What Town Square is
A master-planned community on Al Qudra Road built around a genuine town park — not a landscaped strip, but a park with running tracks, courts, a skate park and a plaza with cafés and a cinema. Around it sit low-rise apartment buildings and rows of townhouses, with schools and clinics inside or immediately adjacent.
The people who live here are families and couples who decided a 30-minute commute was worth having a park at the end of the street and a spare bedroom. That is a very different tenant from a Business Bay studio, and it changes the investment case.

An apartment here yields about 7.45% gross, which is strong. A townhouse yields less on paper — 5.5-7% — and often more in your pocket, because the service charge on a townhouse is a community rate rather than a building rate.

Town Square is largely built, which is its main protection. The park is open, the retail is trading, the schools are full. A buyer today is not betting on a masterplan being completed — the way a buyer in a newer outer community still is.
What it cannot escape is location. Thirty to thirty-five minutes from Downtown means the tenant pool is people who have chosen the trade deliberately, and that pool is smaller than a central district's. It also means Town Square competes directly with the newer communities pushing further out at similar prices — and every new master plan on Al Qudra Road adds to that competition. The communities that hold up in that fight are the ones that are finished, and this one is.

What to check before you buy
- Walking distance to the park and the plaza. This is a walkable community, and proximity shows up in rent.
- Which phase. Earlier phases are finished and landscaped; later ones may still have construction alongside.
- How many identical units are in your row or building — it decides your negotiating position at renewal.
- The service charge basis for a townhouse — what the community rate covers, and what you maintain yourself.
- School commutes for the tenant you expect, since that is what drives demand here.
Who it suits
Investors who want a low-turnover family tenant rather than the highest headline yield, and buyers who want a house at an apartment price. It suits you poorly if you want a central address, a short commute or the resale liquidity of a big investor district — for those, Business Bay or JVC are the comparison.
What ownership costs each year
Town Square splits sharply by property type, and the difference is the reason to think carefully about which you buy.
An apartment pays roughly AED 10-14 per sq ft, so about AED 9,000-12,600 a year on a 900 sq ft two-bedroom. That covers the building, its facilities and the common areas.
A townhouse pays a community rate — a fraction of a tower's per-square-foot charge — covering the park, the roads, security and landscaping outside your plot. On a 2,000 sq ft home that is usually a few thousand dirhams rather than tens of thousands. What it does not cover is your own AC servicing, garden and general upkeep, so budget AED 8,000-15,000 a year for that.
Net it out and the townhouse holds more of its rent, which is why the family product here performs better than its headline yield suggests. Add management at 5-8% if you are overseas, and a realistic void allowance — 8% is reasonable for a family let, against 10-12% for a studio, because families move less often.
The number that surprises new landlords is turnover cost. Every tenant change is an agency commission, a new Ejari, a void of a few weeks and usually some repainting. A three-year tenant is worth more than a slightly higher rent from a one-year one.
The commute, honestly
Thirty to thirty-five minutes to Downtown is the figure quoted, and it is accurate outside peak hours. At 8am on a weekday, Al Qudra Road and the Sheikh Mohammed Bin Zayed interchange add meaningfully to that, and there is no metro to fall back on.
That is the honest trade for the price, and it is why the tenant here is someone who has already accepted it — usually a family whose priority is space and a school run inside the community. Before you buy, drive the route your expected tenant would drive, at the time they would drive it. It is a better predictor of how quickly the property lets than any yield table.
