Neither figure was invented, and neither was ever meant to mislead — both were accurate when written and then left alone. That is why the advertised price is lower than the actual price rather than higher: a stale number in a rising market always reads low. DLF Ultima was launched in the early 2010s; a launch price and a launch status describe a market and a building that both moved on a decade ago.

What makes this worth writing up rather than quietly correcting is that the fossil is in wide circulation. While checking this we found, for this same project:

All three are below the Rs 3.65 crore a 3 BHK actually asks, and all three carry an asterisk or an "onwards" that implies a footnote nobody ever wrote. The practical rule: on a delivered project, treat any "onwards" price as a date you cannot see. Check it against a live resale listing before you build a budget on it.

Which error costs a buyer more

The price, obviously, in rupees. But the status is the one that changes what you are actually doing.

"New Launch" tells a buyer to think about construction risk, a possession date, a builder payment plan and a builder warranty. None of those exist here. What exists instead is an entirely different checklist: the chain of title, the occupation certificate for that specific tower, maintenance dues standing against the unit, the sinking-fund position, the society's no-objection — and a transfer charge, which on a DLF estate is not a token amount and is the single easiest thing to leave out of a budget.

A buyer who arrives expecting a new launch has prepared for the wrong purchase.

You are not negotiating against one seller who can wait — you can play listings off one another, compare the same configuration on different floors and orientations, and walk away from a stubborn one. That is worth real money and it is the practical advantage of buying into a large finished estate rather than a small tower.

It also means you can do the thing no brochure allows: visit on a weekday and look. The lifts, the landscaping, the basement, the water pressure, the state of the common areas five years in. Ask two residents what the maintenance is like and whether anything major is coming up. On a delivered project that inspection replaces most of what due diligence on a launch is trying to guess at.

A 25 per cent premium over the sector is not automatically wrong. A 23-acre DLF estate with delivered common areas, 15 towers and its own scale is a different product from a single tower on the same road, and buyers pay for that consistently across Gurgaon.

But it is a number you should be able to justify to yourself before paying it, and here you can actually check — which is the advantage of a delivered project. Walk it. If the common areas, the maintenance standard and the resident feedback support a quarter more than the sector, pay it. If they do not, you have 198 listings and a reason to negotiate.

One figure worth asking about rather than deriving

Two numbers turned up from different sources: a carpet area of 1,911 sq ft on the entry 3 BHK, and resale listings quoting 2,100 and 2,132 sq ft. If those describe the same flats, the loading is roughly 19 per cent — which would be unusually good for Gurgaon, where 30 to 40 per cent is the norm.

We are not going to state that as a finding, because the two figures come from different sources and may not describe the same unit, and deriving a loading from mismatched numbers is how a page ends up confidently wrong. What it is good for is a question: ask for the carpet area and the super area on the specific flat, in writing, and divide them yourself. If it really is near 19 per cent, that is a genuine reason to prefer this project over one loading at 35.

Where Sector 81 is, honestly

New Gurgaon, off the NH-48 corridor, in the Sector 81-84 residential cluster. That is the trade you are making.

There is no metro. The commute to Cyber City or Golf Course Road is a real drive, not a short one, and it is the reason a 23-acre DLF estate here costs Rs 16,000 a foot while comparable DLF stock on Golf Course Road costs considerably more. If your work is in Manesar, the IMT belt or along NH-48, the geography is working for you and the price reflects a commute you do not have. If your work is on Golf Course Road, be honest with yourself about doing that drive twice a day for the next ten years.

What to settle before signing

  • The transfer charges — first, because a DLF resale carries them and they are not small.
  • Carpet and super area both, in writing, on the specific flat. Divide them.
  • The occupation certificate for that tower, not for the project.
  • Maintenance rate, and any dues standing against the unit.
  • The sinking fund — what it holds, and whether a major repair is coming.
  • Chain of title and the society's no-objection.
  • Stamp duty and registration — about 7 percent for a male buyer, 5 percent for a female buyer, on the higher of circle rate and consideration.
  • TDS at 1 per cent under Section 194-IA where the consideration is Rs 50 lakh or more.
  • Brokerage, usually 1 per cent each side in Gurgaon.

