Sohna Greens is a ready-to-move, 10-acre DDJAY colony of 180 plots by VK Developers in Sector 4, Sohna, with plots from 85 to 173 sq yd. Its edge over the sector is that it is finished — you can build now and inspect the services before paying. Its open questions are a registration number quoted two different ways, a second marketing name, and whether an 85 sq yd plot sits below the separate-floor-registry threshold.

About Sohna Greens Sector 4 Sohna Gurgaon

Sohna Greens is a ready-to-move DDJAY plotted colony by VK Developers on 10 acres in Sector 4, Sohna, with 180 plots ranging from 85 to 173 sq yd. Two things separate it from the rest of the sector. It is finished, so you can build now rather than waiting on external development. And it carries the smallest plots on Sector 4 — an 85 sq yd entry where the neighbouring colonies start at 118 or 136 sq yd. Both facts cut in more than one direction, and this page sets out how.

Which registration number is the right one

Start with the paperwork, because this project has a genuine inconsistency in it. Two different numbers circulate for the same colony:

Number quotedWhat the format looks like
GGM/638/370/2022/113, dated 28 November 2022The standard Haryana RERA project registration format for the Gurugram circle
HRERA 660/2017/307An older-style reference; formats like this are commonly licence or approval references rather than a current project registration

We have not read the certificate, so we are not going to declare one of them correct. What we can tell you is what to do about it, and it takes one phone call: ask the seller for the RERA certificate itself and read the number, the promoter name and the completion date off it. Then check that number on haryanarera.gov.in yourself. A colony sold under two registration numbers is not necessarily a colony with a problem — it is very often a marketing page copying an old reference — but you should never be the person who finds out which it was after paying.

The same applies to the name. Most listings call it Sohna Greens by VK Developers; at least one markets it as "ASET Sohna Greens". Ask which entity is the promoter of record, and make sure that entity, and not a marketing brand, is the one signing your sale deed.

Ready to move: what that actually buys you

This is the real advantage over the rest of Sector 4. IREO Pride Park, GLS Arawali City and Meffier Golden Park are all colonies where you buy land and wait for the developer to finish roads, sewer, water and power before you can start building. Sohna Greens is listed as ready to move.

The value of that is easy to underestimate. A plot you can build on immediately saves you two to four years of holding cost on a dead asset. If you are borrowing, it is the difference between paying interest on land that earns nothing and getting to rental income within eighteen months.

It also lets you verify with your eyes rather than a brochure. On a finished colony you can walk it and check the things that decide whether a plotted colony is pleasant to live in:

  • Are the internal roads actually laid, and how wide are they on the street you are buying on?
  • Is the sewer connected and working, or is it a line in the ground waiting for a connection?
  • Is there street lighting, and is it powered?
  • How many plots have been built on already? An empty colony five years after completion is telling you something.
  • Who is maintaining the common areas today, and what is it costing per plot?

Do that walk. It is the single highest-value hour available to a plot buyer, and it is only possible on a finished colony.

The 85 sq yd question

Plots here start at 85 sq yd and run to 173 sq yd. On Sector 4 that is unusually small — the neighbouring colonies begin at 118, 125 and 136 sq yd. A smaller plot means a smaller cheque, and for a lot of buyers that is exactly the point.

But be clear about what the small end costs you:

  • Footprint. At around 60 per cent ground coverage an 85 sq yd plot gives roughly 460 sq ft per floor. That is a compact two-bedroom layout once you take out the staircase, not a family floor.
  • Registry. The colony is marketed on separate registration of each floor for plots of 121 sq yd and above. If that threshold is right, an 85 sq yd plot sits below it — which changes both your exit and your ability to fund the build by selling a floor. Confirm the exact threshold for this colony in writing.
  • Resale pool. Small plots sell to a narrower set of buyers than mid-sized ones. In a colony of 180 plots that matters when you come to exit.

None of that argues against buying an 85 sq yd plot. It argues against buying one because it is cheap without pricing what you give up. If your plan involves four floors and separate registries, the 121 sq yd threshold is the number your purchase should be built around, not the entry price.

Ten acres is about 48,400 sq yd across 180 plots, or roughly 269 sq yd of gross land per plot — the same ratio as Meffier Golden Park, and tighter than GLS Arawali City's roughly 345.

Price

No source publishes a current rate for this colony, which is itself worth noting: the newer Sector 4 launches all quote openly, and a finished colony trading plot by plot on resale does not have a single rate card. For reference, registered Sector 4 colonies currently quote between about Rs 69,900 and Rs 90,000 per sq yd, against a Sohna DDJAY average nearer Rs 54,000.

On a ready colony the sensible way to price is per plot, not per sector: road width, facing, corner position, how built-up the surrounding street already is, and whether services are live all move the number. Ask for two or three recent registered transactions in the same colony rather than an asking rate — on a finished project those actually exist, which is another quiet advantage of buying here.

