow the purchase
- Registry. Haryana stamp duty and registration on circle rate or transaction value, whichever is higher, paid in cash at registry.
- Fit-out. Rs 60 lakh to Rs 1.2 crore on a 3,200 sq ft flat at this standard, four to six months, not funded by the loan. In a branded building the specification may be tighter and the permitted contractor list shorter, which raises the figure.
- Maintenance. An operator-run building carries a materially higher per-square-foot charge than a self-managed society. Ask for the current figure at a comparable operating building, not an estimate.
- Club and corpus. One-time charges in lakhs at handover, and the corpus is not refundable on sale.
Before you commit
- Read the operating agreement summary: who the operator is, for how long, and what the residents pay for it.
- Compare carpet area across the shortlist - at Rs 23,000 per sq ft a 200 sq ft difference is Rs 46 lakh.
- Ask how many flats of your configuration are unsold, and how many resales are currently listed in the same building.
- Check flats per acre and lifts per flat, which matter as much here as at any price.
- Establish what the monthly outgo will be - maintenance, club, operator charge, parking - before signing anything.
Who this band suits
It suits a buyer who has identified a specific building rather than a budget: someone who wants that tower, that floor, that view, and for whom the alternatives are not interchangeable. It is a poor band for a buyer shopping by price, because the set is small and the next Rs 50 lakh in either direction opens materially more choice - the band below has a wider field of four-bedroom apartments, and the band above reaches the larger floor plates and the established ultra-prime buildings.

Why a thin band is not a thin market
Eight listings looks like a shortage until you see where the transactions actually happen. Much of what changes hands between Rs 7 and 8 crore never appears as a listing at all: it is a resale in a building where the society's residents hear first, or a larger configuration inside a project whose advertised entry price sits a crore lower. The advertised entry price of a project is the smallest unit in it; the four-bedroom and the corner unit in the same tower routinely land in this band and are sold from the same office without a separate campaign.
The practical consequence for a buyer is that searching by price alone will miss most of the market. The better method at this level is to shortlist four or five buildings by address, floor plate and density, then ask each sales office - and one agent who works that specific society - what is available in the configuration you want. In a band this narrow, the flat that fits usually has to be found rather than browsed.
What to expect on the floor plate
Between Rs 7 and 8 crore a flat of 3,000-3,400 sq ft should give four bedrooms with attached bathrooms, a family lounge separate from the drawing room, a servant room with its own bathroom opening off a service lobby, a utility area that is not the balcony, two to three covered parking bays and a private lift lobby in the better-planned towers. Ceiling heights of around ten feet and a deeper structural grid are what distinguish these plans from the band below, and both are visible on the drawing before anything is built.
Two questions for the sales office, asked in this order
First: what is the total monthly outgo for this flat once the building is running - maintenance, club, operator charge and parking, per square foot and in rupees? A building that will cost Rs 45,000 a month to hold is a different proposition from one that costs Rs 25,000, and over a ten-year hold the difference is larger than most negotiations on price.
Second: how many units of this exact configuration exist in the project, and how many are unsold? The answer tells you who you will compete with when you sell. Eight identical four-bedroom flats in one tower is a crowded exit; two is a scarce one. Both questions are answered from the inventory sheet, and a sales office that will not show it has told you something as well.