Our view

The work on this page was arithmetic, not opinion. It advertised Rs 1.55 crore onwards for a project whose 3 BHKs resell at about Rs 3.65 crore, and it called a building handed over in March 2021 a New Launch. Both errors point the same way — written at launch, never revisited — and a buyer reading it would have gone looking for a flat that has not existed at that price for a decade.

The project itself is sound and unremarkable in the good sense. Twenty-three acres, 15 towers, 912 finished apartments, carpet from about 1,911 to 2,824 sq ft, and a resale market liquid enough that you have real negotiating room and can inspect before you commit. The Rs 16,000 a foot is a 25 per cent premium to Sector 81 — defensible for an estate of this scale, and testable on a site visit, which is exactly what you should do with it.

Two costs the asking price hides: the transfer charge on a DLF resale, and stamp duty at 5 to 7 per cent. Put both in the budget before you negotiate, not after.

The work on this page was arithmetic, not opinion. It advertised Rs 1.55 crore onwards for a project whose 3 BHKs resell at about Rs 3.65 crore — less than half — and it called a building handed over in March 2021 a New Launch. Both errors point the same way: the row was written at launch and never revisited, and a buyer reading it would have gone looking for a flat that has not existed at that price for a decade. The project itself is sound and unremarkable in the good sense: 23 acres, 15 towers, 912 finished apartments, carpet from about 1,911 to 2,824 sq ft, and a resale market liquid enough — about 198 listings on one portal — that a buyer has real negotiating room. The rate, about Rs 16,000 a sq ft against a Sector 81 average near Rs 12,800, is a 25 per cent premium for the estate and the address; that is defensible but it is yours to test on a site visit rather than take on trust. Two things to budget that the asking price hides: the transfer charge a DLF resale carries, and stamp duty at 5 to 7 per cent.

Why was the old price so far out? +
Because it was frozen, not wrong when it was written — and a stale price in a rising market is always lower than the real one, never higher. DLF The Ultima was launched in the early 2010s and handed over in March 2021; a price written at launch and left alone describes a market that closed a decade ago. What makes it worth flagging rather than quietly fixing is that the same fossil is in wide circulation: while checking this we found 'Rs 2.25 crore onwards' on one site and 'starting at Rs 1.68 crore' on another, both for this project, and both far below the Rs 3.65 crore a 3 BHK actually asks. Treat any 'onwards' price on a delivered project as a date you cannot see.
Is this project ready to move? +
Yes. Possession was given from March 2021, so it has been occupied for five years and every sale is a resale. This page said 'New Launch', which was wrong by five years and is the more consequential of the two errors, because it changes what a buyer thinks they are taking on: there is no construction risk here, no possession date to worry about, and no builder payment plan — but there is resale diligence, a transfer charge, and a five-year-old flat.
How big is the project, and what sizes are available? +

That scale matters for a resale buyer in a practical way: with 912 units and about 198 listed for resale on one portal and 69 on another, you have genuine choice of floor, tower and orientation, and you can play listings off one another instead of negotiating against a single seller.
Is Rs 16,000 per sq ft fair for Sector 81? +
It is about a 25 per cent premium: the Sector 81 average is near Rs 12,800 per sq ft. A premium is not automatically wrong — a 23-acre DLF estate with delivered common areas is a different product from a small tower on the same road — but it is a number you should be able to justify to yourself before paying. Walk the estate on a weekday, look at the lifts and the landscaping, ask two residents what the maintenance is like, and decide whether the difference is there.
What should I settle before signing on a resale here? +
The transfer charges first, because on a DLF estate it is not a token amount and it is easy to leave out of a budget. Then the carpet and super area both in writing on the specific flat, the occupation certificate for that tower, the maintenance rate and any dues standing against the unit, the sinking-fund position, the chain of title, and the society's no-objection. And add stamp duty and registration — about 7 percent for a male buyer and 5 percent for a female buyer — plus 1 per cent TDS under Section 194-IA on a consideration of Rs 50 lakh or more.