Location

Sector 4 sits on the Sohna town side of the Gurgaon-Sohna corridor, near the Damdama Lake road and NH-248A. The Sohna elevated road cut the run to Gurgaon materially, the Delhi-Mumbai Expressway passes close to town, the KMP handles cross-NCR traffic, and Master Plan 2031 zones 6,110 hectares of Sohna for planned development. Land rates in the sector are reported up about 36 per cent in a year and about 94 per cent over three years.

Pros

  • Ready to move — you can start construction now instead of carrying land for years, and you can inspect roads, sewer and lighting with your own eyes.
  • The smallest entry on Sector 4 at 85 sq yd, which opens the sector to budgets the other colonies exclude.
  • A finished colony has real registered transactions to price against, rather than a developer's asking rate.
  • Stilt-plus-four buildability under DDJAY, subject to the sanctioned plans.
  • Close to Sohna town for daily needs, on the corridor the expressway and elevated road improved.
  • Sector 4 land rates up about 94 per cent over three years, so the demand is demonstrated rather than promised.

Cons

  • Two different registration numbers circulate for the same colony, and no public source resolves which is the live one.
  • Marketed under two names — Sohna Greens and ASET Sohna Greens — so confirm the promoter of record before signing.
  • An 85 sq yd plot gives roughly 460 sq ft per floor, which is compact, and may sit below the separate-registry threshold.
  • No published rate, so you are negotiating without a public anchor.
  • At about 269 sq yd of gross land per plot the layout is on the denser side for the sector.
  • A finished colony that has not built out is a warning sign — count the constructed houses when you walk it.

Our view

Ready-to-move is a genuine edge on a sector where everything else is a wait, and being able to inspect what you are buying is worth more than any brochure. The offsets are the registration inconsistency and the small-plot end, and both are resolvable before you commit: get the certificate and read the number off it, and settle the floor-registry threshold in writing if your plan depends on it.

Buy here for the ability to build immediately and to see what you are paying for. Do not buy here purely because 85 sq yd is the cheapest ticket on Sector 4.

Our Sohna plots guide covers rate bands and the legal checks, the DDJAY explainer sets out what the policy requires, and the wider sector is on our Sohna projects page.

  • +Buyers who want to start building immediately and refuse to carry land through years of development
  • +Anyone who wants to inspect roads, sewer and lighting before paying, rather than trusting a layout plan
  • +Budget buyers who genuinely need the 85 to 100 sq yd end and have priced what the small plot costs them

  • Buyers whose plan depends on separate floor registry but who are buying below the 121 sq yd threshold
  • Families needing a full-size family floor — 460 sq ft per floor on an 85 sq yd plot is a compact two-bedroom
  • Investors wanting a new-launch price runway; this colony has already been through its development cycle

Is Sohna Greens Sector 4 Sohna Gu... Worth Buying?

Short answer

Yes, for the right buyer. It is ready, so there is no wait. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Sector 4, Sohna from a builder with a real track record. Being ready, you avoid the wait and can move in or rent out straight away. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • You want a long-term home or hold from a builder with a track record
  • You need to move in or start renting soon
  • Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • You need the cheapest option in the area
  • You specifically want pre-launch pricing
  • You are chasing quick, short-term resale gains

Possession Timeline

Listed as ready to move, which on a plotted colony means the external development is complete: internal roads laid, sewer and water lines connected, electricity distribution in place, street lighting and boundary done. Do not take that on trust — walk the colony and check each of those on the street you are buying on, count how many plots have actually been built out, and ask who maintains the common areas today and what it costs per plot. A finished colony that has not built out after several years is telling you something worth hearing.

Investment Analysis

A finished colony behaves differently from a new launch. There is no development runway left to price in, so the return comes from the sector rather than the project — and Sector 4 has already delivered roughly 94 per cent over three years. What a ready plot does give you is the ability to put a building on it now: on a stilt-plus-four build with rentable floors, income starts years earlier than on a colony still laying roads. That, rather than land appreciation alone, is the sensible case for buying here.

Advantages
Ready to move — start construction now instead of carrying land for years, and inspect roads, sewer and lighting with your own eyes. The smallest entry on Sector 4 at 85 sq yd, which opens the sector to budgets the other colonies exclude. A finished colony has real registered transactions to price against, rather than a developer's asking rate.
Watch-outs
Two different registration numbers circulate for the same colony and no public source resolves which is live. Marketed under two names, Sohna Greens and ASET Sohna Greens, so the promoter of record needs confirming. An 85 sq yd plot gives roughly 460 sq ft per floor — compact, and likely below the separate-registry threshold.
Rental demand
Homes in Sector 4, Sohna usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

Pricing here is on call, which is common for new and premium launches. The final number depends on the floor, view, size and the offer of the day.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Sector 4, Sohna are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Sector 4, Sohna is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Locality Review

Sector 4 sits on the Sohna town side of the Gurgaon-Sohna corridor near the Damdama Lake road, with NH-248A and the Sohna elevated stretch running north to Gurgaon and the Delhi-Mumbai Expressway close by. Master Plan 2031 zones 6,110 hectares of Sohna for planned development. Proximity to the town means market, schools and clinics are a short run, and the sector's density of registered colonies means a buyer has real comparables — and a seller has real competition.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — two different registration numbers circulate for the same colony and no public source resolves which is live. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Sector 4, Sohna has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Sector 4, Sohna.

