Is LID Green Valley ready to move? +
Yes — the plots are ready for possession and construction, with no development programme left to wait on. Verify that on site rather than on paper: check the sewer is connected and flowing, the water supply is running, power is energised and street lights come on after dark, and see what condition the roads are in on the street you are buying on.
What is the RERA number of LID Green Valley Sohna? +
HRERA 45 of 2019. Verify it on haryanarera.gov.in. Separately, have your lawyer confirm the freehold title for your specific plot from the conveyance deed, the mutation record and the chain of title — a colony described as freehold in marketing is not the same as your plot's paperwork saying so.
Why is this cheaper than IREO Savannah on the same sector? +
It should not be, on the usual logic — a finished colony normally trades above an unbuilt one. Green Valley is quoted at Rs 1.00-1.10 lakh per sq yd against Savannah's roughly Rs 1.25 lakh, and Green Valley is the one you can build on. That inversion is the strongest single argument for this project, and worth testing by comparing specific plots on road width, facing and position.
What plot sizes are available at LID Green Valley? +
147 to 169 sq yd — a narrow and generous band with no small-plot entry. That makes it a different proposition from the Sohna colonies offering 85 or 118 sq yd plots: fewer, larger plots aimed at people building a proper house rather than the smallest viable footprint.
How does it relate to LID Green Valley 2 in Sector 6? +
Same developer, different colony. Green Valley 2 is under development in Sector 6 at Rs 80,000 per sq yd on plots of 125 to 162 sq yd. This one is finished, in Sector 35, at Rs 1.00-1.10 lakh. The gap of roughly 25 to 37 per cent is one builder's own pricing of the difference between the two sectors plus the value of completion — a cleaner comparison than anything you can construct across different developers.
Is buying a ready plot better than buying a new launch? +
Often, once you cost the wait. Committing about Rs 1.47 crore to a colony you cannot build on for four years carries an opportunity cost of well over Rs 40 lakh at even a modest 7 per cent — a real premium nobody quotes you. A finished plot at a higher headline rate can be the cheaper purchase, and it is certainly the verifiable one.
