About DLF Magnolias Gurgaon: Price, Size and Guide

DLF Magnolias sits on the golf belt in DLF Phase 5: about 589 residences across a 22-acre site, completed around 2012, with panoramic views over the DLF golf course and the Aravallis beyond it.

Units run 5,825 sq ft to 10,400 sq ft. In 2026 resale they trade between about Rs 42 crore and Rs 85 crore: roughly Rs 42-50 crore for the 6,400 sq ft 4 BHK that changes hands most often, and up to Rs 85 crore and beyond for the 10,400 sq ft penthouses. Work those back and the rate is about Rs 65,000 to Rs 82,000 per sq ft — Rs 42 crore over 6,400 sq ft is Rs 65,625, and Rs 85 crore over 10,400 is Rs 81,731.

That arithmetic is worth doing yourself, because a rate of "Rs 18,000 to Rs 22,000 per sq ft" is repeated for this project on several listing sites. It cannot be right. At Rs 22,000 a 6,400 sq ft apartment would be Rs 14 crore, and the same pages quote Rs 42 crore for that apartment three paragraphs later. A quoted rate that contradicts the quoted ticket is a copied number, not a measured one.

The project, in numbers

Unit sizes5,825-10,400 sq ft

Rent, 4 BHKAbout Rs 7.25-8 lakh a month, a 1.8-2.2% yield

The Rs 43 crore spread between the bottom and the top of the band is worth understanding. It is not a project-level range; it is what tower, floor, aspect and whether a unit faces the golf course do to price at this end of the market. Two apartments of similar size in the same estate can be Rs 15 crore apart.

Against Camellias and Aralias

ProjectCompletedHomesSizesBand
The AraliasAround 2008—From about 5,800 sq ftRs 25-45 crore resale

The Camellias20174297,196-16,290 sq ftFrom about Rs 63 crore

Camellias is newer and now sets the ceiling, entering around Rs 63 crore on registered deals; Aralias is older and cheaper at entry; Magnolias sits between them, with the largest site of the three at 22 acres. For a buyer who wants space, mature landscaping and a community that has been in place for over a decade, Magnolias is usually the answer on this belt.

See DLF Camellias and DLF Aralias for the other two.

What to check before buying here

The unit's aspect. Golf-facing and non-golf-facing units in the same estate price very differently, and it is the single largest driver inside the Rs 42-85 crore band.

The transfer charge, levied on resale by the developer or management company and negotiated between buyer and seller. At these tickets it is a material figure, so establish it before you discuss price.

Maintenance. Charged per sq ft per month on flats of 6,000 to 10,000 sq ft, which makes it a serious annual cost regardless of the rate. Ask for the current rate and the last audited actual.

Whether the unit has been refurbished. A meaningful share of Magnolias stock has been reworked internally by its owners since handover, and an untouched original apartment and a fully redone one price differently even before aspect is counted. Ask what has been changed, when, and whether the estate's approvals were taken for any structural work.

The building's age. Thirteen years in, systems matter — lifts, HVAC, the water and power infrastructure and how the estate has funded their upkeep. A well-run estate at thirteen is a better buy than a poorly run one at five.

Wider context is on the most expensive flats in Gurgaon and where billionaires live in Gurgaon.

What owning here costs beyond the price

  • Stamp duty and registration — 7% for a male buyer inside municipal limits, 5% for a female buyer and 6% joint, plus a slab registration fee capped at Rs 50,000 (reached from Rs 90 lakh). At this price level the male-against-female difference runs into crores of rupees, not lakhs.
  • GST — nil on a completed, certificated flat, since that is a sale of immovable property. 5% without input tax credit on an under-construction purchase.
  • The transfer charge — resale in a DLF or comparable premium community carries a transfer charge levied by the developer or the management company. It is negotiable between buyer and seller and it is not small; establish the figure before you agree a price.
  • Maintenance — charged per sq ft per month, and on flats of this size it is a serious standing cost. Ask for the current rate and the last audited actual, and whether club membership is separate.
  • Club and facility membership — often a separate one-time and annual cost, and not always transferable to a tenant.

What the quoted rate does and does not include

Rates at this level are quoted on super area, and the loading against carpet area is typically 25% to 35%. On a 7,000 sq ft home that difference is larger than an entire flat in most of Gurgaon, so establish the carpet figure before you compare two units, let alone two projects.

Also worth separating from the price: parking allocation, club membership and any staff accommodation. In premium Gurgaon these are frequently negotiated per unit rather than fixed by the project, and on a resale they may or may not carry over from the seller. Get each of them named in the agreement rather than assumed from the brochure.

Verify before you negotiate

Check the HARERA registration where the tower is still registrable, the completion certificate for the specific block, the chain of title on resale, and any outstanding maintenance on the flat. Our Haryana RERA guide and resale buying guide set out the process, and registration charges the arithmetic.

Tell us the configuration and the floor you want, and we will come back with what is genuinely available here — with the transfer charge, the maintenance rate and the club position confirmed before you make an offer.

FAQs

What is the price of a flat in DLF Magnolias?

About Rs 42 crore to Rs 85 crore in 2026 resale — roughly Rs 42-50 crore for the 6,400 sq ft 4 BHK and up to Rs 85 crore and beyond for the 10,400 sq ft penthouses. That works out at about Rs 65,000 to Rs 82,000 per sq ft. Ignore the Rs 18,000-22,000 per sq ft figure several listing sites repeat: at that rate a 6,400 sq ft apartment would be Rs 14 crore, which the same pages contradict.

How many apartments are there in DLF Magnolias?

About 589 residences across a 22-acre site in DLF Phase 5, which makes it the largest of the three DLF golf-facing developments.

When was DLF Magnolias built?

It was completed around 2012, so it is a settled, occupied estate with more than a decade of resident and management history.

Is Magnolias better than Camellias?

They are different products. Camellias is newer, lower-density and larger at the top end; Magnolias has the biggest site at 22 acres, mature landscaping and a longer-established community. Magnolias usually suits buyers who value a settled estate.

Why is the Magnolias price range so wide?

Because aspect and floor do most of the pricing at this level. Golf-facing and non-golf-facing units of similar size in the same estate can be Rs 15 crore apart.

  • –Maintenance and transfer charges are substantial at this level
  • –The Rs 42-85 crore band is wide - unit, floor and aspect do the work
  • –A 1.8-2.2% yield means the rent will not carry the capital; this is an owner's asset, not an investor's

💬 Our View

Magnolias is the middle child of the DLF golf trio and arguably the most liveable: a genuinely large estate at 22 acres, thirteen years of residents, and a size band that covers a real family home rather than only a trophy. The price range tells you the unit matters more than the project.

Final Verdict

The settled option on the golf belt, and the one where the arithmetic matters most: work the rate back from the ticket rather than trusting a quoted per sq ft figure. Compare specific units on aspect and floor - the Rs 43 crore spread is not about the address.