Is it worth the price?

Price here is on call. Once you see the unit-wise cost sheet, we will help you judge if it is fair against nearby options.

Payment Plan

On a ready colony most purchases are plot-by-plot resale rather than a developer instalment plan: a token on agreement to sell, the balance on registry, with home-loan disbursement if financed. Budget separately for stamp duty and registration, any pending maintenance dues the seller must clear, transfer charges, and your own construction cost. Ask for the no-dues position and the original allotment and conveyance documents to be verified before the token is paid. Where the developer still holds unsold plots, terms are as per the builder-buyer agreement.

Specifications

Developed plotted land in a gated colony: internal roads, street lighting, underground sewer and water supply, electricity distribution, boundary and controlled entry, with parks and community sites as shown on the sanctioned layout. Because the colony is complete, every one of those can be inspected rather than promised — check that services are live and connected, not merely laid. Construction on the plot is yours to commission, generally stilt plus four floors under DDJAY norms subject to the colony's approved building plans.

💬 Our View

Ready-to-move is a real edge on a sector where everything else is a wait, and being able to inspect what you are buying beats any brochure. The offsets are the registration inconsistency and the small-plot end, and both are resolvable before you commit: get the certificate and read the number off it, and settle the floor-registry threshold in writing if your plan depends on it.

Frequently Asked Questions

What is the RERA number of Sohna Greens Sector 4 Sohna? +
Two numbers circulate: GGM/638/370/2022/113 dated 28 November 2022, which matches the standard Haryana RERA project registration format for the Gurugram circle, and HRERA 660/2017/307, an older-style reference of the kind usually attached to a licence or approval. No public source resolves which is the live project registration. Ask the seller for the certificate, read the number, promoter name and completion date off it, and check it yourself on haryanarera.gov.in.
Is Sohna Greens ready to move? +
It is listed as ready to move, meaning external development is complete and you can build straight away. Verify it on site rather than on paper: walk the street you are buying on and check that roads are laid, sewer and water are connected and working, power distribution is in, and street lighting is live. Count how many plots have already been built on.
What is the smallest plot at Sohna Greens? +
85 sq yd, which is the smallest entry on Sector 4 — the neighbouring colonies start at 118, 125 and 136 sq yd. At roughly 60 per cent ground coverage that gives about 460 sq ft per floor, a compact two-bedroom layout once the staircase is out. It is a genuinely lower ticket, but price what the small footprint costs you before choosing it.
Can I register each floor separately at Sohna Greens? +
The colony is marketed on separate floor registration for plots of 121 sq yd and above. If that threshold is right, the 85 sq yd plots sit below it, which changes both your exit and your ability to fund a build by selling a floor. Get the exact threshold for this colony confirmed in writing before you buy at the small end.
What does a plot at Sohna Greens cost? +
No source publishes a current rate, which is normal for a finished colony trading plot by plot rather than off a rate card. Registered Sector 4 colonies currently quote roughly Rs 69,900 to Rs 90,000 per sq yd against a Sohna DDJAY average nearer Rs 54,000. On a ready colony, ask for two or three recent registered transactions in the same layout instead of an asking rate — on a finished project those exist.
Who is the developer of Sohna Greens? +
VK Developers, though at least one marketing site presents it as ASET Sohna Greens. Establish which entity is the promoter of record on the registration and the DTCP licence, and make sure that entity — not a marketing brand — is the party signing your sale deed.
How does Sohna Greens compare with the other Sector 4 colonies? +
It is the finished one. IREO Pride Park, GLS Arawali City and Meffier Golden Park are all under development, so buying there means holding land before you can build. Sohna Greens trades that away for a colony you can inspect and build on now, at the cost of a denser layout, smaller plots at the entry, and no new-launch price runway.
Is Sector 4 Sohna worth buying into now? +
Sector 4 is the most active plotted sector in Sohna, with land rates reported up about 36 per cent in a year and about 94 per cent over three years, supported by the Sohna elevated road, the Delhi-Mumbai Expressway and Master Plan 2031. You are buying after a large move, so the case rests on a multi-year hold and, ideally, on actually building rather than flipping paper.

Final Verdict

Buy here for the ability to build immediately and to see exactly what you are paying for. Do not buy here purely because 85 sq yd is the cheapest ticket on Sector 4.
